Still waiting for things to be fix.

Buyers need to keep reminding themselves that it is not a custom home. Plan to have to repaint the inside.

Lot of pain points. Dont stress too much on promising quality when you cant keep your words.

Nick was the only positive experience we had during our home purchase. He was very attentive and quick to respond to our new buyer questions. All other departments were very disappointing, especially the finance department. They were not efficient! We were given a lot of generic responses! We didn't feel like Pulte cared about our needs and concerns about purchasing our home. This experience felt like we were on a conveyer belt!

The home buying experience was straight forward. We worked with Mary at the Laurel office. She was responsive and kind. Prior to closing and right after, during our walk through, we noticed so many issues. The quality of materials and the workmanship is so beyond poor. All our window and staircase /rail moulding/trims are poorly finished with visible discrepancies (patched up and uneven caulking on most edges). I have to say, there is no area in our new build that you can turn to and not see a very poor unsupervised job done (chipped off wood on cabinets, paint stains on appliances and electric outlets, chipped dry wall from when they installed bathroom mirrors, the worst are the staircases/ rails and windows with uneven patched trims/moulds). They had to re do the rec room floor on the bottom floor after noticing it was not even. I am most upset because this place was advertised as ‘luxury’. This is not luxury work. We are aware that a new home has to settle but these issues have nothing to do with settling, its pulte homes using cheap materials and not supervising their workers and hence a sub par product. We were advised to wait a year for ‘new home settling issues’, that is fine but I feel very insulted that pulte homes would think that buyers do not understand the difference between poor quality and workmanship versus expected new home cracks. Would all my window/staircase moulds be replaced in 1 year or will it be another round of caulking to cover /patch up their terrible work? I am sorry but There is no excuse for such poor work. ... Im having multiple issues with drywall, lighting, and the dryer not being installed properly. No sod has been a nightmare especially with a dog. The construction workers leave trash that blows all over the neighborhood. The blacktop on the driveway is crumbling.

We were told 8-10 months build time. It took 12 months. The workmanship on the house is subpar! We have sent emails to Pulte warranty department for two separate water leak issues days ago, and we have yet to hear back from them. We would not buy another Pulte home!

Buyer be ware. The quality of the finished product is inferior to the model.

We bought a new home with Pulte and the minute you sign, you can't get anything fixed that was promised and you have to follow-up mulitple times for any warranty issues. Would never build again with them.

Our Sales Agent and the Warranty Person we deal with have truly been the saving grace for this transaction. I am disappointed with the quality of work the construction manager approved and then passed off. We have walls that are completely bowed, corners that are at 75° vs 90. Door ways that don’t line up, we had a major leak from the electrical people drilling a hole in the pipes, and after our inspection pointed it out, they said it was resolved, only to find it was never looked into. Our shower had no seals so it leaked until the warranty people sent someone to repair it. The construction people left piping and grout in our shower pipe and covered it with the drain so the shower flooded, and needed to be cleaned/snaked. The drywall people after we tagged prior to closing left the mud all over our bathroom walls, had to call the warranty people to send someone to sand and paint. They never sealed our fireplace mantle. Wiped it off after hanging the tv and took off a ton of stain. It’s sadly been one disappointment after another. ... More

Hard to get a hold of and have someone take accountability for workmanship after closing. People are not responsive.

Extremely disappointed in our experience here at Pulte. We purchased our home 2+ months ago and still have yet to get dates of when the punch list items will be finished. Very unacceptable as I as a customer have to follow up weekly when we have our first baby on the way due January. Electrical wasn’t hooked up in our overflow tank outside whatsoever - plumber actually caught it when he was snaking all of the construction debris that was carelessly pushed down our pipes in our master bath and we couldn’t our toilet and shower for days. He says he’s seen both things in numerous houses on the street. Light switches allllll over the home are completely backwards which again shows carelessness and lack of review. Electrical wasn’t hooked up or run through the wall whatsoever in our fireplace. Looks like we get a remote now so we can even use it. Multiple closet doors had water damage all along the bottom and are just finally getting painted two months later. Our yard and considerably caving in from erosion which is concerning with the driveway, especially the 5 foot drop once you step out of your vehicle and we have a baby coming in January. This is a hazard and our concerns done seem to be cared for. We have also yet to have recycling come more than twice which is extremely disappointing. I’ve called several times and they will not come. Can we also explain the lack of storage? We were told it was a “design flaw” in not taking advantage of the space under the stairs. Also why is there a random bump out in the office that eats into the front porch and doesn’t allow sidelights to be put in next to the doors? Are these things not considered for homeowners? I’m Very disappointed in this company’s craftsmanship as well as leadership as we heavily overpaid and if we had known the quality was at this level (could go in with other items but I will save you time), we would have thought twice on purchasing. Poor sub standard quality of work. Very poor service. Pulte lost its credibility by charging massively for a piece of cardboard house. There are nails comming from all over the carpet area. Walls are so week that a 3 year old can break it. Try to drill a nail on the wall it keeps going In and drops inside. Ceiling lights are not alligned all the lights looks like it's an abstract art. And even after raising the concern no response. PULTE IS NOT TRUST WORTHY AND NOT APPROACHABLE. AND CHARGES YOU TRIPLE FOR POOR QUALITY HOMES.

I was very disappointed in the sloppiness during the construction process with paint and drywall materials found on many finishes and resulted in the need for steam cleaning. There seemed to be a rush to complete the home which was behind scheduled and definitely a trade off between quality and speed. The CM seems over stretched and able to focus as there were too many houses to manage. Overall it was a very average experience and so far a very below average experience with after closing service for issues requested in Pulte Owner's Entry portal.

I wasn’t allowed to make my own selections for floors, tiles, cabinets etc. Kind of took the fun out of buying new. The windows are poor quality and some don’t latch/lock. They did not paint the interior of my garage and it looks really ugly when the garage is open. They need to start installing frameless showers and crown molding for homes over 700k price point.

LaShay the sales rep for the community, was awesome. She is the sweetest and helps as much as she can. She always responds swiftly to your question and concerns. The mortgage process was extremely easy. We purchased our home at the end of the building process, so all our finishes and colors were picked before we came into the picture. We did get to do a final walk thru before we closed. We asked for some items to be addressed and fixed before hand and most of them were. Once we closed, it was a different story. On a scale of 1-10 with 10 being the best we would give the craftsmanship of this house a -1. We have joked that the drywall, painting and trim were done by kindergartners at best. We took off work several times to meet with subcontractors to address the issues, and many times they would no call no show. We have fixed issues on our own because we no longer trusted them nor did we want them in our home. We advise homebuyers to hire your own inspector and do NOT close on your home until all issues are addressed. ... More

Thought we were going to get a quality home and instead we got a used house that we've been fixing ever since we moved in.(it's new construction bit doesn't feel like it it) The construction manager Mike was NOT helpful at getting things resolved prior to us moving is even though he was informed of all the issues. DO NOT expect great things if you go with Pulte.

We were excited to enter into contract with Pulte on our new home back in July 2021. The interaction with the sales team through the majority if the process was excellent. Tara was pleasant to work with in terms selecting our floorplan and upgrades. She communicated extremely well with us and we were grateful for her services. On the other hand, our experience with the construction team was poor. We had 4-5 different construction managers along the way thay didn’t provide us with the best communication. We never felt a great connection with any of the construction managers, we actually felt as if we were being passed around without any consideration of our experience. It took over a year to complete our home, after we were told it would only be 9 months. We were very involved with our home project from start to finish, we visited the site 2-3 times a month to witness the progress. While slow at times, we did notify sales/construction of issues we noticed on the quality/workmanship of the home as is progessed. We were reminded various times that all the quality issues on the home would be addressed 1 week prior to closing. We were also assured that ALL the quality issues we highlighted would definitley be resolved before we closed. I was always skeptical as I witnessed the slow progress of the home being built. None the less, I put faith into Pulte to resolve all the quality issues before we closed. With that said, we closed on our new home in August 2022. We were disaappointed that the quality issues were not fully addressed prior to closing, as we were continuosly assured. As of 10/05, as I provide this review, we are living in the house and are still having to put for effort to have Pulte resolve the quality issues in our jew home. It is quite disappointing to have a brand new home, with all new construction and upgrades that we selected along the way, just to witness the lack of quality that Pulte sold us on in the begining as being their top priority with their customers. Since we moved in, my wife and I have not been able to shower in our upgraded spa shower that we paid for. Not one shower! This is extremely frustarting and downright unacceptable. There remain multiple issues with our Spa Shower and Master Bathroom as a whole. Not to mention they other issues throughout the house that have yet to be addressed. The communication is lacking with addressing these issues and confusion seems to be an overwhelming sense amongst your Pulte team members and trades we have been dealing with. I have lost just about all faith and confidence in Pulte to provide us with good communication, a sense or urgency to address our concerns, or to even a quality product! Our experience began with excitement and joy, but has quickly deteriorated, which is unfortunate. We are happy to be residents in the Santa Rita Ranch community, but are extremely disappointed with the Pulte experience regarding Quality, Workmanship and Communication. ... More

Pulte employees need to have better communication with clients and management isn't the best.

Poor response from build manager. Lot of finishing issues and unanswered in walkthrough. Quality is not as promised.

This is mine third time buying a home and by far was the worst experience as far as quality of work

The one year process was very long due but I understood due to inflation. However we got our keys and the foremen guys Tracey and the trainer were pushing us to sign that they took care of things that weren't complete. Tracey brought me the wrong keys to my home, I did not feel comfortable I was scared ppl still had access to my home. I move in and since walk through I felt it was extremely hot downstairs but Tracey and the trainer said "oh it's fine blah blah blah" and turned out the day we move in I noticed the air was definitely not working downstairs. How do "experienced men" not know if an a/c is working on not when I know nothing about construction and know when something is obviously not working. They made me sign the documents with lots of half butt things done. Broken cabinets, disgusting tiles, broken vent fan in the bathroom, cracked ceiling, all my doors are all ruined due to these careless workers painting the doors and closing them now the paint is falling off and it made my doors look all ugly. It is embarrassing to show my home to friends and family with a bad job done. Now let's talk about the person we have to go to about reporting things, she is calling me crazy and making me feel like I am crazy when we waited a whole year for this home and above all We paid thousands of dollars for a home that is supposed to be"new". ... I had many issues still not resolved. My shower door has gaps that allow water to come outside of the shower. They gave me a rusted water heater. Tiles were chipped and grouting not completed. A screen door on the patio was never installed. Stove keeps going out. I think the experience would be better if these issues were resolved before we moved in.

I recently moved into my Pulte Townhome. For the price I paid I was VERY disappointed with the quality of the workmanship. Pulte is more concerned about putting up homes quickly rather than the quality of the home. Here are just some examples- 2 bedrooms wired wrong tripping breaker, tacks not nailed down in carpeted areas hence pricking bottom of feet when walking on, garage door broke after 2 wks Bc it was installed improperly, sloppy trim work, worst painting job I’ve ever seen where painter totally missed doors and trim and on trim painted over drywall dust and bits of dry mudding instead of wiping it off or removing it, AC vents, thermostat and cold air return mounted crooked. And the worst example - plumber installed toilet in powder room incorrectly. Instead of tank bring just a couple inches from wall it was like 8-10 inches. I literally could fit through the space. The sales team did their part and got me everything I wanted in the new home, but that’s where the positive experience ended. After closing expect little support, your loan to be sold, and for them to pull your credit again. My loan was transferred to M&T within two month and when Pulte no longer serviced my loan they pulled my credit again. When I asked them about it, they said it was for an audit and I gave them the authorization during closing. This was a lie. They could not provide proof of the document that authorized the pull and after three weeks, no one has an idea who or why it was pulled. My credit took a significant hit because of this and I’m furious because the credit bureau won’t lift it. ... More
