Mike Ralls is great. There are some issues we are having with our garage and back porch foundation but Mike is very responsive and accommodating. I have no doubts these issues will get resolved without a temporary fix. I am meeting with him this week to discuss.

Very nice home. Placement of some of the appliances are inconvenient for my 5’2” inch wife. Doors and trim could have used another coat of paint. On the plus side, Roger Wolsey has been excellent. I’d give him 5 stars.

Our salesperson and service coordinator were/are excellent. The main problem with the house is the landscape design, in particular the irrigation system design. Zones should never include grass and plants as the watering requirements are very different for each. I have spent a lot of time, effort and money replacing shrubs while trying to get the watering balance correct. We're very disappointed in this area of the home particularly because the rest of the home shows nicely.

There is a mix experience on the process. it depends on the seller POC and Broker POC.

The buying process was easy. Certain things about money and costs were wrong and off. Tons of little things wrong with the house. Paint has drips all over the house, like the painters were rushed. Cabinets and marks, scratches, dents, and gouges. Its been almost 5 weeks and still waiting on parts to be replaced. Addict was dirty and units were covered it dirt and dust, I requested that it all be cleaned and it wasn't. Big take aways is poor paint work and cabinets not ready. Big things have been great, but attention to detail to the little things was overlooked.

My experience has be alright due to some issues that I started having with my home it hasn’t been the best but we are working on getting them fixed

In general, the house we bought is good. However, I think it is missing some details that could make it even better, such as: the Gutters around the house were not installed, the drainage of the patio is not entirely good due to the inadequate slopes, the vinyl floor was left with stains that are very difficult to remove, inadequate splices in some vinyl floor sheets, some doors are not well leveled and do not close properly, some appliances have malfunctioned, etc.

Nothing to say other than the lowest grade of Sherwin Williams paint was used. Not sure where else corners were cut.

All people we worked with showed real concern and interest in our being happy with our purchase. Laura responded honestly and professionally to our requests. Maina (sp? sorry) was VERY good with making sure we were pleased with the outcome of the home. Caesar, was super nice and I believe tried to help as much as possible. Everything UP TO the final walk was awesome. Then, we sign the papers, and make the payment and the house was a mess when we moved in. The tile person did not repair as expected and left a lot of dirt on the walls and did poor work with the repairs. I can not believe that this could have been as bad as it was. Really disappointed with that. The house in general was dirty. Windows, floor, carpet all dirty. Then the painter, that came in fixed the issues, but left spots all over the floor where he was working. In every spot. I wish that this part of the sale went as well and it really makes me concerned about pulling the workers back into my house as I don't want other issues. Caesar was very professional and helpful, but unfortunately, sometimes your contractors can really snowball that great service. I do love our home, but at any price point in a home, I really wished that the final part of the process was shown some pride in workmanship I am hopeful that there is a turnaround of our views after we have warranty work done. Im happy with the piece of land and floor plan but the quality of workmanship and materials were not too good.

I'm happy that they built my house.They responds to issues on time.Material used are good and the purchased price worth it with the location built on.I will recommend them.for other people.The Loan officer that closed for me is well mannered..Thank you once again...

The material that has been used is not quality specially wall pants, doors, and carpet installation.

The experience had it's ups and downs as you would expect when building a home from start to finish, but over all the experience was good. The workmanship is okay, but the quality of the materials in some areas seems lacking for an expensive home (e.g. cheap paint, sink disposer) - things you don't really notice until you're in the house for a little while. We love our new home and would build with VB again. The trades are a bit careless and that's where you have to really stay on top of things.

Village builder workmanship is in general better than its pears.

The details of finishing were poor. Drops of paint and caulking are still not cleaned up. There are several interior doorway frames with splinters that should have been removed before they were painted. I am submitting a new list of about 10 items the were submitted but not addressed before the walk thru or the final walk thru before closing. Apparently contractors are not required to use drop cloths or required by Lennar or reviewed by Lennar before walk thru. Look at the garage….filthy floor, paint drops every where, wall board paste dropped all along the bottom of walls. Look at the exterior wall at the beginning of the side wall leading from the drive way to the front door. Attic stairs so difficult to close no contractor ever closed them after being in the attic. It took myself and another adult man to close it using a ladder! What is a single home owner supposed to do? Finally, Lennar would not install vinyl plank flooring in the bedrooms and closets even though the carpet had not been installed! Quality construction with poor attention to finished aesthetics on finish surfaces. ... More

They move to fast to get homes up and sold so they make money and that reflects on the quality of the homes. Then you have to deal with warranty issues after closing and they try and say certain things are not covered due to Mother Nature although if warranty person would look at the issue they’d see it was clearly not from Mother Nature.

My home buying experience was great. The later process of the contractor coming to correct issues in the home has been horrible. The liaison that are in charge of scheduling, have not been consistent with making sure that the jobs are completed are done properly. There are still areas where contractors have replaced framing on a door, and the painters, which were scheduled to following the framing process have yet to show up. We should be enjoying the home but, the is has been a lack luster experience thus far. Not pleased with this process at all!!!

Our Sales Consultant was amazing. Construction managers changed towards the end. First was quick and attentive. Second started off slow but came around. Questionable quality from kitchen cabinet and driveway contractors. Mortgage process was subpar.

Our sales person John was great. Lennar mortgage was awful to deal with, they absolutely did not have their act together. They didn’t listen, they made unnecessary changes to our loan causing more paperwork and potential delays only to not use the changes. They lacked a basic understanding of their job.

1. On the day of my closing april 21,2025 as stated by lennar that the house is READY TO MOVE in anytime ONCE CLOSING COMPLETED but when i went to my home same day after closing i found it its DIRTY! some one used the guest toilet as there’s a stained of urine in the bowl! I have proofs and pics on it! Floor dirty, cobwebs at the backdoor, carpeted rooms not cleaned! They forgot to clean it before closing assuming that its clean.. and its not acceptable unless the manager or whoever responsible seen it with their own eyes!, i even requested to power wash or clean my driveway.. these person responsible to double check the house before closing must HAVE ROOMS FOR IMPROVEMENT.. 2. SI ENVI gave me a filthy trash cans BOTH yellow and green, lennar should communicate with them regarding this issue as this is a horror experiences for a first time homebuyer. I have proofs pics on my phone. SI Enviro manager was Rude too they don’t care about their job they said to me like this “ im just workin here” 3. Not addressed issues from 1st walk through when i did my 2nd walk through (sink from kitchen NOT FIXED) during that day, they just on the spot when I SAW THAT. A 2nd walkthrough should be finalized and almost done Lennar should add a 3rd/final walkthrough for final checks of your clients. 3. Your DOCU SIGN NOTIFICATIONS STILL KEEP GOING EVERY WEEKEND(from my Email) eventhough transactions has been completed with LOAN Officers, I informed them and they said nothing to do on it, maybe they forgot to hit a button to stop sending me auto docu signs 4. The GUY accompanied me on my first walkthrough doesn’t have idea that DEADBOLTS are included! He said its not when i asked coz its not there during my first visit, then the Quality Manager noticed that during my 2nd walkthrough and managed to fixed it i even mentioned to her about what happened on my 1st visit ... With the amount of warrantee/service request submissions and overall sloppiness in work, one might expect this in a starter home and not a home with a $700,000 price tag. My first home purchase, a starter home by Pulte, in 2004 at a whopping $100,000 had better craftsmanship and I only had one warrantee/service request in the 8 years of living there. To say that I am disappointed is an understatement.

I personally think it's unfortunate that you are forced into a virtual closing with no options of receiving your personal documents unless you personally print them or save them to a device. With a virtual closing there is no one to explain any documents they just have like a docusign type of document, so hopefully you understand it all. I have had to have at least 4 service calls. I found doors not set right, water not connected, a gate that doesn't latch, scratched doors, and a chipped tile. Things will never be perfect when you buy a home, but some things could be better and are clearly rushed when throwing together a house. ... More

My first Village Builder home I spent raising my kids in was built near a school my kids needed to go to. With some issues, it held up so I was inclined to buy another one. I’m sorry to say it has been fraught with issues because the builder chose to cut corners on materials, no oversight of the lack of trained tradespeople who did shoddy work and no lockdown of my house after the final walkthrough. I showed up to a filthy house and filthy toilets one of which was broken. The under counter lighting was a cost-cutting measure among a few other things I thought I was getting. The concrete slab was reduced to smaller and no gutters. It felt like a bait and switch to sell me my home. The construction managers, warrantee staff and customers deserve better. I know that Village Builder was bought by Lennar and I hope that they strive to do better to live up to that name because I thought that was what I was getting. ... More

Felt like the process was rushed. Didn’t get really much info unless we press on them for it. We are first time homebuyers, which everyone we talk to is aware about. We kind of expect that we will be guided more. Our seller agent was done with us after the first meeting, felt like he didn’t have any idea about what’s happening as well. Issues were brought up after the final walkthrough, and had to wait for more than a month after closing for it to be resolved. Other than that, the house is good.

Working with Lennar was not a great experience. I find the quality of the home to be lacking compared to builders in East Texas. Mainly carpeting in high traffic areas. The lack of lower pressure, energy saving water fixtures, ceiling fans and under the counter lighting in the kitchen. All these are huge differences at the same price point as new construction homes in East Texas and the Dallas area. I have replaced the carpeting and installed ceiling fans.
