All the people from Pulte we dealt with were fantastic. Our GC Jim, sales rep Andrea, mortgage rep Marcela and everyone else were great. Basic construction of the home was solid. Our own independent pre-drywall inspection was very good, however it was the finish work of paint, cabinetry and finish carpentry that was left short. Several broken cabinet doors, cheap flat paint with many sloppy errors, trim and door frames damaged and covered up. Other items were a damaged hood vent, electrical outlet not even hooked up, missing cabinet hardware for an entire bathroom and data cabling not terminated correctly to name just few. We have had homes built before and have been through the process. Many of these items should have been caught and fixed before move in. The community grows so fast.

Pulte itself is fine to deal with. The requirement that incentives require the use of pulte mortgage has resulted in an inept mortgage organization.

more time and care needed in finish work

Closing was stressful. Underwriter was still asking for documents the day before scheduled close. Lots of issues on the initial inspection that weren’t addressed. Still lots of issues to take care of on the 30 day inspection. Not great quality of workmanship. Lots of paint splatter from walls to ceiling

Overall, Pulte was fine. We are one of the first homes on our street, and the contractors and trades working on the other houses do not respect our property line, and play their radio (music) way too loud!

Attention to detail by the finishing trades needs huge improvement.

Need more attention to quality and details..

First, we love the location and the house as a whole. The layout is great and the house has plenty of storage compared to our last home. We are completely satisfied with the products used to build the home such as the appliances, flooring, faucets, etc. That being said, we have had problems with the details of the finished product. Primarily details in craftsmanship such as flawed cabinets being installed and left as finished, cracked granite counter top, return flex duct in the attic not properly attached and sucking in hot attic air, just to name a few. All avoidable with attention to detail from the trades and construction managers but this seems to be a theme after to talking to several neighbors. Initially, responsiveness to issues was a problem but with our new construction manager the process has seemed to smooth out. Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. The sliding screens travel the whole length of the tract instead of having a positive stop. House color and roof combinations are too restrictive. Why not have a flat tile color available for all exterior design combinations. ... More

Pay close attention to flooring placements when using their basic flooring. Some of it doesn't flow properly.

Shannon our home counselor was wonderful. Field manager, Lloyd, did not respond to multiple requests to repairs items we discovered after moving in.

People, workmenship, communication is good. Quality wise; material like paint, finishing can be improved. Design center collections are very expennsive.

We purchased the Firewood model because it was the only builder in the area that had first floor master. I would have preferred the laundry room on the first floor instead of the 2nd. I would have liked to be able to see the prices for the material at the Show Room earlier than selection day. We were allowed to see the material but had no opportunity to ask anyone prices until Selection day. The flat paint used as standard will come off with 1-2 wipes if it gets stained. You most definitely will have to repaint if you don't upgrade the paint - which I wouldn't recommend because you can get paint contractors for cheaper. We've built several times before, this is probably the worst paint job in our 3 experiences of building. I wouldn't recommend the Standard flooring or cabinets, they definitely are substandard quality - You WILL upgrade floors & cabinets. You're given receptacle boxes for fans but not even a standard fan was offered which was standard with other builders we've built with. Our biggest set-back was no Internet access for over a week - on a week I was working remotely. This situation was a hassle with Pulte & our Internet provider. The cable couldn't be run from the street box to the house due to "broken pipes." And neither Pulte nor the Internet provider would take responsibility to fix it. Multiple calls to Pulte & the Internet provider resulted in a blame game. Currently, getting the HOA agency or Pulte to appropriately manage the "gated" community has been a hassle. No one takes responsibility when you call. One quotes the other is responsible. In the mean time, come sun down people experiencing homelessness, groups of teens walk about the property - on more than one occasion in the "gated" community. Multiple calls to the HOA & Pulte from several of the residents in the community resulted in closing the main gate & leaving another gate open. We're from the Midwest. Arizona homes are definitely inflated compared to the Midwest. However, we chose a new build over an already inflated existing home that would need updates & upgrades. We may build with Pulte again, knowing however that we will put about 30-35% of the sale price in upgrades. I love my new house. HOA is a little high. Water is in the streets.

Over all the updates on the build was excellent. If something doesn’t get done by the move in date it takes forever to have the items fixed after that.

I wasn’t sure why roof tiles are falling of from top.. I don’t even understand how they constructed it. This is kind of crazy with issues in my home… I didn’t expected that house will be built without proper material and lack of knowledge on how to build.. it’s not issue with model it’s the issue with construction. Why construction guy take survey from customer directly and why they won’t show up when we have issues in home

Several outstanding items during closing were not taken care of. Paint splatter everywhere, chunks of caulking on base boards that were painted over. Missed caulking areas. Even the homes to both sides of us still had blue tape on them after closing. Do not buy from here if you are looking for quality.

There is way too much to share, but the bottom line is that the sales process went well, but not the finishing the construction's final touches. The last finishing touches, such as fixing things that are not done right or incomplete has been a frustrating slow process. Ranging from bad solutions to no (or slow) response. Even 60 days after closing we are still chasing resolution. This is true for us and other homeowners on our new street. Pulte's operations can't seem to get the 'last mile' of the journey completed. Very disappointing.

Everything was great until we filled out our 5 star reviews that they all begged for. After that, everything takes a turn because nobody cares anymore. They got their good review and now it doesn’t matter - maybe a public review will spark some initiative. We moved into our new home 12/08 and discovered a leaking valve on a toilet 12/21. Construction manager wanted to fix it but because of “liability” gets told he isn’t allowed, and we need to contact customer service. We have been contacting customer service off and on with empty promises and zero follow through since then. The plumber called once and rudely says, “I’ll be there in 30 minutes” when neither of us are home and we were not given ANY heads up to expect him. Now they tell me they have no appointments until the 10th. So, they want me to deal with an unusable bathroom for 3 weeks?!!! Beyond that, Morgan at “customer service” is one of the rudest, worst customer experience reps I’ve ever talked to. I would fire my employees if they ever spoke to one of my clients the way she spoke to me. No empathy, no sincerity and just a deal with it attitude. Great neighborhood, beautiful home, HORRIBLE CUSTOMER SUPPORT AFTER. Buyer beware. PART TWO: 1/16/2023 we find water pouring out of our master window, down the wall and onto the baseboard and carpet. We call the emergency number like we were told to if anything like this happens.. Emergency line tells us its MLK day and everyone is off, somewhat understandable. Tells me that they will send the info to the manager and have someone reach out the next morning right away (they said manager was Ariel) By 10am we still hadn't heard from ANYONE so we made another call. We were told that a manager needed to review, and they would pass the info on. We waited 2.5 hours for a call back and received nothing as usual. Called and spoke to Elizabeth at customer service, she is beyond rude and does nothing to even try and help. She told us someone was already working the file and she had to refer us to them and she would have them call us. We asked for their number and she told us, "I don't have it, they work in the field." Then she continued to tell us this person would call us within 24-48 hours to check our leaking roof. 1 to 2 days just to have a customer service "manager" come out to look at our issue? Great Sales Personal and Mortgage people Construction crew chief was vey good ,, quality workmanship on house----well not so great ..... The personal building appear to less then qualified and in a hurry to get work done alot of simple quality features missed... trying to get things corrected good luck see ya in a the next lifetime.... after you close---your almost on your own
