The follow up on items that need to be fixed or corrected has not been satisfactory at all. Overall finishes has not been to Pulte standards. Have concerns about the grading of the property matching plot plan.

Pros: - Appearance and layout of home - Sales staff and build manager are responsive, informative and easy to work with - Base selection options (appliances, cabinets, flooring etc) were generally all decent quality - Builder's mortgage was competitive and great to work with (always shop around other loan estimates) Cons: - Horrendous impact sound insulation. If you have neighbors, especially upstairs/downstairs you WILL hear every footstep, door opening and cabinet closing they do. We were impressed with the design and spec of the house and decided to go with Pulte vs. other builders during the pandemic. Once we sat down, we recognized several red flags but went ahead because we needed a place. The first one was the premium for the lot. We asked for an estimate of a property next door and the price difference was outrageous. It wasn't a few hundreds but a more than ten thousand with less options than our current lot. I wish Plute’s sale person could have provided truth rather than misleading information to convince the customers to buy the condo. For example, I was told by the sale that the building will be using Pulte patent structure and we will not hear noise from upstairs. It turns out not true, I can hear neighbors above me walking around their rooms. If the sale did not exaggerate, I will buy the unit on the top floor. The quality of the material used is a very low grade. No proper insulation, even the noise of TV can be heard by the neighbors. Quality of the wood floors are terrible, with a small contact they get scratched, tiles in the bathroom are loose, crack on the wall.

My problem started with Pulte during the constructions of the house July 2019. First the wrong flooring was installed and it took about a month with the back and forth before they admitted that the wrong flooring was installed. The AC vents in two rooms were covered by dry wall, I had to do multiple follow up before it was corrected. The repairs that we were promised during the initial walk through were not touched on the final walk through. I would give less than 1 or zero if that were on the list! It is all cheap materials—looks like a trainee built the house rather than a professional. I can list hundreds of them. I had to get my flooring done with tiles and when the carpet is lifted, i t was rough surface and holes everywhere like they hammered it—-staris too same thing! Very poor job overall!

The sales consultant and construction folks were very responsive and thorough but the quality and workmanship is so, so poor. After closing there were areas that were not painted that we did not catch, the stairwell started chipping, the railings were crooked, things that were promised at the walk through were not followed up on. This is the 3rd new home that we have purchased in the last 10 years or so. Initially, everything sounded great and it seemed as if Pulte truly stood behind what their employees said. Now we are noticing too many issues with the craftsmanship and no one giving a solution to the repairs needed from a water leak. There has been a hole in our main floor roof for almost 3 weeks now and we are told that someone needs to come assess the situation AGAIN next week. The mortgage that we have to use in order to receive the incentives, is terrible at best. These house get built so fast they lack details, all the house are the same, the walls are not sanded well, and paints is patchy. Lots of promises up front before closing that issues would be resolved. Painters came three times since closing yet quality of work and products are extremely subpar. We have not complained again because we feel it will be more of the same. Expectations have not been met and there seems to be little interest in engaging us to check in. Every door in our home has issues and all door handles are poor quality. We have given up and most community members (according to what we hear in the chat group) are unhappy. We have water leaking from our bathroom into our main floor, we have a sink hole in our front yard due to a suspected sewage leak, we have water coming through or basement ceiling from the HVAC system, we have water damage in our family room from a roof leak and this is just the water problems. I purchased a brand new home from Pulte in April 2025. Just two months later, the inner pane of our double-glazed sliding glass door spontaneously shattered—with absolutely no sign of impact, misuse, or damage to the exterior pane. This is a textbook example of a stress fracture or material defect, which is supposed to be covered under Pulte’s 1-year limited warranty (per their own performance standards under section 10.5 for cracked windows and stress cracks). Pulte does a rush job. Everything from the installation of the doors to the paint job to the construction of the walls was clearly done in a haphazard fashion showing a lack of care. Even the toilet they installed had a crack in the basin. Whenever an issue arises, I have to play email and telephone tag to get any kind of response. And then, there’s a lot of gaslighting about whether or not the issue I present is truly a problem. Don’t buy Pulte.
