We love our new home, but the process has had (and is still having) its moments of frustration. Didn't really feel that the sales team was super honest. We were pushed to sign our agreement with the insinuation that prices were going to go up and lots wouldn't be available if we didn't sign right away. They didn't and Pulte came out with a free pool offer and 50% off upgrades 2 weeks after we signed. We asked for a pre-drywall inspection, and had severe pushback. Things have been ok, but since my closing my construction manager said he was going to get a few things taken care of for me, and now he has moved on to another community, and I haven't heard anything regarding the few issues that I have. It feels like it's a "not my problem anymore" situation since I'm now out of sight, and out of mind. Beautiful community with great resort style amenities and very friendly people. The Pulte sales person Derek was great and the quality of the homes are above average. Although we had a very good buying experience with Pulte, I would definitely not recommend using Pulte Mortgage for financing. We have been buying and selling properties for many years and have never been so frustrated with their financing process. The loan processor Jennifer at Pulte Mortgage gave us such a hard time and wanted so much personal information that was irrelevant to the loan process that we had to get financing ...

Good overall experience. Faster build time than we expected. We had a few issues that were addressed as they came up throughout the building process. I wish they had better quality appliances as their standard options and I did not like the vendor they partner with for technology equipment and installation (security system and TV wall mounts).

Ground broke 5-21 and closing was 11-8-24. Fast, efficient, communicative and well built. Construction Managers were great and hand off from one to the other was well done. After closing everything became more difficult and communication slowed down. Clearly "warranty" work is not the same priority as gettting the house sold.

Initial contact with Pulte salesman was positive till we quickly determined he was making mistakes and telling us things that were not accurate. Met numerous workers on the job and none spoke English. Fit and finish of home was average.

We love the model and design we chose and the design team were so wonderful! Our home had taken almost 2 years to build, but we were in no hurry. Pools were way overpriced and forced people to opt out of getting a pool and hire a pool company after they closed. We got a pool after talking them down from 300k originally. I’m embarrassed to tell people how much I paid. Some of the sub contractors were great! Nice quality work and others should not be working for any builder. Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

I am a senior who is alone and have decided I needed to be near family. my younger brother and his wife were very cordial to invite me down to fort myers to live near them. The Villa is very nice. and generally happy with it. However, attention to detail for a $500K+ Home is very lacking. Pulte did provide what was contracted and overall we are satisfied with the finished product, even though it was over 2 months late., However some , "fit and finish" and punch list items remain unresolved after over 30days. Text, emails, person-to-person contact with the "Construction Sup" have resolved only some minor issues. But remaining issues : Missing expansion joints on Concrete garage floor, excessive gaps and leaks shower door are still remain unresolved .

The construction mgr. was OUTSTANDING and made the experience positive despite the negatives. This individual is DIAMOND for Pulte. The finish work (trim, paint, hardware, cabinetry finish) is poor and very disappointing. Response time is fair; the design center and closing depts of Pulte was an awful experience. We had an amazing salesperson in Gita and the last two months of our build, the project manager David was phenomenal. Initially the responsiveness to issues were slow. That changed immediately when David took the responsibility of our property. Since moving in, there are minor issues we have discovered, and I am happy to say that 90% of these have been addressed. We planned on making this our forever home, therefore finding a builder with a respected reputation to quality was important. We believe we nailed it with Pulte. We would absolutely recommend Pulte to our family and friends.
