New Home Purchase

The home was what we were looking for. The sales team was great for the most part, had to reach out for confirmation a few times, no biggie everything was worked out. The workmanship of the home is not that good, noticing quite a few defects on the walls, ceiling, door frames and doors. Lots of over spray from paint left on the floor. Should have been more observant, but we were so excited about new home purchase. Some issues were turned in and responsiveness was good. First time work was done on one issue they had to return as work was not up to par.

Only problems the walls are supper hollow thin you can hear my daughter take a shower while iam in my bedroom or any parts of my home. I can hear her talk or of iam standing outside I can hear. And also my washer and dryer throws the switch every single time a wash and dry I checked tge wires like I was told and they are current. I had my who inspected he even said the wrong outlet thing was wrong and it will throw the breaker but the older guy works with LENNAR said it will not soon as I moved in started using the appliance it throws the breaker every single time. I had a different down payment then I thought it was going to be. I was told I’d be able to get a conventional loan no problem and got fha approved at first because I applied over the weekend and after hours. I mentioned I’d be changing down payment amount by more than half after I was told I was getting a FHA instead of a conventional loan due to a 1 point difference. Sounded like it was due to a texts not being responded to. The walkthrough was moved about 4-5 times which is ok due to multiple variables. After doing the walkthrough and marking items, the person who walked through with me ...

Take time to notice the things one would not even look at during your walk thru, like quality of workmanship done by the building construction team. Take time to notice the backyard grass section the various slope grades, possibly work done in a hurry by the land surveyor landscaping team. My opinion is the Surveyors team should have noticed the various issues of backyard ? Such as grass/grade/slope, grass rolls planted on top of rocks? Not even to walk on. But Lennar has been great to respond to all issues I will say! so I commend the Lennar North point team, and thank them 100% for ...

Good but not the best

The basic structure is good and I like my home, but there are many details in the finish that were not done correctly. The human response was not good (all stages: sales, mortgage, warranty, etc).

The pre purchase walk thru representative dismissed any concerns and rushed the process. Several issues raised were dismissed they existed and that Lennar would not do anything to fix them. Home was dirty and needed a thorough cleaning. Other issues.

Finishing work is dissapointing, there is paint on the floors, scratches on doors and cabinets, a hole on the wood floor, nails sticking out of some doors, walls and carpets. Kitchen counters polish are rough.

Get A Home Inspector

Do not depend on Lennar's inspectors, get your own Home Inspectors. May cost a few $'s, but worth it down the line in not having to wait on contractors to fix or complete items.

The house we purchased is a next gen house. But with the floor plan which includes a mother in law suite for apartment. The plan should have made accommodations made for elder pesons such as walk in showers available and handrails if needed. Not flexible.

Provision for the door bell/switch is missing in my home and I did not notice that at the final walkthrough. I never expect a new home without door bell provision. Then I created a case last month with warranty . They scheduled the electrician but due to my work conflict I couldn't fix at the scheduled date , and they marked the case as completed on Feb07. I contacted the warranty people and they said I can create a new case later. Then I created a new case yesterday and today I received a message from warranty representative Terry replied "per the electrician. you do not get door bells in ...

This is my second Lennar house. I loved my first one and it was a great overall experience, would still live in that house if the neighborhood stayed good. This was a horrible purchasing experience, especially with escrow, and let me explain we could have paid cash for the house, but we didn't want too. The electrical messes up a lot, tons of work orders to get it right. One can light per room and no fans. Only a few plugs in each room too, seems weird. Dealing with them isn't the easiest, and it all depends on what area you buy in and the people, because like I said, our first ...

Beautiful Home

The Lennar experience during purchase was fine. Once we moved in, a BAD wind storm pushed through and our roof torn apart because it was not installed correctly. The adhesive tabs were still on the shingle. When I reached out for support, I was told, it is your problem contact the insurance company. Every house on our street had roof damage...seems like a systemic problem to me, yet Lennar is not upstanding enough to assist residents who have lived in a home for less than 2 weeks.

Michael was our sales person. Amazing experience. Professional and accurate execution. Lennar Mortage…was almost perfect but they didn’t pay all of the HOA yet so we are having to be the middle man for it. Warranty after the buy…big ZERO. I’ll just go straight to the big one: neighbor had drainage issue in backyard, James from warranty told her she needed a french drain (she did not, it hasn’t rained), Lennar hired a sub contracted party to install this drain. (what appeared to be) a non licensed non certified irrigation professional). These guys broke my neighbors irrigation in back ...

Lennar in Viridian

Viridian is a great neighborhood and community. You pay for that. The designs of the Lennar homes in this community are wonderful and the models show well. Unfortunately, the quality of the build is not what we expected for a home at this price point. We have been working through several warranty items which ultimately could have been non existent if there was a little more attention and higher level craftsmanship in the initial build. Lennar quite frankly needs to hire better contractors that seem to care about the quality of their work. And needs better quality control… interior paint and ...

Make sure you work with right person and don’t ever take the verbal consent about no loan origination charge when you take loan from lennar. They had said there will be no origination charge on loan but took my 3000$. I mentioned them more than 10 times before the closing of the house and they said they will take care of it. House has been closed and they said they will work on it and now they are ignoring all means of communication. Ridiculous. This will be the first and last time home buying with Lennar.

Lennar being a big title n company i decided to trust their construction work but i was very disappointed. I thought inspection was not needed since it's a new built but i was wrong. Please make sure to do one. Found tons of issues. After almost 2 months of living in the New house. i am finding issues every day. I see tons of cutting corners poor built is it blame. I think lennar is more into quantity than quality. Which is very inconvenient for the home buyers. At least they respond for issues quick. I m very disappointed in the quality i got for the price i paid :(

Lennar - I was so excited to buy another Lennar home.

I was so excited to buy another Lennar home. I had a gorgeous 3 story home in Charleston SC. After closing on this house I was highly disappointed. Everything is cheap looking except granite. Cabinets cheap, carpet cheap, roof cheap! Would not let me change anything. Even if I paid cash up front. No lights on front porch. Cheap stick tree in front yard. This house was $360,000!! They forgot a linen closet upstairs until I told them. Then busted out the ceiling downstairs to reroute A/C ducts. Vents put on backwards and no caulking or thin caulking throughout the house. My doorbell already ...

The biggest issues we've had have been with the warranty and issues we had with the house even before we closed. They build them quick and sloppy and when they send out people to "fix" issues they just cover it up and don't actually fix anything correctly. If you want a quick built homebuilder that sacrifices quality for quantity, Lennar is there for you.
