Finish trades not impressive. CM was very helpful and did his best to address all the issues we had but the trades are slow to respond. Drywall dust on wire racks in closet got everything dirty that we put on it (should've been wiped down). Grouting was terrible with pocket wholes in grout. Overall sloppy job on grouting. Laid five tiles with cracks in it. Overall good experience with the whole process just finish work wasn't the best but they do come and fix the issues if you report them.

The Pulte people were fantastic. This is the 4th home that I have built over my lifetime of 64 years, and this may have been my best experience up front. Compared to my other homes though, the workmanship has been more problematic, but the issues are really only slight things. I hesitate to say anything, because of the smallness, but this is the highest cost and nicest home compared to my others, but came with more problems. I am speaking of things like electrical outlets not working and heating vents that do not operate, and lots of paint left on the floors. I wonder why they didn't test when installed and cleaned up better, but I chalk it up to too few people to maintain standards (shortage of workers). I can understand that, so I would say that I am content. The landscaping is not well at all, so I wish that I would have had a contact for help or discussion. Maquire and Daniel did a great job with orientation via video call. They were both very professional and considerate about other’s problems. Maquire also went above and beyond. The day we moved in was the day of Hurricane Ian. She bought water and batteries for us. She made sure that we we’re safe. She’s is an angel. Daniel came by and checked on us and made sure everything is okay at home as well.

We knew during this uncertain time of the pandemic that it would take a while to build a new home, and we were right, but the team at the Preserve in SR was second to none! From Karla getting us in the model and location we wanted to Shane ensuring our home is perfect, they have been a great team to work with. There were hiccup’s along the way but we are finally in our home and loving it!! Thanks Pulte!

I honestly love pulte as a builder and their home quality. My experience with the sale agent Alex was great until the end when interest rate spiked up on us. So we as normal people would do, decided to shop around for the best rate. There was a back and forward with their lender and the outside lender when it came to the paperwork requirements. We thought it was a simple fix but after speaking to our sale agent, it’s like our back was against the wall trying to use an outside lender. I don’t regret pultes lender. They ended up giving us a credit and lowering the interest rate based on on my most recent credit score. We did not want any issues with the builder penalizing us on closing late fees. I think my sale agent was not too happy about that because he would mention he would look into something for us from his higher ups than never followed up if they could do something for us. His gift to us was Divosta bag with mini tools in it. I remember him taking a past customer a nice gift bag. My suggestion is if you’re going to use an outside lender, shop around early although, closing date may get pushed back several time on the builder end. Lack of material made it difficult closing on time. Right when we were going to sign our contract, they removed the refrigerator and washer/dryer out the sale price. It was a regret at the end for us because 2000 credit they gave us did not add up to the 6k we ended up spending on those appliances itself. The sale price was kind of high of course living in SFl and the current market. When we signed our contract, the bidding process was over for pulte. The structural we added were things we know we weren’t going to be able to do to the home later on. There are many designs that are considered an upgrade, there wasn’t any incentive at the time. If I could go back, I wouldn’t have added a corner lot since backyard is wide opened facing the street and HOA only allow bronze aluminum fence or privacy hedges. That’s something to think about if you’re big on privacy. Overall, the upgraded materials are great. The thermostat and bathroom basic are a little cheap to me. I love my built in kitchen and the appliance that came with it. There were small correction needed during the walk through. The construction manager was responsive and handled it as promised. The 4 star is the turn around time on closing turned out to be 6–8 months to 1 year and 1 month. I still recommend pulte to friends looking for new construction. ... More

Overall good, but can be better on communication and response on issies raised during construction. Build quality need to be improved on details. We are still waiting on unfinished things after closing for more than a month.

Our build took a long time because of pandemic and supply issues, but our project manager from Pulte, Gavin, continued to give us regular updates on our progress. During one visit to the community, he met with us and walked through our build, identifying key features in the structure and listening to us. What made that so significant was that he remembered the things that were important to us and made sure our new home had everything in place that was in our list of concerns.

Overall, very good experience, any issues have been dealt with in a timely and professional manner - friendly service on sales and construction end as well. The only challenge was the mortgage portion. In the end it was fine. Perhaps more emphasis should be in communications on that end - speak to the homeowners' level of understanding. Most prospective home buyers do not have a wealth of experience on the ins and outs of the mortgage process/system. Figures and terms can become difficult to keep up with and clearly understand. Closing lawyers are a joke!!

The entire Pulte sales and construction team were attentive and professional throughout the entire process. Soroush and Danny went out of their way to make sure that we were more than satisfied with the final product.

During the buying process, Pulte has been keep me well informed about the progress so I can get everything prepared ahead of the time. Buying house is a very stressful process , especially if you also have to sell your existing house. It takes a lot of carefully planning. Pulte delivered the house on time, even though there's still couple times not done by the time we moved in, but that all been taken care of within couple weeks. In terms of build quality, overall I would said it's very good, there's always some minor issues. But that's true regardless if you buying a condo or a mansion. Pulte didn't deliver everything perfectly (doubt anybody could), but if you keep your expectation within reasonable range, you will be a very happy home owner. ... More

Pulte Mortgage was a nightmare to deal with, in particular the loan officer we had assigned to us. He was not responsive to any emails sent or phone messages left and overall not the best experience as we have dealt with many mortgage companies in past. His Assistant Clay was excellent. We advise better communication between project and mortgage company due to all the delays because of labor shortage and supply chain issues. We sent same batch of paperwork to Pulte Mortgage at least 3 times, if not 4 as we were told it became outdated due to closing kept changing. In our total frustration, we ended up going with another mortgage company who accomplished all in 2 weeks. Lastly, We very much resent the fact that due to another delay in closing, we were required to pay $1100, to our mortgage company to lock in our rate for another week. We were informed immediately by Pulte rep when we went with another mortgage co., that we would be charged approx $150 per day by Pulte if our new loan people were not ready at closing. However, when the tables were turned, and Pulte wasn’t ready to close on 9/21, Pulte rep said management would not honor and pay fees charged to us even though Pulte was at fault. We did not close until 9/29. Shame on upper management, we should have been reimbursed the $1100. I am overall satisfied with the home buying experience with Pulte. The people were very helpful, especially with regards to warranty information and where to look for in terms of assistance for home maintenance. That being said, there are some points for improvements. The workmanship for constructing the home can be improved upon, we found some appliances (bathroom, kitchen sink) not quite working as functional. Overall, great job

Our experience with Pulte and all the people we worked with was great! They explained everything pretty well when we were buying and choosing our options and they updated us weekly during the building process. We had couple walk throughs and during the final walkthrough we were able to inspect everything and marked any issues which they fixed within a couple days. The workmanship and quality is pretty much what I expected from a quick built subdivision house, not the best but also not poor, just average. Overall we are happy with our new home and would recommend.

Overall satisfied but finishing could have been improved.

Easy closing of the house

I say I had a decent experience throughout the process the only thing is they rushed towards the end to meet the closing date and too many out standing issues. Lawn has been hastily layed and having drainage issues and majority of the lawn has to be replaced

Our experience with Sales and Project Manager was excellent. Pulte built a quality home with emphasis on energy conservation and final finishes. Picking from the Pulte catalog of build options allowed us to specify a home which reflected our needs and wants.

Pulte homes have a robust plan to build the houses. Their sequencing of activities are excellent. They have quality checks in place. The customizations sometimes fall through the planning process. The issues and corrections move slowly, but they track and get it done. Overall a great experience buying a Pulte Holme.

Pros: The construction manager was very nice and responsive to questions about the build process and timeline. We were able to choose between different packages for the design (flooring, paint color, cabinet color, appliances). The end product is awesome and I'm very happy with having a new build home. Cons: The painters got paint on everything (light fixtures, flooring). There are two stains on the carpet in one of the bedrooms. The blinds that Pulte had as an option do not work (loud clicks and don't close all the way).

Don’t get me wrong we love our home… there were some cosmetic issues that I feel should’ve been addressed, and some that still need to be addressed. A lot of my windows are the wrong size which leaves small gaps on the sides.. one window is completely different than the others. We have been working with them on getting our screens all replaced, because they were all too small. I don’t think my yard was leveled before the sod was laid (seems a little lumpy) and whoever did our sprinklers didn’t bury one of the sprinkler heads…. there was paint on the rails of the banister upstairs. Like I said it’s a lot of smaller cosmetic things but things that I feel should have been addressed and spotted by the builder considering the price we paid. Price and quality of the house is great. Supervisor Gavin was so helpful to fix the issues which left unfinished by sub contractor. I am so happy that I Choose this Pulte home builder and the Windsor Community.
