It was a pleasant experience, however we have an awful brick wall all around our property that is a terrible eyesore and nothing has been done about this, we bought a premium lot with no one next to us and now we have no view whatsoever.

Shea is a good builder. We've built two homes with them, However the Canyons home has sloppy workmanship. Many items were installed wrong, banged up, loose, missing, incomplete, not working etc

Be aware that if you buy a “Designer” home, it’s nothing more than a spec home with no extras. I’ve already spent $25k upgrading things…not happy about that.

The builder has a an attitude of it is our way or go somewhere else. The communication is spotty and not always consistent among their employees. The house itself is okay but nothing special. I have worked with other builders and would rate Shea as mediocre at best.

House is fantastic. Used Shea to hire fence install; terrible height placement abs more than five requests to talk with me about it, zero response. You will love the house just watch for these types of potential issues.

Sales people were very kind to concerns

Please be sure to check all appliances, my oven hasn’t worked from day 1 to now day 60 something, difficult to get assistance thru GE and thru the builder, doing it on my own thru constant calling of GE. Also upgraded painting, cabinet work, etc. has flaws, mostly cosmetic, however, been told it was difficult to get the proper help. The builder has sent people to try to fix the flaws, however, I though I was finished with workers coming into my new home. Speaking to other new residents and they seem to have similar issues.

This is our second home at Encanterra. By far the first experience was much, much better than this time. Our construction manager - Mike Cama - was consistently good, but his management team above him were not supportive, often challenging and at times rude. The quality of the home is much worse than before. Craftsmanship is moderate and many items were simply “missed” or done “half-way”. A prime example is the A/C unit had almost no (zero) refrigerant in it yet passsed Shea’s “stringent quality check”. Wiring issues, more A/C issues and damaged tiles are just some examples of the poorer quality of our new home compared to the one built in 2018. Our customer service rep is trying hard and we appreciate his effort, but he has a bigger task than what should be necessary. ... More

Be sure you know what you are getting

Very well insulated. They fix any errors. Building too many homes at once, workmanship suffering.

We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

This Trilogy division was built for 55 age and over owners who desire a simple down sized home with minimal problems. There seemed to be a disconnect between the on-site contractor (Construction Supv) promises and the follow up person handling identified owner tasks still needing to be fixed. It seems that, neighbors and I, feel the need to get down and nasty for anything positive to happen. IE; The top surface of covered porch was 12" (step) above the ground surface which caused me to fall during construction walk-thru. The contractor (Supervisor) measured the step and told us that a concrete step all across the front would be provided before we took posession. During the final walk-thru there was no promised step as dirt had been pushed up against the front of the raised porch reducing the drop in elevation from 1 foot to 7.5 to 8" step down and we're told that was within code. Does it seem reasonable that two 77 year old owners living in a 55 and over development would have to negotiate an 8" step daily to get to their back yard not to mention the builders commitment for a step to be added? Also, it should be noted that owners were not allowed on-site after hours or not and on weekends. We could not follow up on what was happening verses was not. Here is another example of problems being ignored. Putty work around outside vents, front door bell, and other sealing applications needed reworking. Instead of running caulk smoothly across a seam, it was applied in small bulges all along areas needing to be sealed. It looked like it was applied by someone very inexperianced or who did not care enough to do the job correctly. The answer we were given was "That is the way it was done on all the houses"(?). Is that an acceptable answer? I could go on and on but I think We have made our point. Last, when we were at our site before anything was finalized, the sales person told us that he could not decide whether our lot was a view lot or not. There were no houses as yet built around our lot and we did have a beautiful view of Mt Rainier in all its' majesty. A few days later we were notified that it was indeed a view lot so the price of the lot went from $5000 to $10,000. When all the houses around us were later added and competed we could not see Rainier even from the street. When I inquired I was given the message from sales, "He is crazy if he thinks we will give any money back." So the issue of whether the home was in fact a view lot, or not, was mute because by law I had already signed and was stuck with the misleading criteria for the cost of the lot included in the agreement. A poor example of what Shea considers fair and above board dealings with their customers. The only other issue was that the top soil was removed from the lots during construction and not put back. The remaining soil is gravel and rock. You cannot penatrate the remaining soil with a shovel. You need a pickax and luck to find an area between the rocks for your pickax or shovel to penatrate more than an inch. ... More

Do not trust the sales department

While the overall quality of the home seems good, we have had numerous issues that to me demonstrates a lack of attention to detail before turning the house over to us as the new owners. For instance, dishwasher and refrigerator were not working properly (installation issues), front porch lights not working (even after first repair not working again), dryer vent duct on roof obstructed, toilet paper holder fell off, electrical conduit for TV (smurf tube) obstructed can't run cable through it, door from garage to house would not lock. While all these things are fixable, seems that if someone would have taken to check these "little things" before turning over the house to us would have been an overall better experience for us. ... I feel like you were very anxious to pay off my realtor and get her out of the picture leaving me do negotiate with a large corporation without any real representation. Seemed like your attitude was pretty much - "well, we have six units left - take it or leave it." In other words not much accomodation. It's a little early to decide what kind of value we got. Some aspects of our new home I truly love. Others, well, seems like you cheaped out or the at least the jury is still out.

I was frustrated with my experience because I relied on the models to represent (at least to the extent possible) what the features I selected would look like. In a couple of instances, the expectation and delivered product (both aesthetically and workmanship) were miles apart.

Shea homes has been a positive experience for us. Every person on Shea team has been great to work with.

The buying process was mostly good but at times we found it difficult to collaborate on issues or concerns and are still dealing with a couple of items. We're also very disappointed with the dual metro district situation and that added lifetime cost of ownership.

Once the ink was wet on the purchase agreement, Shea's entire attitude changed towards me. It's taken several months, but I believe we are back on track. Patrick has treated me fairly. Just too bad it took so long to get to this point. love the community, and the stunning vistas. My advice, less focus on the next home sale and more focus on the customer you just sold to.

Seems to be higher quality than other builders.

Pretty nice home and customer service overall is so far okay. Beware of what is standard and included in the price vs. what is considered an upgrade extra. They can add up to a premium price very quickly. Attention to detail in the fit and finish during construction could use a bit of improvement with closer quality control.

There were several miscommunications with the Shea sales. It ultimately was resolved but it was a hassle That I had to fight and argue each time, Something that no one should go through during the purchase of a new own. So stressful. The quality control is not up to the level that I would expect. There were several things that needed to be replaced and fixed upon moving in. It’s like they are just slapping these homes together so fast and the quality is lacking.

Quick review - The selection of options experience was terrible (didn't know the products, not helpful with selections). Follow through on making sure options on the home get installed was not good - forgot to put in insulation in key areas as an example - really need to keep an eye on the build process. Good news - after purchase support / follow through very good so it all eventually gets done. Still, home and options are very overpriced for the money...

I ultimately bought the place for the location and view...but Shea didn’t make it easy. It was a struggle every step of the way. I don’t know if that’s because I had already been working with a lender, and didn’t want to go with Shea Mortgage, (they wouldn’t even quote me ballpark rates), or because that’s just how they work. Getting responses, tracking down information, getting forms completed, it was always chasing after multiple people to get what we needed. Now that I am living in the space, I see a lot of workmanship issues, things that were just lazy/sloppy finishes, where I expect more for the price I paid. Still working with them to take care of some of those issues. That side of customer service seems to be going ok. ... More
