Disappointed with Quality, Communication and Responsiveness

We were excited to enter into contract with Pulte on our new home back in July 2021. The interaction with the sales team through the majority if the process was excellent. Tara was pleasant to work with in terms selecting our floorplan and upgrades. She communicated extremely well with us and we were grateful for her services. On the other hand, our experience with the construction team was poor. We had 4-5 different construction managers along the way thay didn’t provide us with the best communication. We never felt a great connection with any of the construction managers, we actually felt ...

Questionable Worksmanship and Poor Management

Prepare to be "sold" on the model homes they show you. Unfortunately, almost nothing resembles the quality of the model. Poor worksmanship plagues this company leading to constant warranty requests. Items that were listed on the documentation at closing will NEVER get done so be prepared to delay closing. During the building process, their management team is absent, has no idea what is going on, and will not work with the buyer, regardless of the reasonable offers to help with moving the build forward. They will then "force" you to close with many outstanding items because they only care ...

My grading of side yard was not done properly and the construction manager has been delaying it since then.It has been many months and nobody is looking into it.I had a very bad experience and I wanted to escalate it.This is not what you expect after paying so much.

The sales team is very good and helpful. However, I am not satisfied with the workmanship and materials used. The service team seems to be on top of the issues and fix them pretty fast.

My experience with my builder here with Pulte was terrific. Matt was my contractor, I give him 5 stars on communication and quality workmanship. He walked me through the whole process of building my home and communicated all along the way. He is friendly and professional. I highly recommend Matt and his team! I felt very confident and cared for during the whole process and even after I moved in. The warranty team is great and all of my minor issues were attended to quickly and efficiently. Thank you Pulte for the great experience!

Pulte Home OK Mortgage & Title a 2‑Star Experience
- Anonymous
- Verified HomeBuyer
- September 17, 2025
- San Marcos, TX
Rating: 3 Star The home design and build quality met expectations, but our biggest frustration was with the Pulte Mortgage and Title team (2 stars) for poor communication, delays, and lack of experience. These issues caused unnecessary stress and overshadowed the positives. While the house itself is fine, the process was far from smooth. Based on our experience, we would not purchase another Pulte home or recommend them to others.
Pulte Homes responded:
Thank you for taking the time to share your feedback. While we’re glad to hear the home design and build quality met your expectations, we’re truly sorry that the mortgage and title process caused frustration and stress. We understand how important clear communication and smooth coordination are during such an important milestone. Your feedback is valuable, and we’ll be sharing it with our teams to work toward improving the experience for future homeowners. ^KH

The builder is only as good as their subs, and oversight. I would not buy Pulte again.

Most new homebuilders are the same nowadays. The same subs are building 200K and 500K houses. The difference is construction managers and how well they are overseeing the subs. My experience with Pulte wasn't great from the get go. Two days into moving in I experienced major plumbing issues. Pulte did honor the warranty and is taking care of everything but I am now wary of potential issues when warranty expires. Probably wouldn't buy Pulte again.

Plenty of issues with the house with workmanship and quality. I wouldn't be able to recommend Pulte just with the number of issues we've had with them. They did go to lengths to make everything better but that only eases the sting a bit. The house was A COMPLETE MESS the day of closing. Landscaping was not in. Carpet throughout the house had to be replaced a couple weeks after moving in. We had to continually nag the builders to get things fixed that were not right. Then it would be "fixed" and we would have to get things "fixed" again. Second time having a home built and was a nightmare. I ...

First new home - happy with the home (just not the process to get there)
- Aamir P.

Pulte looks to be a better builder versus some of the other alternatives. There are some things which do not make sense to me, but I think you may find that with most builders (such as light switch placement, gaps in the garage below the garage doors etc.). After a not-so-happy sales, design center and finance experience(being very polite here), I was won over by the building super and the build process overall.

Pulte Home-buying Experience and Review

Good Morning, Honestly, unless there has been some structural changes in the way Pulte finishes a home before turning it over to the new owners, I couldn’t in good conscience recommend buying a Pulte home. On the day we closed, the home was filthy. Plus, we had tile issues, plumbing issues, trim and paint issues, cabinet issues and a bowed wall. We had workers in our home for weeks after moving in. And, there’s still work to be done. The house was not ready for closing. However, after pointing all these issues out, Pulte assigned Josh Garza to personally oversee the repairs. Josh has been ...

Thank you for taking the time to provide feedback for us. We sincerely apologize for the condition the home was in on closing day, as that is not the experience we strive to deliver. We understand how frustrating and disappointing this may have been to move in and immediately need repairs. That said, we’re glad to hear that Josh has been a helpful and responsive point of contact throughout the repair process. We want to ensure leadership is aware of your concerns and would greatly appreciate it if you could please email customersupport@pultegroup.com with a brief summary of your concerns along with your address and contact information. The overall experience hasn't been great and I would not see myself recommending Pulte to anyone. We bought an existing home that was in the middle of being finished that another homeowner walked away from. First of all this builders scheduled the celebration walk through. We live out of state so we booked tickets, hotel and a car, then the week prior they said they were closed for a holiday yet they were the ones who booked the walk through date and time. So I spent many days and many phone calls sorting that out. We did our own home inspection and during our celebration walk through, ...

Disappointing Results after waiting 20 months for delivery
- Michael K.

In short, do not buy a Pulte home. In the first month, we’ve experienced leaky pipes, improper grading to the land resulting in water pooling around front and side yards, and a number of other issues a new home should not have. Fingerprints from workers are in multiple places, paint has chipped from multiple bedroom and bathroom doors, etc. Again this is a new home. We asked other builders about Pulte prior to signing with Pulte and they had glowing remarks. Also, the sales rep offered an additional concession if I could find a lender who didn’t require what Pulte’s lender was requiring ...

Bad experience after closing

I had the great experience while making the offer on the house. The agent was super responsive and provide all the information in timely manner. However after closing builder did not complete the remaining repairs as they promised and as sign in the contract. It took almost 2 months to get those issues addressed after the closing. I needed to follow up multiple times on those repairs. They even lied mentioning everything fixed even when none of those items were addressed. It became very hard to trust.

Installed dead grass for a new house and AC is not functional in one room

We were rushed to closing. We submitted third party inspection report before closing that grass is not healthy and need to be replaced. I was told it just needs some sun and would turn green soon after closing. I trusted and approved final walk. But the grass never turned green. When i requested in warranty they are currently pushing back to even add it in warranty

Thought the buying experience was subpar, didn't feel the builder agent really cared about the quality of the home and that I was getting accurate information.

Manny and Austin have been great on the construction side and warranty side to fix issues, but the quality of the home is poor. Clearly sloppy and quick work just to get the house done. Cabinets aren't level, trim is not square or flush, paint is sloppy and dripping. Paint is everywhere in grout and on the floor. Doorways and walls are clearly not level or square. Drywall finish in the entire upstairs is bad and has to be redone. The landscaping was quick and pretty sure the sod was dead when installed, grass still hasn't grown 2 months in and not sure if Pulte is going to replace it or not.

Had a bad experience with being closed before YE, to benefit Pultes books, but not our first home buying experience. The actual closing and mortgage process with Pulte was great! But moving day, the house was filthy, mismatched matte/gloss spots throughout interior, and the list of things that were to be completed hadn’t even been touched. It’s now been almost 2 months and 3/50 things on the list have been completed, but poorly so they need to be redone (e.g., wrong paint and missed spots again, scratched pocket door during install, etc.). Our neighbors have had okay experiences but nothing ...

with Covid, the cost of materials got higher and shortage. They chose paper sheathing for wall instead of plywood. It's not great solution for windy conditions. Reasonable price that I paid so I don't have any complaints but if you have money to spend and looking for high end quality house then please go with better home builder. I would not go with Pulte anymore unless I do have soeme money to pay. I had punch list items to fix before closing, of course they hadn't not fixed and spend more than one month to resolve.
