The house was not fully complete at the “celebration” due to a changeover in field managers and some miscommunication. The customer care rep is doing a good job closing out issues that he normally does not have to deal with,

We closed on our home last month. Being the first home in a new development can have it issues, the Pulte team was responsive to everything.

Perform a thorough walk through before closing and clearly document any items requiring repair by Pulte.

Still have issues with the refrigerator and light switches in the kitchen. Also, master bath shower surround has scratches that need to be addressed.,

We love our new home, but the process has had (and is still having) its moments of frustration. Didn't really feel that the sales team was super honest. We were pushed to sign our agreement with the insinuation that prices were going to go up and lots wouldn't be available if we didn't sign right away. They didn't and Pulte came out with a free pool offer and 50% off upgrades 2 weeks after we signed. We asked for a pre-drywall inspection, and had severe pushback. I was close to backing out of the deal and they finally allowed it. Getting a final inspection done prior to closing was difficult but manageable. We have multiple kitchen and bathroom cabinets installed with deep, visible scratches. Pulte agreed to replace them during our final walkthrough, but it has been almost 2 months with no replacements yet. Kitchen cabinet/countertop caulking cracked within the first week and was repaired quickly. The whole community was installed with the wrong size toilet seats. Picky I know, but we have already had to have one replaced because it broke a hinge due to the cantilever. They did replace the toilet seat extremely fast. My front door was missing one side of the seal. I should have caught this during the walkthrough but I think it was removed to touch up paint and never re-installed. We had zero say in the landscaping, which is laid out horrendously. Probably one of our biggest areas of frustration. The "fully mature" landscaping to cover the AC and Pool Units are not "fully mature". We have a pine tree placed directly in front of a window. Hardwood tree placed right next to the driveway. Other minor things we have experienced. Lack of an elevation survey provided to use for flood insurance purposes. It took weeks for USPS to recognize our address. Still having issues with 811 recognizing the address to come mark utilities. I will say that our construction manager was fantastic. He answered every question and walked me through the process along the way. I felt like he was on my team. Overall we love our house, we think that structurally it is well built. We think we got a decent value for the price paid. Pulte has been responsive on small things that needed to be repaired, but have not followed through on larger things as of yet. We love our house. We have had good and bad experiences during the process. It seems to involve inconsistent approaches by employees.

Things have been ok, but since my closing my construction manager said he was going to get a few things taken care of for me, and now he has moved on to another community, and I haven't heard anything regarding the few issues that I have. It feels like it's a "not my problem anymore" situation since I'm now out of sight, and out of mind. I feel like he just told me he was going to get the things I need taken care of since he knew he'd be leaving. Other than that, things have been ok,

Beautiful community with great resort style amenities and very friendly people. The Pulte sales person Derek was great and the quality of the homes are above average. Although we had a very good buying experience with Pulte, I would definitely not recommend using Pulte Mortgage for financing. We have been buying and selling properties for many years and have never been so frustrated with their financing process. The loan processor Jennifer at Pulte Mortgage gave us such a hard time and wanted so much personal information that was irrelevant to the loan process that we had to get financing through another lender at the last minute before closing. Although we have excellent credit and very good income sources she found ways to make the process more complicated than it needed to be over the 6 month ordeal. We secured a VA loan with another lender within 30 days of closing. After closing, Pulte has taken care of any warranty issues quickly. In summary; aside from the loan process, we had a very good home buying experience with Pule Homes and will recommend buying a home from them to our friends and family, but would warn anyone not to waste their time with Pulte Mortgage and find financing with other lenders. ... The quality of fit and finish was below what I was expecting. We have had several items that needed to be corrected since we moved in 3 months ago.

Good overall experience. Faster build time than we expected. We had a few issues that were addressed as they came up throughout the building process. I wish they had better quality appliances as their standard options and I did not like the vendor they partner with for technology equipment and installation (security system and TV wall mounts).

Ground broke 5-21 and closing was 11-8-24. Fast, efficient, communicative and well built. Construction Managers were great and hand off from one to the other was well done. After closing everything became more difficult and communication slowed down. Clearly "warranty" work is not the same priority as gettting the house sold.

Initial contact with Pulte salesman was positive till we quickly determined he was making mistakes and telling us things that were not accurate. Met numerous workers on the job and none spoke English. Fit and finish of home was average.

We love the model and design we chose and the design team were so wonderful! Our home had taken almost 2 years to build, but we were in no hurry. Pools were way overpriced and forced people to opt out of getting a pool and hire a pool company after they closed. We got a pool after talking them down from 300k originally. I’m embarrassed to tell people how much I paid. Some of the sub contractors were great! Nice quality work and others should not be working for any builder. We had a wonderful experience with our project managers! They are so helpful and do their best to get issues taken care of. Unfortunately we closed on a house that was not done and paid for a home we could not move into. The painting and staining was not done. Managing the QUALITY of work being completed during the process would greatly improve everyones experience with Pulte. People are paying out of pocket for their homes to be painted correctly after they close, to get a better quality finish. After spending over 2m on my home, I’m fixing the painting issues myself to ensure that it gets done correctly. The other items are being taken care of promptly and have been very pleased with the response of getting issues resolved. We would recommend Pulte and would for sure buy another Pulte home! ... More

Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

I am a senior who is alone and have decided I needed to be near family. my younger brother and his wife were very cordial to invite me down to fort myers to live near them. The stress of the situation was I am alone and did not have guidance on all this Technical stuff. My brother is my POA and Pulte would not allow him to sign for me at the closing. He lives here so it would have been convenient for everybody except apparently the title company. Thankfully Pulte had an employee who was very kind. Instead of insisting that I sit alone at a kitchen table signing documents online that I didn't understand she willingly fedex me the closing papers so I could read them and sign them with a pen. Imagine that. I'm grateful for Darlene. This was a stressful time for me and she turned it into something I could deal with. ... More

This is our third home in SW Florida with three different builders. Our delivery expectations were high but were disappointed with the final product and the amount of items required to be repaired on our 30 day punch list.

The initial purchase and the home quality was great. We did and still do have some exterior items that are taking far to long to resolve.

The Villa is very nice. and generally happy with it. However, attention to detail for a $500K+ Home is very lacking. Found many areas of poor workmanship: Cable wire boxes not connected to the wall, light switches not level, missed paint spots, paint spatters on tile floors, sink stoppers hard to operate, m is wired electrical outlet, door hinges with paint and glue on them, door frame casing not properly aligned and many more items. Pulte was responsive to our issues but they should not have happened in the first place. Check everything you can prior to or during pre-close walk through. Do not let them rush through and take as much time as you need. Make a check list for follow up. ... More

It was an easy process.

Pulte did provide what was contracted and overall we are satisfied with the finished product, even though it was over 2 months late., However some , "fit and finish" and punch list items remain unresolved after over 30days. Text, emails, person-to-person contact with the "Construction Sup" have resolved only some minor issues. But remaining issues : Missing expansion joints on Concrete garage floor, excessive gaps and leaks shower door are still remain unresolved .

The construction mgr. was OUTSTANDING and made the experience positive despite the negatives. This individual is DIAMOND for Pulte. The finish work (trim, paint, hardware, cabinetry finish) is poor and very disappointing. Response time is fair; the design center and closing depts of Pulte was an awful experience. I would start those depts completely over. Inadequate time for the design review; Communication on available options (hurricane proof windows) was very disappointing that we could have had them without a massive delay; the non-HP sliding doors are poor quality and no one in Pulte will accommodate us on a change. I wrote directly to Pulte corporate office and they never responded, simply referred my inquiry to the local sales office. ... More

Rough finishes, no quarter round , guest bathroom clumsily designed for door opening, front door entrance had dried concrete or stucco difficult to remove, door hinges had paint. Nothing large but most minor size issues.

Rushed into closing when construction manager was not even aware. Very disappointing.

We had an amazing salesperson in Gita and the last two months of our build, the project manager David was phenomenal. Initially the responsiveness to issues were slow. That changed immediately when David took the responsibility of our property. Since moving in, there are minor issues we have discovered, and I am happy to say that 90% of these have been addressed. We planned on making this our forever home, therefore finding a builder with a respected reputation to quality was important. We believe we nailed it with Pulte. We would absolutely recommend Pulte to our family and friends.
