Frustrating trying to get outstanding problems taken care of. Interesting that we were told by Pulte that to keep tradesmen safe they were stopping warranty problems until January 1. Today a tradesman showed up to take care of a problem that was identified before our move in October 15. He had not been notified not to keep the appt for his safety and ours.

Where do I begin? Pulte and specifically, its staff is stretched thin on local construction coordinators/managers. That, along with just very little oversight caused lack of quality control during our build process. I was basically their QC person each time I visited my home during the construction process. The homes in this neighborhood range from $600K+, but the quality of workmanship and materials is that of a house less than half that price. Design center ruined our bathroom and kitchen design . The lack of trust is an understatement , the GSM that handled the escalated issues with the design flaws and the designers mistakes did nothing. The blame game is bestowed on the buyer and not your design team as what your GSM tells the buyer . We love our new home. As the build began to come completion we had some issues develop and because of lack of responsiveness in communication, had some last minute changes that was not part of the original plans. In the end, the builder came through.

Our salesman Eric was great. They can never give us an accurate estimate of when the home would be completed talk to three different people I got three different estimates of completion then after longer than expected they call us and tell us it would be completed in 30 days, not giving us much time to prepare to move. After moving in our dishwasher did not work it took them almost a month to get out here to fix it and they are very slow to respond to any other issue we have been here almost 2 months and still have many unresolved issues. Throughout building process we had to continually ask Pulte to do things that we had asked for/were part of the build agreement. Also, getting anything done through the warranty is a joke. Our kitchen sink has been leaking for over two weeks (we moved in 2 months ago), an outdoor outlet has never worked and is still not fixed, our upstairs bathroom leaked and damaged the ceiling in the main living area the weekend we moved in and is still not fixed. The base price is not nearly what you will end up paying. Pulte does not deter from what they know. This is a double edged sword as they are building homes quickly but without variation.

A new house may sound nice, but do your research. While my wife and I thought we were getting the best deal at the time I think we rushed into the decision. The 4 months prior to closing became nothing short of making you think you made the worst investment of your life. We went with Pulte because of the experience and quality we believed we were getting. Overall this was okay. We were familiar with the builders as we built another house with them. Its unfortunate that any upgrade you get with them is still okay material quality. Specifically the carpet is poor (both low grade and high grade) and we were really disappointed with the cabinets. We went "top of the line" and our cabinets look pretty cheap. This sounds weird, especially with low interest rates but I'd recommend getting only structural options and then replacing cabinets, countertops, lights, flooring with higher end products. Someone told me I have to accept that these are "cookie cutter" homes slapped together and sold at highest market value. I like the house but the quality of craftsmanship and attention to detail are lacking. Repairs were sub-standard.

Things were good until the end. Since I closed I have had a terrible time trying to get issues resolved. The little attention to detail is missing. There are lots of little mistakes. For example, paint spills and splatters, lumps of plaster, scratches. Several of the items marked during the final walk through were never fixed. They planted trees then turned off the irrigation so now all 5 are half dead. They won't replace because there are still a few green branches. I can't get anyone to respond to my emails. I asked someone to come out and check the issues that I have and I get no response. ...

We had a lot of issues after the fact of getting things done that were promised. The drywall and paint in areas is horrible. They are finally coming to fix it 2.5 months after we have moved in even though we addressed them at the final walk throughs.

My experience was joy what I hope from such a well known company. The sells agent or builders consistently didn’t follow through on promises. There was a lack of communication on closing and receiving final paperwork after closing. I was constantly calling to remind staff of things they said they would do or provide to me.

For additional lot payments of $17,000 for an end unit and $23,000 for the lot premium, all that bought was a dining room window and side brick facade that does not align with the front brick facade. Usually an end unit has some bit of property on the side and back. I understood before making my deposit that abutting the fence would affect the size of the deck, but I did not expect the entire back lot to become a quarry due to the English basement foundation or the end unit to have absolutely no side lot. I was excited to purchase a lot and have Pulte build a house for my family. Below grade work went well. We paid for two floor outlets, and only one was installed, so the slab had to be cut later for the second. It makes me wonder if anything else was missed underground. After we moved in, we did have the drains cleaned at no cost to us because the landscapers had filled the clean-out with gravel. Some very rough lumber was used and spliced instead of being replaced. As long as you follow the standard design, you should be OK. If your model is flipped, or you have some upgrades, you will need to keep on top of things. Many small finish details get overlooked at the push to the end.

Pulte packs a lot of square footage into the price. The homes in our subdivision have good curb appeal. However the "Pulte Standard" means whatever is the cheapest and fastest. You will also get nickled and dimed to death. There also will be changes made without notice. We were told that we were not getting the entire lot sodded like the other homes, but only the front. . . this after we were under contract. We had an in ground sprinkler system in the contract which was included as an incentive. Then 3 months in Pulte pulled it stating they were not going to put sprinkler systems in. ...
