Our homebuying experience with Lennar started off with excitement and hope, but unfortunately, that enthusiasm was slowly replaced by ongoing stress and frustration—primarily due to poor communication, especially from the mortgage department. The early stages of the process were smooth enough, and the home itself is beautiful and well laid out. We do feel that the overall value and quality of the house is solid. We’re happy to have a place to call home. However, the path to move-in was not what we had hoped it would be. The biggest issue we faced was a serious lack of communication and follow-through across multiple teams. We often felt left in the dark about what was happening or what we needed to prepare for next. This lack of transparency caused a great deal of physical and emotional stress, especially as we neared closing. Timelines were unclear, questions went unanswered, and at times we felt more like we were managing the process than being guided through it. One example was the backyard. Early on, we were told that landscaping could be rolled into the mortgage. But the process was never brought up again, and by the time we asked about it later, it was too late. Now we're left figuring it out ourselves, with only 90 days post-closing to add basic coverage—like rock—to meet requirements. It’s just one of many things we wish had been communicated more clearly. To be fair, there were team members who tried their best to help us, and we appreciate those efforts. But the overall coordination between departments and the responsiveness just didn’t meet our expectations. For future buyers, I would recommend going into the process with eyes wide open. Be prepared to advocate for yourself constantly, take detailed notes, and follow up often. While Lennar builds lovely homes, the customer service and communication left us feeling overwhelmed and unsupported during what should have been a joyful milestone. ... More

Things went well but communication is lacking

Your employees are great both responsive and knowledgable as well as friendly. Having your own insurance and title company saved us money. Two things to consider since this is the 4th new build Phoenix home we have had (as well as three others out of state). 1. Allow more flexability on your 3/4 built homes. For example, in addition to other small things, we wanted tile instead of carpet in the flex area. This was denied even though it was 3 weeks away from the flooring to be laid. We are now paying to have the brand new carpet removed. 2. Ask new homeowners for minor suggestions. For example, in our community you are essentially building for 2 person occupancy. Yet the bathrooms have a hangar for one shower bath towel. Not many people share these items with each other. ... More

I was very pleased with overall process and responses to my inquiries.

There have been some minor issues with home construction. But the Concierge, Construction, and 2 of 3 Customer Service individuals have gone the extra mile in being very flexible and helpful. The main customer service rep assigned to me has been excellent. There were also some issues with the loan process that caused unnecessary delays and misunderstandings. But other employees at Lennar Mortgage rectified the issues. Currently in the process of resolving some inconsistent information. Lennar Title was very professional, efficient and responsive. Overall, a good experience so far.

I was not happy with our creaking floors on the 2nd floor.

My Lennar home is beautiful. The Lennar staff have all been extremely kind, helpful, and prompt with addressing our needs. We do have a little disappointment with some issues found by an inspector that we hired, especially with the HVAC system. However, Lennar seems to be eager to correct the issues with the home.

Buying a Lennar NexGen home has been a very rewarding process. Working with the mortgage team was probably the best part of things. And the sales representative was always available for any questions or concerns. I would recommend a Lennar home and the supporting companies as well.

Everything was very upfront, no surprises. The homes are pretty basic, but you get what you pay for. So far after three months we are satisfied.

The best experience was with our salesperson Bob. As for Lennar mortgage they were very unorganized and the only reason we used them was because of the rates. Construction team and follow up for repairs has been unresponsive and we can't seem to get our issues fixed once we moved in.

We wanted to call out John and Phil who have been top notch with helping us since we have been in the house. They have been very quick to respond on issues. We feel very comfortable with them and they are responsible for making our transition so smooth.

The construction managers: Mike, Phil, John are great. They make up for shortcomings in the building process.

Overall a good experience. One improvement would be how information is provided. The building process is several months long and some info is given too far in advance. The buyer is not ready for it and it gets lost or hard to find again. Getting the names/sources for all the utilities for instance. I was instructed to go to MyLennar (or one of the Lennar sites). From there was told info wasn't available, need to go to the development's web page. From there was told info didn't exist for that area. Frustrating. A pre-made packet for each development would be a great service to provide the new homeowner. Also, there are quite a few people reaching out to you in the process. Working with the underwriter was a terrible experience. Endless questions about insignifigant expenses that were pertinant to one month of expenses only. He could have easily missed major expenses that occurred on other months. I wish we had financed through our bank that knows us well. Great service and follow up with Dave H. on final inspection. He was extremely responsive when we had the A/C break down. Megan P. has been very good with staying in touch to see if we were satisfied.

The warranties have been very helpful. Tom from Heritage Asante in Surprise has been exceptionally helpful.

My backyard fence was only 5 foot high the entire neighborhood on my side having foot the bill to bring it up to 6 foot

All was good except for delivery at closing

Love my new home, wish the front yard landscaping (front walkway) did not have such steep drop off. Considering going to extra expense to add short retaining wall for safety.

House has been great and any issues we find they are quickly fixed right away. The only issue I have is the placement of of lighting fixtures throughout the house. The lights were placed lined up and centered in many places and makes my OCD a hard time.

The staff and the people were really nice. They were very helpful and responsive to all of our questions.

We love our new home. We chose to upgrade flooring and kitchen, and the cost, while expensive, was worth it to give the home the extra bit of luxuriousness. We have had very few issues with Lennar. When we have a problem, they come out and fix it and if they haven't fixed it yet, the fix is scheduled and they're committing to upholding the workmanship and quality of the home. The purchasing experience was very easy, mostly due to the "everything's included" buying process. We didn't want the new home experience of choosing a thousand different options, masking the cost of the home. Lennar gave us, at the time of purchase, two options. We chose our flooring and kitchen design. We wish we had a few more options we could've chosen from, but overall we were happy to have most of it chosen for us and we could move in at the price we agreed on. The selling agents were excellent as was their preferred lender, Eagle Home Mortgage. Every phone call, email or text message to anyone at Lennar or related companies was answered promptly or returned the same day. Communication was great and it made us feel more confident in picking Lennar as the builder we chose. There are some odd community planning things we didn't have a say in, like the fact that the color of our home is almost identical to our neighbors, but I guess we can paint the house in a few years. The things in our house that have needed to be fixed seem entirely the fault of a bad tradesman. In each case, Lennar has stood by their workmanship and home warranty and fixed or scheduled to fix the issue. My wife and I looked at other builders and new homes going up and even after living in the Lennar home we feel that the Lennar home is a much higher quality than other builders. Lennar is a quality builder at fair market prices. No bells and whistles and certainly not custom! Quality for the price, if you want "Estate" level building shop elsewhere.
