Great quality homes but communication was few and far between. There were delays due to Covid which is understandable and out of anyone's hands. However, the communication around updates and delays was difficult and unclear which made the process frustrating

The builder was ok it’s the closing that was the problem. The underwriters for Pulte needs some fixing I thought we was trying to buy a home if I did know any better I thought the underwriting department was not trying to sell this home.

If we had to use Dayna, sales, again for anything we would not buy, build or even think of owning a home. Working with her was the worst experience for us. She continued to call my fiancé by my last name and Jose when that isn’t even his first name either. Matt, our builder, we would work with him on any home at any time. He was amazing and followed through every time and timely.

Working with Robb was great and he was very helpful throughout the whole building process. He took his time to explain everything to us along the way and was very responsive to questions and concerns. We love our new home. Our experience during the sales process was not good. Jessica was great and so was the salesperson we talked to from the Avon Lake community, but Tom was incredibly rude to us. We almost did not buy a Pulte home because of Tom, but decided to look past his horrible attitude because we wanted the quality of a Pulte home in Avon. While we were deciding if we wanted to buy we had a lot of questions as this was a huge financial decision for us, and he told us we were irritating him. He was sarcastic and short with us regularly and was not pleasant to work with. My guess is he didn’t think we were serious potential buyers, but regardless he was very rude. ... More

I think you have to monitor carefully along with field supervisor the quality of workmanship.

Visit the home as much as possible and stay on top of the Forman on how thing are going

The experience was ok overall, but the main detractor was the horrible mortgage process. Poor communication and a flood of last minute document request was extremely frustrating and made me want to abandon the sale altogether. I’ve since purchased another home two doors down and I am SERIOUSLY CONSIDERING WALKING AWAY FROM THE BUILD AND LOSING MY MONEY. The quality of materials is horrible. The pace of construction is slow. The craftsmanship is awful...and I MEAN AWFUL! It’s a home for my mother, and I wouldn’t live in it. They changed framers and it shows. The two story house going up next door has better materials and is being constructed quicker, cleaner, and with far better craftsmanship. I want someone from Pulte to call me and schedule a visit, because I am exploring ways to walk away from this project, at a substantial loss. I am beyond furious when I as a consumer have to walk into a house that’s being framed and tell a framer they put a wall where a door was supposed to be. Additionally, tell them the back patio door was installed in the garage. Headers missing, shoddy workmanship, inconsistent installation of moisture barrier, ceiling joists not installed, trash lumber inside the structure, supports still up because the framing has been halted or done half assed, mud and dirt all over the structure...and the list goes on. ... I had issues with the sales department. One person specifically- then they changed me and I was with someone great. The house quality is great but some small issues after closing. The responsiveness during the building process and after have been great.

Design center person is very helpful

This is our second new build we have purchased and while some of the features of the house are better than out first, there are details that are needs improvement. Visible dry wall tape that has been painted over in the owners room. Dry wall corners that is protruding/bent through the wall texture. The floor in the owners room excessively pops/shifts near the closet, the same closet door sticks. floor shifts/pops right in front of the balcony door. Messy caulking on the exterior of the balcony door. You can feel the subfloor surface is not entirely level when walking over certain areas. Finishing work on the cabinets in the bathrooms/kitchen messy or not done. Water damage on the baseboards in a bathroom. Some of these are not as big of a deal than others but quality in workmanship is the issue. Trustworthiness, so far so good. We got a third party inspection done and Pulte completed all of the findings. During our walk through we pointed out some details we did not like and they did their best to complete them. We had one service ticket submitted for the dishwasher and they were very quick to come out and resolve the issue. The dry wall corner that is bent through the dry wall texture is something that the builder said they will fix verbally on the day we got our keys but we yet to follow through in submitting the service ticket yet so we will see how they respond. ... Pulte has a good reputation to be a good home builder. After coming into the house there was a few worksmanship issues that I had to fix such as paint on the floor not cleaned up, lots of gaps in moulding that you will have caulk yourself. overall its a good company but I really wish they progress more into eco friendly material as closed cell foam instead of loose white fluff, more premium standard materials and maybe be have solar energy standard accross any community they build instead of have legislation forcing them too. Conclusion its a good buy for people on a budget.

I was very happy with the initial delivery and construction of the home, but afterwards I have not been able to get significant issues resolved. This is partly due to Covid-19 , but we have issues in the home that should have been caught before we moved in that we have had to live with for the last 1.5 months and counting. I am concerned that I wont be able to get them fixed after the crisis ends.

The quality of the sod and installation were very poor and that has been my primary disappointment.

Overall I am pretty pleased with my construction. There have been a few shortcomings, however the warantee department is being very helpful

I feel that some short cuts were taken. The sheet rock wasn’t good quality. The master bathroom shower is poorly built and the frame is of poor quality. The construction manager Sefano is extremely good in taking care of issue that he can.

I feel the quality of our home we built with Standard Pacific (now CalAtlantic) homes was a better quality home. We had less issues moving in and the home was entirely ready when we moved in. However, Pulte told us they had a 7-9mo build time and it was done in 5, which put us in a bad spot with our lease. Then, they were scrambling to get everything done by closing. And when we moved in, there were still things missing or broken. Not the best experience and it didn’t give us much faith in the integrity of the home.

I will say that the project managers Norman and John return our call promptly and do everything they can to resolve and problems as soon as possible.

Great location. The townhome finished with my requested upgrades perfectly, and was “on time”. Since moving in, there have been fit and finish issues with the construction that need work (missing caulking in kitchen leading to bugs in the house). And the continued construction outside the house each morning at 7 limits any opportunity for sleep. I knew the latter though going into the purchase. Dimensions of the hallway/stairs make your furniture choices very limited. Something I didn’t consider pre purchase. Otherwise a great place. I receive many compliments on how nice the place is. Looks great from the outside, and neighbors are quiet. I’m happy with the purchase given the location and what the townhome has to offer, but it falls short from a solid 4 or 5 stars because of initial build issues, noise from construction, and narrow hallways ... We love our house, the builder was very attentive to us during the entire process , only concern/complain is that there were a lot of small details inside the house, i know its very hard for the builder to keep everything perfect having several workers in and out but lot of details on the painting, on the base boards, on the walls, ceiling , tiles , etc , for the price , all of that should not be present. One thing worth to mention, is that the responsiveness when submitting a service request is very fast!

Look good before you buy

They were great, mostly kept to deadlines and built the house much faster than I expected. The quality was very good, but probably not "luxury" as described. The house shows beautifully, but everything is just a tiny bit smaller than it looks when you start living in it (showers, width of driveway, size of garage, dishwasher, sinks, etc) all feels smaller than it looks in the model. Very efficient, but I would not describe as luxury. Lots of things got pushed until after closing, but they are pretty good about keeping their promises and trying to respond to all issues.

Pulte Homes and their sales office were fantastic, along with their walk thru team. However, Pulte Mortgage was the worst company I have ever dealt with and would never do a loan through them again. As a Realtor and someone who has purchased many homes, I have never had a worst experience.

Pulte BPC/Mudroom is very functional and serves as a second office on the first floor. The doorways upstairs are narrow and the air return vents above the bedrooms do not allow for privacy. Expected better workmanship overall for the price.
