Lot price was very reasonable compares to other builders. Our sales person was wonderful and communicated with us through out the 7 month building process. We moved in mid June, found 12 problems in the house after living there for over a month. Warranty group is great and responsive, but these issues should be avoid if the work were done it right at first place. My advice to new buyers is that they need to hire their own inspector before closing.

Overall a good and happy experience, some minor issues we came across after closing but are being corrected in a timely and professional manner. Suggestions would be to change out the air filters as soon as possible after closing, register appliances and begin a list of items that need to be addressed for the first year warranty.

Purchased a home in the Heartwood neighborhood marked our second home-buying experience, and we wanted to ensure everything was in proper condition prior to move-in. The day before our scheduled final walk-through, we met with the builder’s manager and conducted our own inspection. Disappointed with the quality. Omission of fixtures like towel bars, toilet paper holder, garage unpainted. Up graded kitchen but still not high end appliances. Master shower head is so high we can't reach without a ladder ( Michael Jordan doesn't live here). Garage is so small it is hard to get 2 medium sized cars in it. Many of our scrubs are dead. Drainage issues (working on). Lots are really small for this price house. Vinal siding is low grade ( rattles when the wind blows).

The maintenance people seem to be very responsive and have indicated that the warranties will be honored. I am disappointed in the quality of the cabinetry and carpet, as well as the interior paint, for the price we paid. The electrical outlet configuration is odd. Our salesperson wasn't as well informed as could have been, so there have been some surprises. But, we love the efficiency of the home.

I guess this is partially our fault for not asking the right questions as new buyers, but when we were choosing our lot, we were shown the lot which we loved and the elevation. We signed the contract and put our deposit down. Come to find out there was a fire hydrant very close to our driveway, causing them to cut into our driveway, and now we’re basically stuck with a single driveway instead of double. I normally wouldn’t do a review until everything all the issues that have been identified in the home are complete. The quick response from Pulte title company was great. However, when it came to fixing issues it is a little subpar. After closing over a month in half I am still waiting to close out an item that needs fixing which was identified prior to closing.

Overall, while the materials used in the homes appear to be on the lower end, —especially for the lower models—but not a major concern for me. I know the builder is aware of this, and I do appreciate that there is a two-year warranty in place. Options were limited, would have liked to have seen more and more consistency with options. Supplies changed quickly and created anxiety having to change from first visit with designer from the next. Pulte insurance options were a joke, poor customer service, inaccurate and poor to no follow up when exploring this option

Our experience with Pulte has been okay overall. The home is not bad, but it’s also not what I would consider top-of-the-line. There have been several issues early on that took away from the “new build” experience. The biggest concern has been the HVAC. There is often an 8–10 degree temperature difference between the main floor and the second floor. The HVAC company has been out four times, and while adjustments have helped somewhat, the issue still isn’t fully resolved, which is disappointing in a brand-new home. We had some issues with the sales folks. They were NOT up to date on the features. The big problem turned out to be the fireplace. It is more decorative than functional. I found a neighbor who has one took the plate glass off the front of his so heat could better enter the room. It melted some of the siding where the vent went out the rear of the house. Got to hot. I told the agent I loved gas fireplaces as they throw off a lot of heat. The sales person did not know about this failure in the fireplace. I would not have had one if I knew this about it.

Sales rep lied about warranty reporting window. Stated all warranty reporting windows are 1 year. Multiple items are 30 days or less to report. Construction manager stated several identified issues would be fixed before move it was complete. Items are still not complete 80 days after close. Construction manager did complete some items but is now refusing to respond for other major items (showers, scratches on windows, cabinets drawers not operating properly and a pop nail protruding through wood.) Construction errors. Bad quality in many aspects

There are many issues that are not been corrected for a month. Biggest problem is the exhaust pipe for the gas driyer. The driter reports a 95% blockage in it and can not function. You shoud visit the community and see it.

Impersonal Buying Experience

The Pulte rep, did not adhere to their word during the buying experience. We had three days to put it in a final offer, and to have that offer accepted, and see the home in person and then found out that we were getting under by another offer that the realtor was taking and we’re pressured into a new contingency contract to assure that we could get the home. The whole final closing day and buying closure experience was very impersonal with no faulty, representatives and no finality other than signing paperwork.

Salvatore P, Michael W, and Nancy L were absolutely top notch. They were knowledgeable, helpful, and always responsive. They made the process smooth. 10/10 stars for each of them! Pulte Mortgage was an absolute nightmare for me to deal with. I give Pulte Mortgage 0/10 stars. I will never recommend Pulte Mortgage to anyone. We love our new home and the Vale community! However, the buying process was somewhat undignified from what we would have expected from a large, well established home builder such as Pulte. Bottom line: promises were not kept. If they promise that any of the furniture comes with the home, we strongly suggest that you ask them to put it in writing. Maybe my expectations were too high, but we were disappointed in the outcome. The driveway is so short our cars don’t even fit. Still construction mud caked on our back porch. INHO Pulte is producing homes too quickly and it’s a rushed job.

PULTE aims to provide a caring environment throughout all stages of the home buying experience, from pre-sale to close. However, where they fall short is in quality and accountability of the trades. At this price point I would have expected higher QUALITY. It appeared to me their goal was to deliver a "Defect Free Home" on time and on budget. Expect to be their QUALITY inspector on all phases of work if you want close to what you paid for. Truthfully, all concerns identified have been addressed so far.
