This is my 3rd new house and the craftsmanship is disappointing, cheap materials, poor paint job, doors rub/warped. We have only been here a short time and now we are having appliance issues. The construction workers do not respect that someone is living here now, starting work before 7 am, parking in front of my house so guest can not, blocking my driveway. The supervisor was nice offering help after we moved in but he left with out introducing us to his replacement, abandoned us.

This was the first time we had a new house built and will definitely be the last. We had no idea what we were getting into. The day we put our deposit down we were instructed that we had to choose the plan we wanted that day. Next we were instructed to meet with the interior design team to pick out what we wanted inside the house. We were allotted only 3 hours to pick out everything from granite to cabinets , flooring and paint. I wished we were given more time as 3 hours is not near enough time to decide. Low quality, shoddy work in some areas, poor customer service, misinformation, rushed design center appointment that missed significant details, excuses rather than fixes. Very disappointing, should have gone with DRHorton across the street.

Unfortunately our excitement to move into our new home was quickly replaced with regret. This is the second house we have had built new and this one looks and feels like it was rushed to completion with little to no attention to detail. Our cabinets were not level, the handles were not even close to even, the trim and paint were both very sloppy, the stonework was falling apart (literally stone falling off), there was/is paint and stain on the carpet and tile, the yard wasn’t flattened before the sod was laid, the list goes on. Construction was adequate and of an average quality. Common sense items in construction are overlooked and cannot be corrected as NO alterations are allowed. Consistency of construction from one unit to another is missing. Many items are not disclosed or glossed over. Numerous items and options in the model homes bear little resemblance to what is actually built and no answers for the differences are provided. Attention to details, particularly in finish work and cleaning seemed to be lacking.

From the street it looks amazing, after being in the house for a few months you find all the things not done or half done. - Paint on the outside stone (a lot) from when they painted the trim - Drywall tape coming off, multiple spots - They used broken base when doing the trim. - Bad caulking job everywhere - The dampeners in the attic were not even hooked up to power and are set to off. Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan ...

FL townhome - "sloppy" workmanship and quality control

Generally very poor finishes and workmanship. A few major faults - for example, one wall was bowed at the bottom and when it was cut open, the drywall was installed over a scrap piece of wood that fell on the floor. A wall in the bathroom that joins the shower stall is not straight. Our range had a fault at closing that made it inoperable and required it to be replaced that took almost two weeks to replace. Lots of minor finish issues - including bottom window frame leaks during heavy rain, tiles not flush in shower stall,

I am not sure if the closing was rushed, but if your home is not ready, I would suggest you do not move in and sign any paperwork! It has been almost two months and we still have people in and out of our home trying to finish everything that was not completed in time or done poorly. I thought Pulte took more pride in making quality homes and now we are finding everything in the home is done a the least cost possible. Not satisfied with Pulte at all!

Be diligent about addressing issues with the home. They’ll try to sneak them by you and cross their fingers you don’t notice. We upgraded and paid for paint and have been horribly disappointed. There were several spots that were missed. A lot of dry wall issues because someone left the windows open and it rained and the drywall on the windowsills are all cracked. Front door painted black but painted with the door open so there is black paint splatter on our light gray floors. Uneven walls. TERRIBLE attention to detail.

I highly recommend working with a smaller, more localized builder or purchasing an existing home and working with a contractor you can pay more attention to detail with along the way in order to customize. Overall, we like our home because we chose the neighborhood over the floor plans to begin with, but we are also willing and able enough to fix the mistakes made by the builder on our own and with the help of [capable] contractors. Based on the quality of work, we are glad we passed on several builder upgrades so that we can have them installed by true professionals.

tile fell off front of house only 33 days. The General Contractor told me I have to get with insurance company for the damage. ONE TILE fell off in middle of roof! We are not happy. Insurance adjuster told me it was about a 15 minute job for $100 and our deductible is $1000. I asked GC if he has a person who could get and replace same tile. Have not heard back from Don about this. All other items have been taken care of-to be fair.

Competitive pricing and features from a market review, nice location. Negatives are the initial sales process and that many of the items promised prior to closing were not fixed...subsequent follow up has been poor after the sale was completed. Recommend allowing enough time to hold accountability on getting items fixed PRIOR to closing.

Beautiful home horrible craftsmanship

Moved into a beautiful new home thinking all would be perfect, now after 4-8 weeks nothing but issues from carpet coming up in the corners seams splitting, horrible wall texturing, corners not even close to being somewhat square, holes in drywall counter tops having to be replaced due to not installed correctly, hole under kitchen island with rebar coming through it. I’m not happy with this home. Thought it would be a amazing thing being a home owner but nothing but headaches. On the plus side was the builder lender they where the only professionals in my book. The home Quility is trash

My problem started with Pulte during the constructions of the house July 2019. First the wrong flooring was installed and it took about a month with the back and forth before they admitted that the wrong flooring was installed. The AC vents in two rooms were covered by dry wall, I had to do multiple follow up before it was corrected. The repairs that we were promised during the initial walk through were not touched on the final walk through. A nightmare to complete home

Never fully completed home after continued promises . Always had excuses because of it’s this contractors fault it’s that contractors fault. That shouldn’t be my problem as a home buyer. And I shouldn’t have to make 1000 phones calls to get it fixed after a problem has already been noted multiple times. Multipurpose things also had to be fixed or change because they were not what was selected at design center .

Never see the terrible workmanship!!!

This is the second time for me to buy a new home(previous one was from Bezer). Pulte hired non-professional workman and did a terrible job and the quality control is also not in place. The workmanship is totally worse than a DYI. Even the house was closed, the house still needs a lot of work. If I can upload photos, I surely will present them. To buy a new home from Pulte actually buys yourself frustration, I am still dealing with Pulte.

Pros: Good floor plan (Alison), Very Nice and competent building manager ( Ryan) Cons: Inflexible and contract focused interactions with sales. ( If you have to ask for something that is not spelled out in the contract, don’t bother, the answer is NO). Excessive (in my opinion) “Earnest Money”.... more than $50K (10%) in our case. Once you have paid that much, you are locked in and not much room for flexibility/requests after that. Compared to our old Carmel subdivision, no pool, clubhouse. Not a welcoming HOA and community feel... got 2 “courtesy notices” within the first 3 weeks as we were ...
