First time buying a home, wish I knew what to look for before signing off, lesson learned.

You don’t get what you pay for.

Builders warranty sucks because basically there is no warranty on the sod they laid down I put in a work order and it took 2 1/2 months of me hounding my warranty guy and he even came out and looked and agreed with me that they screwed up but his boss was a jerk and won’t pay to have it fixed

Too many problems in the home and long wait period to get them fixed.

Material are cheap...we need call to repair some items

Once you pay, they no longer prioritize your concerns.

Lennar Portal is absolute garbage!!! The purchase of this Lennar Home was purely possible because of Marina’s compassion and you dont even want to know who she is no woner you cant fix the problem! By the way your survey system is also a pile of you know! But you obviously don’t want the truth! Listen to your employees! They have told you the Portal is awful!

Home is great had a small electrical issue which was very unsettling

The buying experience and workmanship wasn’t so great however, Victor has been there every step of the way when responding to issues. He’s very professional, knowledgeable, and listens to what you are saying. Great communicator and fantastic to work with.

Great style, layout, location, and overall value for the purchase price. Home buying experience was not so great. New home celebration was hours of QCing the contractor work and we found so many deficiencies which got corrected for the most part befote moving in. Mortgage process was not so great, either. We ended up leaving the buyer agent's contribution on the table due to lack of attention to detail by the loan officer.

Overall buying experience was very good with a few exceptions. The appraisal company and the associated fee was just nothing but gouging. There is no need, especially when they are the builder and lender to have an appraisal done , the appraisal itself was filled with several noticeable errors. Then to be charged when I had to correct the appraisal twice for clear errors is totally unacceptable. The other bad thing which you would have thought would have been a perk was the sod they installed, it was just thrown down with no prep so it isn't smooth and needed lots of supplemental work to even get a smooth grass surface. Was going to use their subcontractor but after watching them install would never use them again. The price is what makes the buy work cause you definitely get what you are paying for with Lennar. They skimp out on some of the most basic or simple things. Just be prepared for having to supplement lots of little things that would have made the buy an exceptional experience, as it was it was good on some things but really bad on several others which would likely me avoid Lennar in the future. ... Mortgage application was very difficult. The rules that were applied for the mortgage application differed from other mortgage companies I had contacted. It was discouraging. I would not go thru that process again. I got the mortgage, but I paid it off with the proceeds of the sale of my former home.

There were some minor flaws. There should be a go-to maintenance on site or other sites you can easy call to correct minor issues.

There was some miscommunication in the beginning but other than that, the purchase of my new home with Lennar went relatively smooth. Only cons: you are not allowed to make any changes throughout the building process ie, flooring, carpet color or any additional upgrades. Another major disappointment was the doorways going into the bathrooms and pantry were not wide enough for me to get through with my walker. But overall, the house I got with all the included upgrades and the price I paid was outstanding!

The whole buying is experience was good until Damon the salesperson got involved and was arrogant and unprofessional. Soured the whole good experience.

Homes are not accessible to people with disabilities as I was initially told. Had no opportunity to have a shower installed instead of the tub. Made the request but was denied.

The house was very dirty on move in. Floors, inside and outside of all cabinets and carpets were very dirty. Caulking at baseboards was very sloppy throughout house. It looks terrible. Management of contractors was poor which led to long delays due to failed inspections of power and gas connections into house. I have had many new homes. This was the worst exoerience on a home build

I really like our house and love the location and community I will in.

I was told I would get two walkthroughs before closing, I only got one so I didn’t see that the fence gate was on the wrong side of the house, no one told me that they only put grass down 20 feet from the back of your house so I have a good 10 feet of mud when it rains, wasn’t aware fence would not encompass the back door area. Read everything and ask the questions that you may think are stupid

Sales rep was nice but not very knowledgeable

Home was not move in ready. Too many workmanship issues. Plaster, concrete and paint stains on garage and back patio. Paint stains on floors. Interior was not clean.

I had a very fast and efficient experience overall with Lennar. I was connected with multiple representatives throughout the process, and I especially want to highlight David in the New Braunfels location he is extremely knowledgeable, responsive, and continues to be helpful even after the purchase by answering any questions I have. Ethan, the construction manager, was also very welcoming and supportive throughout the process. That said, there were a few areas that could definitely be improved. During the approval process, communication felt disconnected. Much of the process was handled online, and documents were often uploaded for signature with little to no explanation just a quick message asking me to sign. For something as important and complex as buying a home, more guidance would have been helpful. Closing was another area that lacked personal interaction. Aside from the notary, there wasn’t really anyone present to walk through the documents, which contained a lot of detailed financial information. It felt like we were expected to fully understand everything on our own, even though this isn’t our area of expertise. Thankfully, my realtor was there and did her best to explain things, but I strongly believe a loan officer should be present and actively involved during closing. On a positive note, the warranty department has been very responsive and quick to address and resolve any issues. The closing process lacked so much communication between builder and lender; lender trying to get me to do actions that were not possible due to builder had not completed their part. In comparison between Lennar and DR Horton, to me the materials aren't much difference... price difference of $68k less and Lennar being 100sq ft more. I bought the home built as is. I do prefer Lennar's floor plans. I believe it's a good 1st home purchase based on price, construction, location and potential in value to grow in the next 5-10 years. Be sure to have a good realtor.

This is my second home purchase. My first was a D.R. Horton home. The price point is what ultimately led me to purchase this one; however, if D.R. Horton had been available, I would have chosen them again. While I understand that costs have increased, the materials used in these homes feel very cheap. The flooring is probably the worst I’ve seen, and the tile and bathroom selections could have been much better. There’s also no exterior lighting on the garage, and the paint quality is extremely poor. Overall, I just think they could have done a much better job with the materials and finishes.

It was kind of a mixed experience dealing with Lennar. I guess in this day and age, so much is electronic and that could be an issue for older, not so tech savvy folks. That was a struggle, especially since our move was from over 200 miles from the new home. Overall the home itself is great and so far andthe HOA seems to be a decent one... Again, so far. Quality of the build and materials is good. One major issue is the landscape company that put in the sod. Get another source of a landscape company because the job done on the sod for this home(and many others in the neighborhood) was really unacceptable. Preparation of the land was terrible and weeds shot out of it immediately. We were told the landscaping would be levelled, but was done hurriedly and not a good job. Someone may get injured because of the uneven, bad job laying the sod. And only 15 ft. from the back of the home??? The sod company shorted ours by 3 ft. and still refused to go to the fence when I offered to pay the difference. When they laid the missing sod, it was already dead and most has not come back to life after a month. All 4 trees they planted have died. How does Double H landscaping stay in business? And their customer service is so rude and condescending. Response from Lennar on a couple minor warranty issue has been timely so far. It's too bad that Lennar doesn't offer certain items that could be installed, even at a cost: such as blinds, ceiling fans, or a spray faucet for the kitchen sink. ... More
