There are few issues like Since we chose platinum package we have chosen vinyl but there is a gap between vinyl floor and the door frame. Drive way bricks not properly arranged. Also the closet racks all rusted the day we move in. Still following up for the replacement. Someone came to touch up that's what we need. Garage was not placed properly I see the bolt placed on one side unsupported and door hanged somewhere. Guest restroom water clogged within a week. Title floor filings coming out now itself.

It’s okay not a good experience for a first home buyer

Our celebration day was a disaster, did not leave us with a great feeling!! Jeremy and Andrew did their best to make it right but still left a bad feeling in pit of my stomach

At my closing I pointed out something that needed to be so done my field manager said he would take care of he promised. He just wanted me to sign off... there are stain drippings on my stair case. There are granite on my floors and paint in my floors throughout my home, there is a deep scratch on my cabinets in my bathroom that I noticed as i was leaving out the bathroom as there was a piece of blue tape there but not addressed. Reported it under the 30 day closing warranty... reported everything in the 30 days and it is not 31days and none of it was addressed. There was suppose to be an outlet put in the closet for my media as all media ports were put in there but no outlet... nothing has been addressed. No one cares after you close! Disappointed in finish work and quality of the "upgrades" we made.

I paid extra for a refrigerator there top of the line one that they had to offer. On the day of closing they put a temp one in and told me that it would be 2-4 weeks the fridge was on back order. After 4 weeks no one contacted me I had to reach out to them and the person that contacted me said he was not sure when the fridge will arrive. He would contact me which one has it. The fridge that is there stands out like a sore thumb. I am totally disappoint in the lack of communication and the sense of urgency. I paid extra for what?? I had family members laugh at the fridge cause of it's size and it is quite embarrassing. ... More

Sales staff was great field mgr very good Product choice is substandard and workmanship needs improvement

By the time you see your house finished, you are amazed as it’s a dream coming true. By the time you settle in and start living inside it, you start noticing several aspects about the material and workmanship that could have been done better, such as stains all over the walls and flooring, hand marks from the workers that do not go away, poor quality painting that gets off easily and is sticky, small holes left unattended and so on. It’s a bummer to notice those items only after living on it, which starts to be a life of fixing minor issues.

The experience didn’t feel personal. For the amount we are paying for the house I expected better communication and follow up from Pulte’s end. I also expected better results from the vendors you used. It felt as if they didn’t care and our home wasn’t really a priority for them with how careless they were with some of their work. Pulte could do a better job with following up on your vendors worksmanship.

Overall building quality is fine. Minor issues but response from warranty could be a little better

Great neighborhood but seems like things were rushed at the end. A lot of less than quality work mad been found after we moved in. We are getting lots fixed but horrible drywall work can’t be fixed. But we love neighborhood and house design.

We purchased a new Pulte home at Epperson Ranch just over a month ago. It was a quick move-in home so we didn't have any input into the finishings or design. Nevertheless, we liked what we saw so we went ahead to purchase it. Although it was a brand new home, we decided to pay the extra $$ to get a new home inspection done, and we were very glad we did! Although the home itself was structurally sound, he found many areas that needed to be addressed. These included nails protruding on the roof, unfinished painting on the outside and inside, missing/malfunctioning door stoppers, incomplete sealants around the sink and so forth. It had a lot to do with sloppy workmanship. We were very surprised by the number of flaws that were identified by the inspector considering it was a brand new house. We shared this information with Pulte about two weeks before closing and they agreed to address everything before closing. We met with building supervisor three days before closing and even though they said they addressed all the issues, when we did the walk through it was noted that not everything was taken care of. The supervisor promised that it will all be fixed before closing. We met again few hours before closing and did a final walk through. During this time, the remaining issues had been addressed and we proceeded to close later that day. It was just disappointing that a new home had so many flaws. Someone once told me that when you build with a company (like Pulte), the same guys building the 200k houses, build the 400k houses and the 750k houses in the development. I tried to except this,,,, tried. However when you spend this much money, you’d hope for a higher quality relative to the lower cost homes. They are all very good. Just not great.

The service rep agreed this to be fixed it’s been 2 weeks, but I insist it needs full replacement for safety and functionality. • Leaky Lanai Sliding Door: Air leaks in and out around the door, compromising insulation. When I questioned how the home passed inspections, I got a vague response about sliding doors not being airtight due to metal tracks, followed by a referral to email someone else. This shows lack of accountability or customer care. • Scratched Refrigerator: I noticed scratches on the refrigerator before we moved in, but my request for replacement was denied because I didn’t spot it during closing. How is that fair when it’s a brand-new home appliance? • Garden and Landscaping Issues: I did not raise a service request for the garden yet as by now you will realize this is a painful process. But there are bare patches with missing grass, and the mulch around the property is insufficient, leading to poor coverage and erosion risks. • Missing Weather Strips on Doors:Main door lack proper weather stripping, which likely contributes to drafts and energy inefficiency. This should be a standard feature in a new build and it’s taken 3 weeks approx to get a new weather strip! I was provided a temporary one! And there are even more minor defects piling up! I get the sense that the on-site team genuinely wants to help, but upper management views these fixes as additional costs rather than investments in customer satisfaction. If Pulte’s feedback process is just a formality, it’s wasting everyone’s time. If the company genuinely cares about homeowners, they need to send a team to fix these issues ASAP. This builder requires the homebuyer to use only the contractors and subcontractors originally engaged in the construction of the house. After closing, as the homeowner, if I wish to have ceiling fans or wired security cameras installed, I am obligated to use the same electrical service company employed by the builder. If I choose to use another licensed electrical company, my electrical warranty will be voided. This restriction should have been disclosed upfront, as it directly impacts a buyer’s ability to make an informed decision about proceeding with the purchase under such limitations. While I understand the builder’s need to hold contractors accountable, I believe that work performed by any licensed electrical company—provided it complies with the current NEC, NFPA, and local codes—should be recognized without jeopardizing the warranty. Furthermore, I have received a quote that I find excessive: • Installation of seven ceiling fans throughout the house — $1,115.00 • Prewiring and installation of two customer-supplied flood lights — $688.00 I respectfully submit that these restrictions and costs raise significant concerns regarding fairness, transparency, and homeowner choice. ... Just look for some other builder if possible.

From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. Looking back at it I’ve had nothing but problems within the first two months of living in my new home. Electrical not working pipes being clogged, master shower leaking into closet, including the drip edge for master shower door feel off. New trim throughout the house already gouged from workers. From the first and last inspection upon moving in the checklist was not done. The dryer vent wasn’t even installed not realizing for a few days almost caught the house on fire. The grout was never sealed upon completion of tile, now my new white grout is permanently stained. There was water damage in the guest bathroom that they just tried to cover up. Second floor bathroom grout was already cracked, poor caulk job. Master bedroom window did not work. I’ve had to schedule continuous appointments on my days off to get fixed. It’s been an horrible experience and only worry what problems will arise in the future. I felt like I bought a lemon. To anyone that inquires about Pulte homes I will recommend to stay away. The sales staff was great the rest of the process was awful I wish there was a do over financing process because I hate what I settled for to get the job done and underwriting were terrible. We buy our home since 1st day we have issues with our drayer have fire issues and dishwasher issue and refrigerator. We r so tired to complain whirlpool and Pulti.

I have reached out multiple times but have not received any response. The microwave, which is installed inside cabinets, is meant for countertops and not built-ins. Whirlpool has refused to provide warranty support. Despite reaching out to multiple people, I have not received any replies.

The sales team sucks, don’t respond , won’t provide any info until asks

We are happy with the quick response for any issues. Since Putle is the one of the popular builder, we had great expectations regarding the quality and finishing by the time we close the house. However, we were very disappointed with the poor finishing. We see a lot of paint patch works across the home, doors paint wearing off in two weeks, they fixed it but same repeated. Unclean finish of grouting in the bathroom tiles. Doors misalignments and so on. Carpet issues like, it came off in a week not happy.

Build quality is poor. Team just looks to deliver the house as per the schedule and were not concentrating on the quality at all. Very poor in reviewing the work done and correcting the issues intime.

THE CONCRETE IS CRACKING IN THE GARAGE AND BACK PORCH ??????
