We had such a bad experience during our first move in week there was a leak they had to open the walls and fix a plumbing issue, making it harder with all things getting wet and damaged as well as carpet it was so hard to get it fixed I had to call numerous times because I expressed it was a safety Issue since I have two kids because it was open. I had to miss work to be home for them to come and fix it after a month making hard because with a new home comes a lot of new expenses. I think it is very tough to give a review when this is a seasonal home and we have only spent one week in it. We have not even had our first walk thru. I have had two appliance issues. Once had to be completely replaced and I had to fight just to get that done and the 2nd I had to fight with GE and still fighting. So I don't think filling out a survey is going to be very fair to anyone at this point until we know that our walk thru items are going to be handled at the first walk thru this week.

Many nice people living in the community, lots of events, clubs and something to do for everyone. Shea Homes salespeople are wonderful to work with. Many things in the choices need to be improved upon when designing the home. Better attention to individual homes for completion. Move in inspection should be improved upon also.

the build time exceeded over a year. this was unacceptable and caused us to lose our rate lock. our construction manager was fantastic and communicated terrifically.

There is a lot of below-quality workmanship we found out. Most electrical power outlets were installed unsymmetrically. The kitchen cabinets have a lot of dings. One of our windows is uneven measurements. That's what we observed within the first few weeks of moving in

Took way too long to build this house. It would sit for weeks at a time with nothing getting done. After an entire year they still changed our close date and messed up our schedule to get additional work done. I would not have purchased if I knew then what I know now. We would have never started working with Kristen if we knew then what we knew later......she made the experience uncomfortable. Also. house appraised for a fair amount less then what we paid for it,

Stay on top of each phase with the length of time it takes now to build a home and the number of homes each building director has to oversee!

Builder is a bit inflexible, "this is how we build it, no changes allowed" Understandable, I suppose, but not especially customer focused. The home is advertised to be energy efficient but really only meets minimum building code standards for insulation. HVAC unit and hot water heater are not energy efficient. Builder cheapened out on several items that I would have preferred to be able to upgrade. Lighting fixtures in closet and laundry are ugly tube flourescent that are fine for the garage; Fancy iDevice switches are nice but if they are installed to control dimmable bulbs, they should have ...

I don’t like leaving reviews that are less than great but sometimes it just is. Lots of imperfections in the drywall can be seen once painted. The builders paints is seriously watered down which can be seen in the coverage. Whoever lays the sod does a terrible job and it is not because it shrinks, way to much space between rows which creates ruts. To fix they put down dirt filled with stones and seed which I am to water twice a day. That isn't what i paid for. They had to replace 2 toilet tanks that were cracked, and 4 doors had to be fixed because they didn't close right. The floors are ...

Mike is dependable and will do his best to help, although sometimes his hands are tied. Overall experience is more corporate than I would have liked. There are not enough bodies to do the work in a timely manner.

The Trilogy community is great although Shea was not transparent about the community restaurant and Spa being open to the public. Unfortunately the public depletes availability of these amenities for the members that pay for them. The standard finishes are very outdated which means you have to pay for tons of upgrades just to get finishes that don’t come from the 90’s. When you purchase a home you will have to put in about 30% of the purchase price in upgrades to get to current acceptable finishes. Love the community. Need more people in their 50’s so we have more ACTIVE adults.

We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. Maybe I had higher hopes, but the quality of the workmanship and materials wasn't quite what I had expected. Stains on the carpet, misaligned/unaligned wall openings, and a broken appliance that was supposed to be fixed over a month ago. I still trust that all my issues will be resolved since the customer service rep is very responsive. But the wait is way more than I had expected from a builder like Shea.

There is a lack of attention to details, such as drywall, trim and paint application. The build process is rushed and can show in the finished product. Also the windows that are used are of a poor quality.

All in all, Shea was great. The only negative aspect is the White Gloves Service was very poor in that they did not take enough time to explain all the smart home apps and how, to use them. Very Poor.

I would recommend Shea Homes to others based on the construction and the construction manager Randy. I would warn them about Shea Homes sales team, people like Rachelle and her manager as they gave me one of the worst experiences of my life. Also I would warn them of some of the sub contractors like Home Pro who where anything but pro.

We were super excited to be building a brand new home. After choosing many options and getting the grand total of almost $700,000, we thought that things would be perfect. They were far from being perfect. We have crooked walls, crooked tiles, uneven flooring, and many other things that we were told that there is not enough workers and trained people to do quality work. Now that we are moved in, we just heard that they are slowing down the process and focusing more on quality. That would be great if they could refund us about $100,000.

Home plans are fantastic. Amenity center is top notch. Quality workmanship in homes is sorely lacking in finishing details. Restaurant atmosphere is lovely but the menu needs work. It should reflect not only the local area but also speak to the diversity of the community. The dirty paper menus were a bit of a turnoff. Shows a lack of pride in presentation.

We had a 13 month wait for our new home. And now we wait to have some minor repairs that we are waiting to have fixed. After the one month walk Thur we are waiting for over a month or two to have things fixed that need to be done. But the wait is worth it, we love the community. It would just be nice if Shea would fix things in a timely manner.

We came across the Dunes several times and it was a decision between The Dunes and Sea Haven. Between The Dunes and Sea Haven, Sea Haven offered more details in their constructions and the price was comparatively the same. We finally decided on The Dunes due to several things: 1) Closeness to the ocean, 2) Lower HOA cost, 3) What you see is what you get (on the model homes as we were told) so we did not have to worry to much on the final cost of the house, 4) We were given the impression that we could customize our house as it was being built (not true!!!).
