I’ve been overall pretty disappointed with Lennar throughout the entire home buying process, even afterwards dealing with issues that continue to arise. As I ask around, I hear more and more how Tampa area Lennar has a bad reputation and I wish I knew that coming in.

The home was supposed to be fully wired for alarm service only two windows out of six were properly wired. Workmanship and quality of product wasn’t up to par. Low grade windows only the bottom tilts in for for cleaning. And the windows had a lot of silicone around the frame Leaking out very sloppy work . From the paint to the caulking and seals very hastily done and not properly done . The workers spilled glue on the floor still trying to get that all off. Garage floor has chunks of cement not smoothed out properly. garage door has a 15 inch dent on the bottom panel and I didn’t discover ...

Communication was the biggest problem working with Lennar. As a first-time homebuyer, my experience was ruined because of my sales rep. The title company also gave me poor service as well. I was called after 6 pm to close on my house at 8 pm because that day I wasn’t even sure If I would since I didn’t hear from anyone. So I didn’t leave the title company until 10 pm.

Monitor every detail. We have crooked walls, cracked trim, cabinet doors all needed replacement including at least ten doors. Lennar definitely cut corners to get this house done asap. Instead of getting a new house, we now have a house that has had a lot of work redone and looks patchy. Floor boards were cracked and scratched during install. Found plastic in our furnace. Window and plumbing issues. Basically every trade has had to return to our home to fix something.

My wife and I were so excited about moving into our new townhouse in Florida. We were all prepared to turn key and settle in. We were not prepared for what we encountered when we arrived home after closing. The customer service from Lennar and the vendors is poor. Waiting for weeks and months for simple fixes and repairs is ridiculous. The follow up from the builder to individual contractors is non existent to very poor. The homes are being closed before they are ready. So many of the issues we and our neighbors have addressed should have been taken care of before closing. We can only hope the the overall quality of the home is good and that we won’t be facing issues for years to come. Also why isn’t the second phase of the amenities completed let alone started. I am overall so disappointed in my new home and the experience that I had purchasing that, six months in, I am considering selling. I have already had leaks around the toilet because the pedestal sat too high - no one bothered to fix it before I moved in. It's a shame that Lennar doesn't care about getting the home buyer a quality finished product. They used decent enough materials. We like the home designs and there are many thoughtful details put into the design and layout of the home. But due to poor construction management and workmanship on the finishing aspects, they've cost us as the home buyer, time, money, inconvenience, and frustration after the move in. You use by far the cheapest products from appliances to folding doors Worst of all is the exhaust vents on the roof. When the wind blows the flapper inside bangs and bangs. I’ve looked at a sample vent and it is cheap cheap cheap With no real fix Mgmt tells me to but my own and install it Wow I won’t recommend your product in the future

It may be a common practice, but Lennar is among those builders who simply clear-cut every living thing wherever they build. The fact that they also use Bermuda grass means that for long periods of the year you will be living in an area completely devoid of anything green and living. I’ve had to submit claim after claim because the house was rushed to be completed for closing. What I disliked is my house wasn’t complete items were not finished. I only got one walk thru and that was the day of closing. I should have gotten two. The county inspector came the day of closing which is ok but the builders rushed to get it to pass but other things were not hooked up like the second washer and dryer vents. Trim work wasn’t completed. Bifold doors were not adjusted. Some of the doors did not latch on striker plate properly. I feel they all rushed and me as a homeowner should not ...

The just used the bare minimum of materials and some low grade. The house has started to settle, from the painting to cocking especially on the staircase sides, most off it is already peeling off/cracking and it looks awful on the eye. Am speechless appliances are not working properly, from the Frigidaire refrigerator/kitchen upgraded package as marketed which you are being charged a good lump sum for more problems. In a few words it is a big mess for the price tag.

Ridiculously rigid buying process

They wont budge on anything, you want an outlet somewhere? Too bad! You offer them 200$ to put the outlet there? Nope nada! Any upgrades to materials have to come out of pocket (not through mortgage) and you have to use their vendor who will gouge you because they know you cant get additional offers. Default floors are not waterproof, this is the pnw, we get water. Site mgr is a little man (matt) who will try to get you in trouble for checking on the progress of your half million investment. Cute floor plans, but they phone it in and then act like theyre doing you a favor

I love the design of my unit very much. But all the materials are builders grade...very cheap, flimsy or functionally not optimal. It's a matter of time where everything will need to be replaced. Also I think it is criminal not to allow hardwood over carpet on the second floor. I cringe when I see many of the buyers rip out brand new carpet before moving in as I did myself. This type of waste and unsustainable practice is really unacceptable.

For +200k the least they could do is add window blinds. Water softener as well but mainly window blinds. Also most homes have two sided sinks to wash and rinse. Nor just one. We still haven't had our AC aligned as promised. Workers getting attitudes with one another about who's in charge. So it took a while to get a part of our home repaired and as stated, AC still doesn't blow to entire part of the house. Ants the first night. Everyone got bit. So many we had to get a hotel and hire someone to come spray. Information giving out EVERYONE. Salea people showing up even at night.
