1. The day if the final walk many details of the home were still not completed. Told Lennar Sales rep I wouldn't sign if House was not finished and said that I could lose the interest rate I got if I didn't sign and said I would be able to submit service requests under warranty. 2. Even though materials used seem to be better than other houses I saw, finishes were poorly made: paint on the floor, caulking, dirty bricks; connections were not properly made so that all rooms had internet. For a "Village Builder" house which has theoretically better finishes than Lennar, these details were not taken care of. 3. Grass had to be replaced the day of closing but they only changed part of it and promised they'd replace the rest if it didn't grow back. I submitted a service request and what they did is send a guy with fertilizer and asked me to wait a month to if it gets better. It's all weed and nothing is growing in the areas they didn't replace before closing. 4. Customer Care guy (the one who takes care of my warranty requests) is attentive and shows willingness to help, and has been very patient. Except for the grass, the rest of my service requests have been taken care of. If it wasn't for him, the experience would've been more stressful. 5. Since the appraisal was the same as what I paid, I guess the value for what I am paying is ok. I only wish I didn't have to be submitting service requests for that many things. A house should be completed when one sign, not with these many details to be fixed. Village Builders is supposed to be the luxury division of Lennar, but it just didn't live up to the expectations of a luxury builder. As we got the keys, we came to the front door to find two old dirty, wet pieces of carpet on the porch which i had to remove to get in the house. We found out the uncomfortable way a few days later that the dehumidifier wasn't plugged in up in the attic, the breakers for both A/C units were turned off so those didn't work until I started to try and figure out why the house wasn't cooling. Their spec sheet boasts nickel door hardware, but I guess hinges aren't considered door hardware which I would expect from a "luxury" builder. There was nickel door knobs, door stops and lighting, but the fixtures in the bathrooms were just the usual chrome used by every other builder, so, not very luxury. They are pretty responsive for anything thst needs attention however. I had several service requests which were taken care of easily. The fact thry put in nice tile throughout the home was very nice and the crown molding in all the main part of the home is also nice. Overall we really like the home, but when you sell yourself as the "Luxury Division " of the builder, there are heightened expectations especially since we have purchased a Lennar home before in another state and just expected a next level experience. ... Village builders builds a nice home, but not a great home. Quality of contractors working on home was sub-par. Many issues with plumbing, HVAC, electrical, tile work, roofing, finishing work.

It’s like they read a script. There’s no altering the plan. You are just another number, especially with the sales rep Jemisha in Houston. Keep an eye on the builders and verify your contract options. I would not build with them again

Mortgage experience was the worst possible. Slow responses and asking questions about issues the underwriters should have understood. Warranty issues were resolved, but attitude was poor. Lack of followup.

I love my home but the ratings are based on the workmanship and the price. Small things like bad painting, caulking, and having to follow-up on work orders.

Let me start by saying we love the design and floor plan of our home. We are extremely happy with the home as far as it meeting our needs. However, it is highly apparent that the emphasis during construction is speed and not accuracy. While on vacation over the summer our breaker panel went out resulting in a complete loss in home power. The entire breaker panel and refrigerator had to be replaced because of this issue. Multiple small plumbing leaks We are missing one of the decorative box beams in the dining room. We have asked about resolution to this issue but have not received a response in a month. Leaking Master Bedroom sink and toilet- still waiting to be resolved Drainage issues- our side yard remains consistently wet. As I mentioned above, we love our home. The experience on the workmanship regarding interior painting, caulking and cabinetry has been a very bad experience for us. One of the laborers (paint) said since they did not make much money, therefore, they really didn't try very hard to do a good job. We needed them to come back too often because they would not pick-up all the touch ups or the caulking that was needed. Both Village Builders homes we purchased had they same issue including the cabinetry. They were delivered damaged or damaged when unloading or installed. We are happy with the floor plans and exterior design. I recently purchased a new home, the experience was ok but the quality of work and materials is not okay. They give the most basic material with the lowest quality. You also have to purchase gutters, blinds, rods etc. I keep getting air pockets in my concrete and I just moved in. For the amount of money spent the home should come with more and have better materials used.

Overall, the layout and design of the house are quite good. However, the materials used are noticeably cheap, and the subcontractors appear to be the most budget-friendly available. It's essentially a minimum-standard home from a high-volume builder. The landscaping company was by far the worst. They left trash around the house, and the sod installation was poorly done—uneven, patchy, and bumpy. It’s honestly embarrassing compared to homes by other builders in the same community, like Perry Homes and Coventry. I would have gladly paid tens of thousands more for a house built with higher standards, better materials, and greater attention to detail. Lennar’s current strategy of prioritizing cheap, high-volume builds may boost short-term numbers, but it risks damaging the brand in the long run. ... More

The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after. Next the drywall repairman came, cut the mildewing sections of drywall out, tore out soggy insulation, and left by supervisors order because repairing the drywall without fixing the windows first would just repeat the problem. Now there are giant holes left where there should not be holes and the windows are not fixed. ... More

You get very basic house with very bare minimum quality and features. Internal layout and not-so-practical design shows inexperience of designers. Sales associates won't even tell you about the house, probably they know nothing to tell. If you are first time homebuyer, you will have lot of surprises.

Overall, the quality of workmanship left a lot to be desired. We were very disappointed in the quality and are still having to have things repaired that should’ve been fixed in the initial walk through.

As much as we loved the neighborhood and floor plan, quality is 0 compared to other houses we built. constant problems that couldn't be fixed from 2+ attempts, just terrible quality and 3rd class craftsmanship, but they will call you 100 times to ask you how was it...waste of money

The overall buying experience was not very good. The quality of the home was really lacking in many areas. It seems like no one takes pride in their workmanship. The closing process was a big problem and both the title company and mortgage company do not work together very well.

It was a bumpy road, not because of delays (expected) but because poor workmanship that had to be either accepted or resolved after closing. Items that were supposed to be remedied before closing were not and are still being fixed. Communication during the build was also spotty, which only added unnecessary angst to an already stressful project.

The buying experience wasn’t good. Thugs were not fixed at closing and customer service rep did not respond to our issues accordingly.

Ever since I had moved in, I have had issues with the drainage and the grading of the lot. I have communicated this issue with the warranty representative and the warranty representative manager. They only address this issue by putting a band aid on it and not fixing the problem. The project manager installed a retention wall that does not extend all the way down the side of the backyard like it is designed to do. When I asked why it was not done properly, the response was “I don’t know”. I then inquired on getting the wall done properly I was told no! They will not do that. Their only response to the issue was more drains. There are more issues involved, however I will not be long winded about it on this platform. I’m saving that for my attorney. I’m not a satisfied customer and I will NOT recommend Village Builders to anyone. I feel like once village Builder got their money they are done with me. Loan office Barry doesn't always reply to emails. When I called him, he give me the wrong information multiple times. Also, the roof leaked every time it rained due to a cracked and uncaulked vent. This house was on the market for months, how did the construction crew and sales people not notice this issue?
