Pros: Pulte has great floor plans, elevations and options, good site locations, good community planning and generally well maintained communities Cons: Shoddy workmanship in a few areas (needs to focus more on the quality and not just speed), possibly a COVID driven issue but some of the standard options they have provided before along with their higher-priced options aren't standard anymore (as a second time Pulte homebuyers, our last home we've built came with some standard options that weren't standard in our new home), responding to new build issues through their claims portal is very slow, our experience with the sales during our home construction was very bad and she didn't get her work orders properly organized neither with us nor with the builders and there was confusion with options and the sales price changed twice because she couldn't keep track of the options. Elaine is a great salesperson. Tim is a great Customer Care Manager that coordinated fixing numerous issues after closing.

On time build as promised. Quality of build not as expected. Options cost a lot. Forced to go with Pulte lender as other options don’t work. Responsive to the issues that are brought to attention.

Well based on my experience do not close on your house until you have everything that you are expected. I was the first one in this neighborhood and am still waiting for my driveway to be poured in the meantime there has been over a dozen of homes that closed after me that have both their driveway poured and some of their landscaping. Had I known I would have held off on closing.

Everything in our home was done really cheaply cabinets installation ,kitchen island !! (0,5 inch gaps on both sides terrible job! .For the price of the the development craftsmanship is terrible , walls are crooked;anything in the condo was done cheaply and without the second thought (design and placement of electrical outlets are terrible!!) Steps are not wood but some kind of wood chips mix ?) and not really safe -they are moving under foot( they are not aligned ( basement and garage)and really menace to safety! Windows are not working properly.Construction manager is trying his best to help! he is real professional (but It's little too late to fix that project)View is great for sure! ... More

We really wish that we had more time between our celebration walk and final walk through. Only 50% of the items printed out were fixed or addressed. The very final step of the closing was scheduled for November 30. Our appointment was at 11 and we did not close until 5:30 in the evening. There were over 35 closing scheduled for that day alone. Other buyers were also there on the 30th because they couldn’t close on the 29th. Not sure if a Pulte was trying to close by the end of the month figures. But many people were very frustrated. May want to stagger them out more thru out the month.

Security issues front porch..no sensors on garage lights outside..no follow up after completion..i.e. outside cleanliness of brick appearance..not working with home owner on what they want..i.e. wanted subfloor laid down underneath hard wood flooring..was not an option even tho we told them we would pay for the subfloor..now subfloor shakes when u walk on it..if I am in the bedroom I can feel the floor shaking if someone is walking in the great room..I feel if someone wants an option and r willing to pay for it why wouldn't it be considered..

Location is great. Ask a lot of questions. No one person at Pulte will have the answers. I got burnt on my new refrig appliance, Samsung, kept blowing the fuse. Someone was to suppose to tell me about this before I moved in that Samsung and Pulte don't go together.

The site engineers should make sure the wooden floors properly installed

Pulte makes high quality homes. Be diligent in asking about all options for your home including upgrades. We missed out on a few options due to our sales associate being fired in the middle of our purchase. There are a few things we didn’t know and were misinformed about. Pulte worked to correct some of the issues. They were responsive up until signing on the dotted line. Once you sign and purchase the home you become low priority and the communication is delayed and at times unresponsive to the issues that arise. Overall, the experience was par for the course of new construction. The quality was not great in terms of workmanship and materials.

It was frustrating and disheartening to watch, after we had moved in, several homes in the neighborhood be completed, with driveways installed, while we waited. It is apparent to us that Pulte only cared about getting us Closed; after that we were put to the back of line.

Pulte has beautiful floor plans that are well thought through to meet the practical needs of every customer. They also have nice exterior elevation options for each home model. As a first time home buyer, I did not do a good job of planning my structural options since it needs to be locked in within 24 hours, I would have appreciated some leniency from Pulte in that regard. However, nothing major to complain. When it came to getting a good deal, it totally depends on how interested you are in the first meet, some room for bargaining is definitely possible (especially on the lot premium). Pulte did have a good selection of interior material, the best part is they used quality products from reputed brands for every single item. Since they are extremely quick (considering they are a high volume production builder), the area they lack is quality of workmanship. As a customer, I had to follow up constantly to ensure the work was done the right way. I would appreciate more internal quality control from Pulte. Lastly, Pulte mortgage is extremely aggressive to gain your business. I was a bit disappointed with my experience with them at the time of rate lock, they simply would not give you the best deal unless you gave them a valid loan estimate from a competitor. Quality of workmanship is a concern

This is my first house and I do like it overall. However, there are some annoying issues. The electricity of the jacuzzi somehow isn't done at all at closing. I found it out days later that the bathtub isn't working and the plumber came finding out that there's no electric outlet and the plug is just left dangling. And as the house closed the builder's no longer responsible for it and the warranty is taking forever. (House is closed 2 months before and it's still not resolved till now). The dishwasher is also not correctly connected with the sink, while this is resolved fairly quickly by the manufacturer. Not sure how these issues occurred. Perhaps the inspection didn't go through the appliance in detail. These issues are a bit annoying and disappointing, but other than them the house is quite nice. ... More

unresolved issues still pending and we also found a dead bird In the furnace. The dead bird caused furnace leaking issues in the basement for 2 weeks.

We heard Pulte is a big company and we thought the process of the house construction will be customizable so that we can choose what we need, but the process we went through is different. Pulte has very strict rules in terms of alterations we can perform.m, that made us difficult to build the home we dreamed. Pulte has very strict rules in selecting the structural options, once we selected in the starting that we can’t change after couple of weeks. Overall, Pulte has to change according to the buyers taste.

There's no lock provided for master bathroom by design! That is unbelievable and never heard of with any good builders. In spite of asking about this with Pulte the answer has been only 'NO' which doesn't sound good.

Requirements from builder were met however, do not expect anything over and above what I ws absolutely necessary for builder to pass inspections. Less than expected finishing work. For example, the on the front porch were covered in cement although we were told they were already "cleaned up." Not a great welcome present to walk into. Outside trim paint was missing or "thin" in many areas. Ceiling vent in the guest bathroom was askew. The list goes on. Nothing horrendous but very disappointing considering these are not cheap homes. We are not big complainers or trouble makers but we had originally had been very excited to move here after leaving a long-time beloved home. The landscaping wasn't done when we moved in and we were OK with that but there was a brick in the driveway that we had to move when we pulled up and then trash was everywhere in the yard. Again, we understood that would be taken care of when the landscapers came (and they did a great job, by the way) but very disappointing to see. We did a "final walk through" the day we closed and the home hadn't been cleaned yet (they were doing it that morning and we closed in the pm). It's obvious that Pulte rushed to complete with cracks appearing in less than a month in the basement in areas that are not engineered to crack. The magnitude of building building waste left on the garden is definitely a disappointment. Not providing a real solution for gutter drainage means that water washes top soil away, so adding in solutions to complete such a basic function as exterior water drainage to the nearby storm sewer is just a nuisance an what should be a basic water management add-in which would also reduce the risk of standing water around the basement. A smart decision on this from Pulte would reduce risk of basement leaks. They already installed a sump pump pipe to the storm drain, so using gravity from the gutter pipe straight to the storm drain would be better for the environment as less work would be needed by the sump pump to lift water back up and out again for maintaining a dry basement. ... All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. One solution would be to bring in a 3rd party audit before final walk-thru with customer. This would help ensure a smooth transition to the buyer.

Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called.

I found the quality of work just so so. Would rate as an average home builder. Had problems from the start and throughout the build. Nice looking home, but you will pay, just like any other new home build for the upgrades, which will probably be a lot. A lot of problems along the way were addressed right away, others not so fast. You need to be very vigil throughout the whole process.

People were always very reponsive to me. No complains. However regarding quailty of material is perceived after a little more than a month in the house. The whole second floor squeaks, in some areas very loud where we avoid to walk when little kids are sleeping. Carpet instalation is very poor, there are places where it is already pealing off and also there are many places with carpet nail not properly installed that hurts when we walk over. Hardwood Floors have gaps in some areas which are not supposed to have as we can see in the rest of the house. I believe the one year review will take many days to solve all the issues. ... More

Too many surprises. HOA is non-responsive. Monthly fee is too high for the service provided. Salespeople and building supervisors are very nice and the exception to the rule. Home itself has numerous minor issues. Phone service is spotty which is a real problem. Internet service has issues.
