You will have to be on top of management to ensure any issues in the new home are solved. Months later, I am still waiting for items identified before closing to be even addressed.

Both my husband and I think that Pulte should consider the following as standards. Prewire, front landscaping, height of toilets. These are just some examples of things that are basic common sense. For the amount of money one is paying, we expected these to be standard.

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. Don’t like that pulte mortgage sells my Mortgage. On a positive not pulte seems to still build a pretty decent home however this interior flat paint seems to be cheap as it stains, rubs off and flakes very easily. Can’t seem to get issues that were supposed to be fixed prior to closing fixed over 1 month later.

My Pulte home is the 5th new build I have moved into, and the only one where I was extremely disappointed with the experience. Pulte does not offer any opportunity for changes except what is on their very overpriced options list. It seems like there are lots of options but most of these are still highly constrained in terms of what you can pick from. Other builders I have worked with were fine with simple change orders but not Pulte. They chose windows inferior in quality and convenience, no thermostat in my finished basement (only 1 in the house - in the master bedroom!), you can't get real hardwood floors, they gave me a plastic faucet for the kitchen sink, and put a crater in my basement with drainage pipes going into it that prevented me from using a large part of the unfinished space for my shop (not in the model and no way to know they would do that). That is just a sample of my disappointments. I also had to get them to adhere to the plan, having left off some items I should have gotten but weren't there when I walked through. I think the basic build quality is good but they cut some corners that a quality builder would not have so I don't know how they expect to have happy homeowners. They do address warranty items but I have so many projects to do on this house that would have been so easy to do at the time of construction. You don't want reviewers to hear what I think, wouldn't recommend pulte homes

People were always very reponsive to me. No complains. However regarding quailty of material is perceived after a little more than a month in the house. The whole second floor squeaks, in some areas very loud where we avoid to walk when little kids are sleeping. Carpet instalation is very poor, there are places where it is already pealing off and also there are many places with carpet nail not properly installed that hurts when we walk over. Hardwood Floors have gaps in some areas which are not supposed to have as we can see in the rest of the house. I believe the one year review will take many days to solve all the issues. ... More

Our experience started out wonderfully but we ignored the fact this is not a custom builder. They are a first off quantity builder, meaning they build as many as possible as quickly as possible. They have a system that helps them achieve this. The home is delivered partially built to the site and put together like a puzzle. You cannot make changes, upgrades or choices outside of their guidelines. Quality is satisfactory but not outstanding, also craftsmanship varies according to quality of crews hired to work. We have lived in a custom built home where the builder took pride in his product, Pulte builds communities with houses that look nice. In order to get issues handled you have to submit them to a site, they forward to the apporioate person, you wait for that person to contact you to make an appointment to address your issue. If not an emergency you are asked to wait until your 11’th month walk through. Most of the people we worked with did their jobs well but they couldn’t do them extremely well because corporate rules/guidelines/regulations tie their hands. Don’t be afraid to ask questions, watch the process as closely as possible, and don’t expect your home to be perfect. We waited over 6 weeks for the foreman to bother to get around to taking care of our celebration walk through list and that’s only because we had to complain otherwise we’d still be waiting. ... The finish job on our walls is very disappointing. I have never seen such a sloppy finish. Because of that I would not recommend a pulte home.

While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

I suggest being very involved in building process from start to finish. If you're not, the completed product will be less than satisfactory. As for the mortgage company, proceed with caution.

Try and avoid moving in while construction is ongoing. Home incomplete at closing. Garage unfinished. No driveway. No yard.

Craftsmanship is a lost art. From concrete issues to drywall there are plenty of ways that the quality could have been better

The master bath is not safe to shower in. Looks like it wasn’t designed to take shower in. I will have to spend money to complete the shower. If you would like to help me let me know

Poor customer service, not responding to the issue. As the forgein buyer, they took an advantage and did not treat our concern seriously. We only requested the issue due to the different material was using in my new house and was not selected when conducting the upgrade at design center. We were not requesting to remove it but give us the certificate for the material, never heard any response back. Won’t recommend people buy their house .

We bought a "quick move in" home. The sales team and mortgage team were amazing to deal with. I think quality of workmanship was just okay and feeling like the new home experience isnt as great as it should have been. We have a list of items that need to be fixed and should have been caught long before the walk through. Some deficiencies were fixed but some are still pending. Now after possession to be told we have to wait to resolve feels disappointing.

Pulte DOES NOT work with you on a closing date. Rush to close. Many items unfinish, If you dont catch a mistake during your walk through things will not get fix. You must do a work order and no one tells you when they will come back. I had outlets not working in Main Bedrooms still no answer to when they will come out and repair. I can't hang mirrors in main bathroom because I need the outlet to work. Window has a deep scratch in it. Didn't notice till I washed the windows. NOW telling me they won't replace. Window will crack in a couple of months with all the construction around me. Paint job done outside needs work because done in snowy weather telling me I have to wait a year to get it done on my anniversary which will be in the winter months again. Torn screens not replaced. Caulking outside needs to be done, If close during winter months alot is skipped over. THey Do not give you any stain for cabinets to match up for scratches and dents by there tradesmen. My overall home by an experience with Pulte was marginal at best. I was not wowed I was not wowed by the level of customer service I received or the responsiveness to questions I needed answered. The overall craftsmanship and materials used to complete my home build or better than most builders, but not anywhere near what you would find in luxury homes. Honestly, I am not sure how to answer if I found this builder to be trustworthy.

While the location is convenient, the lack of attention to detail and poor customer service have left me frustrated. Key issues I’ve encountered: • Nails Popping Out: Numerous nails are protruding from the staircase and second-floor areas, which have pricked me and children during playtime. This is a serious safety hazard. When I submitted a service request, I was told “this is how it would be. You need to take hammer and softly hit the nails.” Why is this issue absent on the first floor? It suggests inconsistent workmanship. • Bent Garage Door: The door from the garage into the house is slightly bent and doesn’t align properly. The service rep agreed this to be fixed it’s been 2 weeks, but I insist it needs full replacement for safety and functionality. • Leaky Lanai Sliding Door: Air leaks in and out around the door, compromising insulation. When I questioned how the home passed inspections, I got a vague response about sliding doors not being airtight due to metal tracks, followed by a referral to email someone else. This shows lack of accountability or customer care. • Scratched Refrigerator: I noticed scratches on the refrigerator before we moved in, but my request for replacement was denied because I didn’t spot it during closing. How is that fair when it’s a brand-new home appliance? • Garden and Landscaping Issues: I did not raise a service request for the garden yet as by now you will realize this is a painful process. But there are bare patches with missing grass, and the mulch around the property is insufficient, leading to poor coverage and erosion risks. • Missing Weather Strips on Doors:Main door lack proper weather stripping, which likely contributes to drafts and energy inefficiency. This should be a standard feature in a new build and it’s taken 3 weeks approx to get a new weather strip! I was provided a temporary one! And there are even more minor defects piling up! I get the sense that the on-site team genuinely wants to help, but upper management views these fixes as additional costs rather than investments in customer satisfaction. If Pulte’s feedback process is just a formality, it’s wasting everyone’s time. If the company genuinely cares about homeowners, they need to send a team to fix these issues ASAP. Very poor communication and response from Pulte. Very difficult to contact anyone. Heating issues 3 weeks in a row within 1 month of purchase. Disconnect between HOA management firm and sales team with Pulte. Luckily the closing attorney office is helping with things since communication is poor from Pulte.

Must be know a lot about the home buying process before signing a contract.

Make sure you check your home carefully before pulling the trigger. Workmanship was lacking.

Too many surprises. HOA is non-responsive. Monthly fee is too high for the service provided. Salespeople and building supervisors are very nice and the exception to the rule. Home itself has numerous minor issues. Phone service is spotty which is a real problem. Internet service has issues.

We love the idea of our new townhome. It suits our lifestyle and we look forward to new releases;ationships with our neighbors. We are disappointed in the build quality. We kept hearing that what we bought was builder quality. Our construction manager was great giving us walk throughs but was unreliable responding to our email and suggestions. This was very disappointing as we were told to of their being available for us, but then ultimately basically ghosted us. The ceiling upstairs sheetrock and finish is cracking and falling off the ceiling. We are told that it's normal settling but having holes in the ceiling the first month feels like workmanship overall was low end at best. There was a crack in our kitchen cabinets that we wanted replaced but was just covered over and we were told it was "normal". Our garage door had to be serviced 3 times to get the panels of the doors to seal properly to keep the outdoor elements from blowing in. Our front door handle is loose and needs to be fixed or replaced. Windows feel drafty downstairs and in some places upstairs. So much so the blinds appear to move when it's windy outdoors. Deep cleaning was needed post closing as the cleaners brought in prior were not very thorough. We have learned that we will just have to be aggressive with our warranty needs this first year. There are parts of our home that feel like they were just thrown together. But in time, either through warranty or just improvement on our part. we hope to make this home feel more quality than what we feel we were believe we were sold. ... More
