Love my home so far... worst sod installation ever

Very pleased with my home overall but I opted out of buying irrigation because my yard is so small that watering should not be an issue. Unfortunately the turf company laid poor quality sod over completely unprepared clay. Under the sod are multitudes of rocks and construction debris. The grass turned brown within 24 hours and now a week later, after heavy rain and copious amounts of water from a number of sprinklers I have purchased, there appears to be some hope that it may turn green. Have had some quality issues with the home. Had a gas leak, A/C didn't have coolant due to a loose fitting, lumps in the floor under the carpet, hollow sounding floor in the kitchen. The person that handles the warranties had been very responsive. The yard grading is somewhat of a disaster in that the backyard has a really step hill that wasn't there when we purchased the lot. The neighbors on either side have flat yards so I'm not sure how it ended up this way. Having a hard time getting the builder to do anything about it. The house cosmetically is very nice. Impeccable service... until you close

This was our first home purchase and our experience throughout the building process was phenomenal. Unfortunately, that level of service ended when we signed on the dotted line and handed over the check. There were a few remaining issues to be resolved at closing which we were promised would be handled promptly. That was not the case. We were left to project manage those repairs on our own along with the additional ones that popped up shortly after closing. Word of advice — when building with Pulte, do not close on the home until all issues are resolved or added to the escrow list.

Every Pulte employee was a joy to work with from start to finish. All were clear, concise, professional, and friendly. Up until closing weekly updates were given and appreciated. In my opinion, workmanship and materials used are far from excellent. This includes sheet rock, paint, flooring, studs placed at 24 inches, lighting selections, and energy efficiency. The wind blows right through my front door. Since closing it had Ben difficult to get information and timelines for exterior work such as grading and concrete. The development is going to be beautiful and the location is perfect for me.

We love the idea of our new townhome. It suits our lifestyle and we look forward to new releases;ationships with our neighbors. We are disappointed in the build quality. We kept hearing that what we bought was builder quality. Our construction manager was great giving us walk throughs but was unreliable responding to our email and suggestions. I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

My husband and I were so excited to move into our new-build Pulte home, but the excitement was stolen from us when the week we closed, as the place was a mess. Scratched floors, splattered paint on the floors and countertops, direr windows, missing pieces to blinds, loose siding on the house, and a few others. Pulte cares about their quality, but the contractors they hire do not. We have lived here for a month now, and they are still fixing a few things, but the home is beautiful, exactly what we envisioned, and we look forward to making this our life-long home.

its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. We love many things about our new home. We are disappointed with the quality of some of the "finishing work" - sheet rock; painting; trim work; etc. As example, we just had window coverings installed and some windows have the appearance that shades and blinds look not level and unevenly centered when in reality some of the windows are not square. Perfection is not a reasonable criteria but for the price paid for our home we certainly expected superior quality and craftsmanship. The longer we occupy our home the more and more "shortcuts" we become aware of.

I entered a contingency purchase agreement and within 24 hours the house I chose was shown & offered to another buyer. Luckily my realtor was able to sell my house so I could remove the contingency. The quality of the carpet & flooring is low. We love our home and our happy we purchased. But the service we have received after we closed, has been absolutely awful. Our house was not cleaned prior to moving in, our yard was a complete mess with garbage from construction and we were promised by Andreas it would be cleaned up. Nobody ever came to clean it up and they just came out with bulldozers and covered it all with dirt. Communication during the building process has been a huge issue. When we pointed out poor workmanship throughout the process, we often got kickback or we felt we were a bother to the building supervisor. Our house is beautiful, but we constantly finding issues with poor workmanship and we get little or no response from building supervisor. After talking to neighbors that claimed to have the same issues we discovered we were often lied to (they fixed things at their house we were told nothing could be done vise versa)

I still haven’t moved into the home because I’ve spent my days cleaning a mess that shouldn’t be there. I was told that the blue tape items that we put in during the celebration meeting would be taken care of by the morning of the closing. I came on the morning and Jeff told me that the painter couldn’t get to it yet and told me to go close and come back and that it would be. I gave him my garage code, came back the following day to most of it completed still some not and a dirty house which I had to sweep up and clean myself.

Mixed bag of individuals throughout the process. Some parts went well: our construction site manager is responsive and cares about her work. Sales is typical: brash, not super helpful in reviewing *all* details, very “hands tied” approach. It felt more like a transaction than any partnership. TBD on exterior work and warranties. Talk a good game but I am a bit hesitant to believe it given neighborhood chatter. Overall this was okay. We were familiar with the builders as we built another house with them. Its unfortunate that any upgrade you get with them is still okay material quality. Specifically the carpet is poor (both low grade and high grade) and we were really disappointed with the cabinets. We went "top of the line" and our cabinets look pretty cheap. This sounds weird, especially with low interest rates but I'd recommend getting only structural options and then replacing cabinets, countertops, lights, flooring with higher end products. Several of the home owners in the development have had similar experiences of not feeling taken care of after the build is complete and you have closed. We have had several issues, some minor, and some larger, but haven't gotten good responsiveness to issues. There should be better communication and exceptions set with home owners as well. For instance, several of the home owners have reached out regarding large trucks driving too fast in the development, the response we've received is "we don't control the contract workers".
