Quality of workmanship is not what I would expect for a half million dollar home. Most of the work seems to be subcontracted out. Their response to issues have been extremely slow.

Cleanliness throughout Check air filter to furnace windows. Check every installation fixtures. Check every light and every switch in every room. Make sure all appliances work , all doors and draws operate as they should. We have had several issues from plumbing to electrical to minor structure though the response is good it doesn't ease the trust of the quality to value of the home. We love our new home we just don't like all the inconviences we experienced so far in our first two months.

We love the house. But there are so many cosmetic issues after closing. The manager on site seems like he didn’t regular his contractors on their workmanship and the quality of the house before closing on the house. After, closing we had to call in and address alot of problems and he was very selective on which emails he wanted to answer or reply. He was very unresponsive. For example, we contacted him about the issues and asked him to schedule for repair services he didn’t answer at all and it been like 2 weeks. Field manager was great but after closing, several requests for repairs went 100% unanswered, which we have never experienced from other developers before. Very disappointed. Until now, we still have not received a call or email regarding requests. So poor.

All of the Pulte folks tried their best. And actually the sub contractors were friendly and responsive, and fun to talk to. The trouble is when they finished their respective job there was little or no responsibility placed on them to leave the job completed in a workmanship like manner which includes leaving the job site clean and hazard free. I thought that there was little or no accountability placed on the sub contractors unless I complained. Then, perhaps, my concerns would be heard. I would be afraid to not do my own supervision.

I was shocked at the condition of my wood floors when closing. There should have been some type of covering on them.. The mud was horrible and it took me 3 cleaning to get it all up. There was paint on the floor and also on some of the dark wood. There were screws under the cabinets that had to be pulled out and holes were made. the calk on the fire place is a disgrace. The front door had a large gap and cold air was coming through, the garage entrance to the house would not even close unless I through my whole body weight against the door.

I submitted my 30 day checklist on Nov 15th and have not heard back from anyone (Dec 5) on when the issues I reported will be resolved. I contacted CAC@pulte.com on Nov 29th and they said someone would contact me? Haven't heard from anyone. (Dec 5) There has also been a lot of problem with landscaping collapsing on this block over the past 2 weeks and it has to do with Packing that wasn't properly done when pipes were laid to the sides of houses. The worksites are not clean and cannot believe that areas that I am finding glue and messy painting and we paid extra for site finishing and not sure we received what we paid for. I have nails sticking out of doors and dents in utility doors along with chips and cracks in our granite countertops. Pulte seems great on the surface, but the more 3rd party inspections we had and the longer we live in the house its very clear how bad of a job they did and covered parts up so you wouldn't notice. We had shelves falling over after 2 months of use, our garage drains towards the house, not out the garage door, doors hung wrong, tack strips poking through the carpet to the point they were drawing blood if stepped on, with no one offering to properly fix anything and just add more band aids over top. I feel this House was rushed to be built and closed on for financial gains. Numerous craftmanship and material issues, most that were addressed at walk through, have not been resolved. It is now two months past closing and we're still waiting for simple things to be repaired and or replaced. We've been trying for years to have a new house built. We decided to go with Pulte because they had the floor plan we liked. During the build process, communication was pretty weak. They were 5 months late completing the house. During this time, getting updates was difficult. When it came time to close, the closing agent didn't have the most up to date paperwork (good thing I was paying attention). The thing that really bothered me was at the walkthru; the Pulte guys gave me an assurance that "If I needed anything to just reach out to them". Well I did. And no response. Guess they did not care anymore since the unit was sold. It was all song and dance.

Use extreme caution on knowing all the rules, associations involved and before you sign off on walk through go through it with a fine tooth comb. In fact spend the money for a home inspector even though the house is new.

Every time we discovered a mis-communication or error during the construction phase, we were told there was nothing that could be done, or to hire an independent contractor after the house was completed. Not one accomodation that we requested was made (for example: a 2nd sink in the kids' bathroom or a washer/dryer hook up in the garage). When it was discovered that there was an error in the back yard layout and we had no way to get a wheel barrow through, the foreman promised us a 2nd gate to remedy the issue. You expect builders to overcharge for upgrades however I have been disappointed in the lack of pride in the workmanship. I have many things that still need to be fixed such as painting touch ups inside and outside, wires that need to be properly pulled into the ceiling, concrete touch up on driveway, and the house is infested with ants (how does that happen on a brand new house?)

Don't get me wrong, we love our home, but we've spent weeks having to touch up the details in our home ourselves because the painting was shoddy and the cabinets looked thrown up in a hurry with visible gaps everywhere. Plenty of nice aspects to the home, too, but we constantly had to stay on top of the builders to do good work and fix mistakes.
