So many issues with pretty much everything, flooring, paint, boot bench, electric problems, missing hardware in bathrooms etc.. The Project manager was doing his best and was Extremely helpful. Nonetheless, this house, the way it is build is not worse what we paid for it. It’s a shame

They tell you things have been ordered, but they haven’t. They insist that work was done because they believe the contractors over the homeowners—the ones who see the problems every day and know nothing has been done.

We chose the best in line kitchen to get better look. The sample showed to us was very different than the actual material installed. They seem ugly to us and we are very unhappy. We raised the concern to sales office and they said team will not be able to help us. Sales office should have the true representation of sample that is planned to be installed. Kitchen is most important to us and we really need Pulte's help to resolve issue

Horrific finishes and poor communication. Was told to trust the process and left with the job incomplete.

I am been having a couple of issues and had to contact multiples times and will be already two month and not been fixed.

Pulte needs to slow way down on the build process. While we have found Pulte responsive to fixing things, it seems we are always discovering things that aren't right. It definitely does not make us feel like our investment matters when we see so many cut corners and inconsistencies.

The quality of work I feel is sub par for the price of the house. They rush you through closing and the buyer pays a penalty if they delay closing for any reason, but the Pulte can delay without recourse. We moved into an unfinished home, unpainted exterior, and 8 weeks later, still no sod and an incomplete punch list. With the weather being a slight factor on some of the above items, I still feel it was poor planning on Pulte's part. My advice to new home buyers with Pulte is to stay on top of them every step of the way. Do not settle for less than you expect and keep pushing them. In the end, we are happy with our home, despite the issues and unfinished list... We will keep pushing to get everything completed. I was very disappointed with the attention to detail, or lack thereof, that was placed into my home. I have been through home builds before, but this one was not favorable by any means. For the amount we paid, you would have thought that there would have been multiple eyes onsite to ensure quality control was happening. Instead we have damaged wood all over the place, specifically little chips throughout our craftsman trim, and paint that looks like an orange peels texture. I don’t understand why this happened as I pointed it out on several occasions. I don’t think it’s acceptable to receive a home that has wood filled in with “mud” or some filler - but the project manger specifically told me that the FROG often gets overlooked. I also don’t see how Pulte sells a craftsman trim, but somehow leaves trim nails sticking out in 3/4 of the doorways, slightly ironic. I had to call out the drywall on multiple occasions as there were spots that weren’t properly finished or dings and dents that were completely overlooked. The orange peel paint is probably one of the most aggravating things to look at considering it was probably the easiest to remedy at the time of application. The legs of our island were damaged and dented - of which had I not called it out, I would have been stuck with it. The cabinet paint was dinged up by the workers. I had to pitch a small fit over considering it’s the focal point of the house. Our yard also was missing a bunch of sod and it has been a fight since our closing to get this done, which is still an outstanding item. The moral of the story here is buyer beware and pay very close attention. You would think you would get what you pay for, but then again, not so much these days. The quality of our home is not what we expected to be getting for a $300K+ home. All of the work was hired out and was done very quickly. The walls are not straight and the caulk work is horrendous around the house. When brought to the project managers attention we were told that the work that was done meets "pulte standards" so nothing would be done to fix it. The house overall is beautiful but the detail aspect of the home is very poor.

For the money I could have built me a home to my liking and of greater quality. Location is what got me here.

Look up the long list of issues that were not addressed prior to moving in.

Made settlement 12/19/19. Walked into a filthy bug infested house and had to use master key because ours wasn’t delivered yet. Subcontractors rarely show or call for scheduled appointments. They don’t take responsibility for their work but quick to blame others. i.e.leaking window still not fixed. Warranty manager NIC is a saint without him nothing would get done post settlement. Nobody other than Nic takes responsibility and respects the homeowners. General consensus of our neighbors is similar to the above. When I told the design center what I wanted to upgrade she was rude and abrupt. Called with a question her comment was “ it is what it is”. Which is unacceptable. We love our new home, however the buying/building process was unbearable. Our Sales Associate, Blair, was condescending and somewhat rude during the entire process. She rushed us through our choices and didn't offer many that were available. There was never a time where we felt she truly cared or understood our wants and needs. Our sales contract was signed in June 2019. Our first walk through was on July 15th. At that time, we were given a closing date of September 26th. We had a home to sell and Blair continually hounded us about putting the home on the market. We listed the home on August 14th and it sold on August 16th. To make a long story short, we never closed on our new home until December 17th. We lost our buyer and he ended up suing us for breach of contract, costing several thousand dollars that Pulte would not agree to assist with. Also, our home was appraised at $12k less than the selling price and Pulte would only take $6k off. The home is beautiful, but still has minor issues that were supposed to be fixed before we moved in. The house was never cleaned before we moved in, so we had to do it ourselves. Pulte told us the subdivision was in Morrisville, but it's actually in Durham. These kind of things were continual and expected throughout the entire process. We have a list of items ready to send to the Construction Manager before our 90 days is up. We'll be curious to see if we get a response. Less than 2 months moving in, with the rain This week I have a water leak through the AC vent and window from the half bathroom downstairs. Reported and after 3 days no answer. Bad quality of material and labor. Where is the field manager from 218 Eagleson??????? The house can get flooded and nobody cares.

Takes several follow up calls to get response. Unwilling to mitigate noise issue emanating from Pulte owned model next to our new build. Four year old pool motor left on 24/7 and rattles. Attitude that we should take up with future purchaser of the model home rather than current owner (Pulte)..."not their problem". So beware of buying a model or spec already built.

I had to switch lots because the front elevation of my original home was drastically changed and would no longer allow access for my physically handicapped family members. There was no communication from Pulte about the change, I discovered it during my initial walk through, after construction had begun. The new lot was a compromise on my part, as it did not have the same benefits as the original, but I decided to go with it. Switching lots slightly delayed my closing date, but I was mostly able to transfer everything over from the original contract. Upon closing, the tiles in my bathrooms had to be ripped out and replaced because they were wrong and I spent the first few days in my new home allowing access to tilers. I have a laundry list of items that will need to be addressed through the warranty. Everything from crummy paint jobs to crooked installations. While many things do look nice, there are also a great many details that look like they were lazily slapped together. One reason I chose my new lot was because it had no rear neighbors. I was told the area behind the home would remain green and lush with trees and grass. Less than one month after closing, my HOA fees went up $30/month because they “forgot” to add insurance to the monthly assessments. Less than 2 months after I moved in, the green area, newly planted trees, and quiet bike path behind my home were ripped out to make way for a parking lot. The beautiful, natural view I was promised would never change is now a dirt pile awaiting ugly asphalt and concrete, to be filled with strangers’ cars, not 10 feet away from my driveway. There has been no communication from Pulte about the change, I have been trying to get information from them on how/why this decision was made, and how/why Pulte feels they can change an agreement after they’ve taken our money. Not to mention they’ve been working on this parking lot for almost two weeks, and the heavy equipment being used has been shaking and rattling my home to the point that pictures have fallen off the walls and items are being shaken off of shelves. I am angry and frustrated with Pulte for one instance after another of pulling the rug out from under their customers. The ladies who work in the sales office have been as kind and helpful as possible, but they can only do so much. Pulte needs to step up and treat their customers with integrity and honesty, and keep their word instead of changing the terms after a contract is signed. ... More

Looks nice but the not really satisfy with the quality of product used. Lots of cosmetic things are unfinished. Tried to reach the builder but said to contact costumer service, did but no response.

When we moved into the condo, we found two problems that should never have happened. First they installed the wrong size damper on the heat (net result, no heat on the first floor and too much on the second). Four days later, the problem was fixed. Second, when the closet shelves were installed, the drilled through a PVC waste pipe. The leak is now fixed, but I am still waiting for them to repair the closet.

First, the good. The main employees you deal with are great people. They really are. But the line is pretty much drawn there because their hands are tied to corporate policy that’s not conducive to a quality product. Answers to questions and problems are “the labor force is terrible”, are not acceptable and should never be when buying a half million dollar home. Several subcontractors just flat out do not care about the quality of their work. I’m not sure why but it’s really none of the consumers concern. The end result though is a poor product. Though we are finally getting things addressed, it has taken 2 months, and numerous complaints to regional management. Our sales person, Ellen, has always been upfront and responsive. But we know there is only so much she can do.

Pulte has agreed to address a serious design flaw in my new home. They have limited the actions that they are willing to take. I hope that the actions that they are starting to take will somewhat resolve this issue. I realize that I'm insignificant in the scope of this large corporation. However, my spending almost $500K for my house is huge and I was hoping my new home would be a wonderful sanctuary of peace and enjoyment.

Me and my fiancé had a very difficult time with our mortgage consultant and I highly recommended that you check in regularly because communication was not good at all in my experience. The house is great although we’ve had a hard time getting people to fix little things that’s in the warranty

My family needed a quick move in ready home, and the original buyer of our home was unable to perform. We love most of the layout (would have nixed the 5th bedroom in favor of a loft or bonus room, and would have liked a tub in the master bath) and the builder was willing to make a few last minute cosmetic changes for us. That being said after moving in there is poor craftsmanship and quality everywhere. And Pulte is unbelievably cheap!!! CHEAP!!! Most of our lightbulbs burnt out within the first few weeks or never worked when we moved in. They dont finish the garage walls. They skimp on the insulation. The planning room had cheap ugly looking laminate instead of quartz to match the rest of the kitchen(we already ripped this out) There are barely any straight walls in the house. There are lots of paint touch ups and dry wall touch ups needed. There are lots of markings and quality issues with the laminate floor. Kitchen island countertop has multiple cracks and damages. Maybe we are more picky than most but I probably would not build with Pulte unless I could be there every step of the way to supervise and make sure its done right from the beginning. I appreciate Pulte wanting to give blind construction workers job opportunities but I think going forward they should at least hire people who can draw straight lines and count to 10.
