Most parts of the process were way below standards what we expected of Pulte. Multiple times I gave you the benefit of doubt due to global supply chain issues. But now it is clear you were only interested in selling at the market peak, not focused on delivering. 1. Warranty manager although responsive, only responds to selected issues. Some of the issues seem to go into a black-hole. 2. A few glaring design defects were not mentioned, although every employee, contractor and visitor knew of them (driveway slopes backwards, carpet in a few rooms highly defective). Most unfortunate experience, closing with the Pulte owned title company a fiasco, did not honor agreements offered in writing at time of contract signing, Non existence post closing assistance just keys delivery, no warranty deed provided until realtor insisted. failing to provided a forced title insurance purchase despise offering optional payment at a cash transaction, after 33 days of closing I have yet to receive policy certificate, house not ready, expect completion current week .

We were one of the first people to pre order a house on May 2021. Interest rates were at the lowest and they promised us it would be done December 2021 - Feb 2022. We initially looked for a new home due to the interest rates were still low. I was never informed throughout the process that delays were happening, I would ask a month before initial date of closing, on how the house was doing and was then informed it would be delayed. The home building experience was an awful process. We were watching the home be built and had to point out errors constantly to the construction team that they weren't catching. These errors included the door sizes, railing color, warped doors, bowed walls (many bowed walls) among other items. The house and lot were dirty and seemed to never be cleaned throughout the entire process until the absolute very end. The only reason I purchased from Pulte is because of the floor plans and location. Aside from that expect builder grade and sloppy craftsmanship in all internal finishes. I upgraded to the gourmet kitchen package and it's been a complete disappointment. I'd had to have pulte return to fix broken cabinets, leaking plumbing connections and holes in back of cabinets. I've bought preconstruction from other home builder in the past but never have experienced such poor level of craftsmanship. The day of closing, all cabinets were missing all door knobs!! Wait time on construction was not as told and they did not properly explained the type of land being purchased as it was flat and at the end was a huge slope in back. The construction inside home are all uneven: walls are not straight, outlets are not in lined and some forced in. Missing pieces from carpet to floor tiles. Overall cost of home does not give you the value in material not construction.House was not completely finished upon closing. They just care about the money.

From the beginning to the end. We did not have a good experience with Pulte homes. Very very disappointing. So much misinformation and miscommunication. Pulte made promises on things that did not occur. For such a prestige’s home. Pulte did not stand up to their name. Poor quality in workmanship. Poor customer service. So many things still not fixed. Everything was rushed to build the homes. Other homeowners feel the same way.

In general, the entire experience with Pulte from sales, to design, to construction and closing was mediocre at best. The left hand doesn't talk to the right, and overall communication and organization was poor. What should've been the most proud and exciting time of my life was 8 months of hell and escalation after escalation. The process of building the house was somehow smooth. Some of the materials used were not best quality (ie. wood for wall studs, gypsum boards). Even the carpenter confirmed this. The field managers relies on the contractors for supervision. The construction is in autopilot, little supervision from field managers. If you see issues during inspection make sure they are taken care before closing. After closing you have to request warranty service which will cause lots of headaches. I have had major issues such as , the main drain water line broken in two places, second floor hallway sinking in, burnt out light fixtures, nails sticking through the carpet . Sadly enough I’m stuck here. Kitchen cabinets are of poor quality, although they look nice.

Project planning was not good Roofing trusses sat in sand and soil for 4 months before pouring the foundation of home. Construction crew still installed them and had to remove them. Construction crew ordered doors with no roof on the home, clean up crew did not remove paint and texture overspray from wall switches.......... call me for more details.

I bought a new home thinking about wont have troubles with maintanace, but I was wong. I already haved problems wit air conditioning, paint of the pool floor is running down to the pool, broken wall toilet paper holder, a crumpled on the wall of the restroom in the pool area, crack in the wall of the master room and I need the a few of the same ink tou painted my front ddor to fix the difference between the locks that I changed.

My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. New condo, and after two weeks of closing, major leak in the house required the builder to open up sheet rock and fix the HVAC leak. Mold has started to grow and we could not use the house for 2 weeks. No courtesy or compensation for the trouble caused. Horrible.
