Trying to get the punch list items addressed was a constant battle to get people to even show up. Many, many, many times I was told that someone would be there on a certain day and nobody would;d show up. Many of my interior doors are still sticking when trying to open and close them. At this point I've given up trying to contact the only person I was ever given for these issues as it became too much trying to get him to show up. The top coat of pavement was put down almost 3 weeks ago, they had to pave around a car that was left on the street (707 Harrison Mill St.), partially due to NOBODY telling the residents when they were going to pave. The paving company has been back in the neighborhood 3 different days and the gap in pavement still hasn't been filled in, even though the foreman of the paving crew told me it would be done by today. No it appears the paving crew is done and won't be back here until the townhouses are complete months in the future. ... More

Disappointed in Salesman responses of what we were supposed to get and didn’t. Then he dropped the ball onto a “concierge” who never showed up, supposedly “never leaves his desk”Crappy door locks. Dead sod put down. Broken trim. The fact that I have to put my appliances register myself. The drive in and out of subdivision is nothing but a dirt and debris from construction trucks and very muddy when it rains.

I’m grateful for the financial incentives that allowed me to get a new house. However, I am deeply disappointed in the process of getting the mortgage and the follow up on builder issues is poor. The house itself has some nice features but not built with high quality materials. The double garage is minimal so if you want some storage space you may have to decide not to use it for your cars. It’s barely big enough to fit two cars. The principal bedroom is large and the walk in closet is spacious. There’s no ceiling fans and no medicine cabinet and no towel racks.

Lack of construction communication. Very pushy to close the deal. Awful workmanship.

The sales rep, Jimmy, over committed before sigining the sale agreement. Couple of key information provided prior to the sale, which drives our decision making to invest in the house, were incorrect. This unfolded to us as we went through Lennar's mortgage process for ex., sellers credit provided is of no use, as they artificially inflate the interest rate and then apply all the credits against discount points to lower interest rate to match market rate provided by other lenders (so this is literally a rip off, as it nullifies the benefit of sellers credit, which was one of the prime reason for us to go with Lennar). The sales rep also told us prior to sale that if there is any unused sellers credit after buying discount points, it is ours to keep and can be applied to lower the house cost or anything else. But that isn't true, which we learnt later on is not allowed by housing laws. So overall do your own research first before going with this builder. Working with the mortgage specialist (Rhonda) wasn't a good experience either - slow response, not providing details as requested, etc. Hence switched to external lender. ... More

We had some issues with our carpet being too short in a couple rooms and on the stairs. After a couple weeks (missed appointments) a crew showed up to take care of the situation. We were told two rooms would be replaced. They repaired one room, and replaced the other. The carpet varied from original and we were told it was the way it was manufactured. We also were told a cleaning company would come in after to clean the house to like new appearance. After another missed appointment, we are still waiting for that cleaning. It's been 6 weeks now.

I have paid for stickers to be posted on the bumper of my car to allow me to enter the community after 9 PM three weeks ago and still have not received them. When I ask Lennar representative I get no response. I also at direction of Lennar have requested planting few trees in front and backyards and have not received any response.

Appreciate closing on time, but a lot of things were missed or not finished. Workmanship on some things is mediocre at best.

The overall experience was not bad, my frustration with this experience was lack of communication. After you sign you basically have to pull teeth to get responses. After you close its even worse... ive asked for the paint code for our walls from the construction manager like 30 times and he just ignores me. Once you buy they dont care.

Your water heater here is garbage. Can’t even fill half a tub before going cold. Shower isn’t at a consistent temperature from day to day. Plumber came out and supposedly set the thing to not switch into the ridiculously noisy hybrid mode every 24 or 48 hours. It still switches into hybrid. Very disappointing.

Our purchase experience with Nate was very good. He was very attentive, personable and responsive. The lack of choice in materials selection was an issue. We found multiple metals used for fixtures rather than just one, i.e. mixture of brushed nickel and chrome versus just one. Examples of poor workmanship are everywhere. They used caulk to keep pavers in place on front stoop versus using cement. Painters are sloppy. Light fixtures weren’t reinstalled after painting. Numerous holes exist in installed sod lawn. Our punch list of items requiring attention exceeds 20 so far and we’ve only been in the house for 2 weeks. The Company needs major improvement in quality control practices. Those are some of the negatives. On the positive side, in addition to an excellent sales representative, the community is well designed, the style of home is very pleasing, company staff is responsive when called upon to get things fixed. Conclusion, for the priced paid, Lennar needs to step up it’s game on the quality control front.. It seems the company prefers taking shortcuts to get homes done so they can get paid and they’ll deal with the quality issues latter. Not a good strategy. ... More

The purchasing process and getting the loan was great - except that I have learned from friends who I referred that additional purchasing options could have been shared. Specifically, a buy down option. When I received the keys I sat in front of the home waiting for my husband to walk in with me. While sitting there a man and a woman walked out of the home (obviously left unlocked). The man was tall, but nonetheless, I got out of my car and asked "what are you doing in my home. The man said he was my neighbor checking design features" I tried to report this to several people, but I was basically given a run around. I did not call the police because I did not get the license number of the matte blue tesla. Next - when we did our final walk through we were told that several items would be done before we moved in. The person replacing a window came in as we left. When we actually moved in, SEVERAL of those items were not addressed. In fact they still had tape on them from the walk through. We have been in the home over a month and we finally had someone come out. I have submitted the information on line, even contacted my HOA - who tried to help. I believe part of the issue is that somehow the wrong phone numbers have been put (transposed) in my Lennar account. I complained about this early on when my initial walkthrough was delayed because of 1 wrong number in my phone number. The phone number and/or contacting my by email or phone was never a problem during the financial phases of the purchase. I would have liked to be able to upgrade appliances before closing, have a fence put in before closing and have my lanai put in before closing. The only response from the sales rep was NO,

Buying this house was easy. Once I moved in and began to notice the terrible attention to detail, I am regretting trusting those involved. Backyard floods- I have dogs and mud is tracked everywhere. Drywall is aweful; putty holes, unsanded parts of the walls, corners unsmoothed. Shower grout slopped on and then they expect the homebuyer to seal the grout work. My refrigerator was dented and misaligned due to damage. Tasks the construction manger promised would be taken care of never got touched. Warranty guy Jeff tries to you feel guilty for wanting/needing items fixed. It’s a beautiful house until you look closely at the attention to details/craftsmanship. I am not much satisfied with the purchase of the house because I was out third buyer but I got the high price compared to now.

Every builder will cut corners. Lennar is no different. The home is beautiful inside and out, but the way HVAC, gas lines, were ran will make it a huge pain to finish your basement if you ever decide to. Construction manager told me incorrect information about my home as well, so take their knowledge as a grain of salt.

Lack of assistant during sales transaction. Sales person's availability and timely response can be improved. Lack of follow up on questions.

To summarize, I have bought 2 properties with Lennar, in the first one I had problems but I thought it was an exception but in the second time I had problems again so I finally decided to file a service request or complaint, that was more than a month ago and I still have not received response even though I sent it again due to the lack of response. It was addressed to customer service and the person responsible for that area. I hope that these surveys are reviewed and activate improvement processes and customer responses. thank you so much

Within the first month had a leak in the home. Loan officer processed paperwork that was out dated

They will fix all the big items but, it’s the little things that are going to drive you crazy. Make sure they fix all the little stuff before you close because getting them to fix stuff after you close is a mission.

I’ve purchased a couple of homes prior to this experience with different builders and I can say this was hands down the worse home buying experience for me and my family from beginning to end. Lennar’s lack of communication throughout different departments and with me and my realtor when making inquires caused us to have to spend unnecessary money and Lennar didn’t take anyone’s time but their own into consideration. This experience was unpleasant, depressing, and stressful. Based on this experience I wouldn’t buy another home with this builder and I wouldn’t recommend them to anyone else.

The house is beautiful, no complaints on the looks. My negative is the lennar title company, the representative was in a poor mood and was trying to rush me out from buying my biggest purchase in my life. It’s unfortunate that you have to use their title company or you lose the incentive, so the company knows there is no competition or any incentive of hiring nice people to work there, just left a bad taste in my mouth since that is essentially the last person you interact with.

From the beginning, the sales consultant did not explain the process--especially that with Lennar there was really no choice in anything. The consultant did not explain that a buyer basically takes the next house that is scheduled, and the limited choices, interior and lot, are already determined by Lennar. No literature was available and explanations posted at the model (and even on the Lennar website) were outdated. I felt, all along, there was a concerted effort to keep the customer away from the build (yes, of course there are liability issues) and in-person interaction with the consultant. A different consultant, thank goodness, was assigned at the time of sale and she was definitely more responsive and tried to help, and was moderately communicative about the closing delays. Lennar is also transitioning to an online communication system which is supposed to keep customers informed of build status and warranty claims. Much of the purchasing process was also done online and warranty-claim interviews are most often handled remotely. Much of it is time-consuming for the customer and difficult to navigate. In general, I feel I am "bothering" Lennar with questions and warranty issues--and that their poor representatives are charged with following protocol which is pretty much to refuse anything that will cost Lennar $$. Two larger examples: two weeks before closing, I noticed the shower door was not installed in the master bath--and was informed they were no longer including them in the houses. Secondly, I am living with a front yard which dead sod was slated to be replaced during Lennar's own inspection and now Lennar is saying it can be resurrected with a combination of watering and fertilizing; so far only weeds have taken over and the professional I hired for regular care immediately informed me I had a dead front lawn. Lennar is definitely a production builder and is really all about the bottom line. ... More

Our first thought is, there was no attention to detail. Very poor quality and workmanship. It seemed to us that the general contractor did not do any walkthroughs. Prior to closing we did our own inspection, there was missing insulation (completely missing from the front of the house) and the electrical box was not grounded, two major issues, which we wouldn’t have known if it wasn’t because of our inspection. We noticed a lot of imperfections on our walls, floors, paint, dry wall and ceilings. They are putting these homes up “fast” and not ensuring quality at all. With that said, our closing was delayed almost three months. After closing we have had leak issues and grading issues, to name a few. Customer service is spotty at best and can be unresponsive at times. Closing was a complete chaos (we used the builders company) and a total disappointment, worse part of the whole process.
