So many things.....if I could do it over, I would’ve bought in Fair Oaks Ranch. Pulte Mortgage is a joke. The sales consultants don’t keep your finances private. They also don’t tell you once you sign the note, the HOA sucks and has too many restrictions.

Pulte Homes New Build Process and Experience

It’s just not a pleasurable experience. There was a constant urge to complete the home and get to the closing table, despite our requests to slow the process and ensure quality. And now our concerns are being realized as there’s much rushed craftsmanship that needs to be corrected before the house is truly completed, though I will say the warranty process has been very corrective. Rude Awakening

We had a rude awakening to discover that there is no heating vent in the washroom; never seen a house that didn't have heating in the washroom. We bought this house after looking at a model. Washroom does not have light fixtures above the sink, no mirrors, not enough lighting in the washroom. Doesn't look like what the model looks like. Baseboard does not have half round, you can see the paint marks. Besides, we were not told that we needed to fund the HOA not disclosed upfront. Very low quality for the amount paid. Would never recommend Pulte to anyone. We love the neighborhood but the product delivered does not match amount charged. Overpriced…. Would you want raw concrete showing in your interior of home—yes or no? Even though it is the HVAC room, it should have LVP or inexpensive tile. The guest bath should have had a transom over the tub shower. Every bathroom Needs a small window for natural light. And no paint in the garage really! We had to have a drywall guy add two more coats of mud and sand then had the garage painted. Driveway was only two ...

We purchased our Pulte home with the understanding that we were buying into a gated community. This was stated on the website and confirmed by our sales agent. This was a major factor in our decision, and we were extremely disappointed to find out after signing our agreement and deposit that this was not the case. We were lied to and mislead by the sales manager.

Pulte sales manager promised me that we can buy the house as an investment regardless of knowing my mother is an employee in a different location which had nothing to do with the experience. She assured that it wouldn’t be an issue since day one. Now I can’t my own house and I was forced to sign a document saying. I can’t rent my own house. How embarrassing for a builder to force something upon their buyers, specially when the sale was initiated on different terms. I have bought 4 homes in my life. This was the most stressful and horrible experience, I would stay clear if you are looking to be excited and not be lied too. After the horrible experience with the buying process, now I have been waiting since May for the HOA approval for our fence for our back yard. It just never gets any better. Dough & Mellisa was great, The Rest is a different story & experience.

Do not start the process with Pulte mortgage!!!

Sandi Nolan with Pulte mortgage has the worst sense of humor during such a stressful process. She played so many games and so many tasteless jokes and make the process even more stressful. She joked so much that I didn’t believe her when just 2 weeks before I was to close she told me unfortunately I couldn’t be financed. I was devastated but luckily I was able to pivot with a very trustworthy lender and still got in my home. Even though Pulte promises all these incentives if you go with their lender….i wouldn’t recommended by any means.

bad home buying experience with sales agent, but acceptable build

sales agent is only working for commission and never care or communicate about the changes in commitment to the buyer. very irresponsible and not trust worthy. As a first time home buyer, I had worst experience with the sales agent that I went through. because of such agents, pulte gets bad reputation.

Sales team and middle management don’t respond

I’m not sure if all big developers are like this but for Pulte I can definitely say this. Don’t ever trust the sales team and don’t take anything on face value which they say. If you have any issues after the closing they WILL NOT respond. However im satisfied with the construction quality and this team’s responsiveness.

They were way behind their timeline and kept making last minute changes to closing. Subcontractors were terrible and there was little oversight or quality control, so the workmanship is terrible. Lots of promises about things that would be repaired but little follow through. They have a warranty, but you submit things to their portal and never hear back. Horrible staff, decent house

James the project manager, and Mishayla the sales rep were horribly slow at responding to requests during the buying process. They would take days or weeks to respond, and then the response was too late as help was sought elsewhere. Then after the purchase James got to a point that he was rude and disappeared when he had additional responsibilities after the sale. Requested to talk to his manager Allen who also never returned my call. Really bad experience with the staff, as none of them care about a good customer experience.

The most terrible experience with Pulte mortgage and their loan consultants , very unorganized, unprofessional but the house is nice and a good quality. But for any reason I won’t recommend Pulte mortgage company use a different bank because nobody can handle the nightmare with Pulte mortgage.

Very bad experience with Pulte. Not at all satisfied. Even the small builders doing great job and service to the customers. Here starting from Sales, Mortgage, Design Center and Construction Manager and Top Management only shows attitude nothing else. I would strongly recommend not to go with Pulte not worth of Money.

Endless delays to completion. With no clear explanation.

From the day I signed a contract (October 18, 2022) to day of closing (July 29, 2024). Endless, endless delays with very few explanations from Pulte unless I nagged. Meanwhile, because I was given estimated completion dates of almost every month in 2023 and 2024….. I finally sold my previous house…. And then the buyers of that house— a family with three small children— had to move THREE TIMES while this house was completed. I think the quality of my new house in Arborwood is fine. But the buying experience was a nightmare, truthfully.

New condo, and after two weeks of closing, major leak in the house required the builder to open up sheet rock and fix the HVAC leak. Mold has started to grow and we could not use the house for 2 weeks. No courtesy or compensation for the trouble caused. Horrible.
