Not sure I would build new again

After months of delays, which I’ve learned seems to be the norm when building a new home, I finally moved in. There have been some issues that needed addressing & so far many of them have been. My closing experience was four hours of Awful with CalAtlantic title but the best part of my new home experience was working with Shane S. the contractor. If it would not have been for him I may have called it quits. Being able to choose the floors, counters & cabinets was great. There are still a few issues needing to be completed but overall my home is beautiful & I love my view.

So this is a wonderful area...new homes that are spacious with lots of floors! My partner and I have been here for 6 months and have ran into some issues, like every new home owner does.. some of the people have been very responsive to our queries and others have been less than, We as a community put money into these homes that seem to not require attention from the builders, once the home owner is moved in. When issues arise takes forever to resolve the issues

The house looked perfect from inside out but when we started living we found so many issues from day one. All three bathroom toilets had cracks on different areas and took almost 2 months to replace all three of them. Master bath tub faucet was dripping for a month even though they tried to fix it couple of times. Finally they figured out that it was installed wrong way and came up with a decision to cut the tub and fix it. We have another big issue with ants, it seems the house is built on top of ant hill. For the past 4 months we are struggling with army of ants that come out in the kitchen ...

Very nice house with landscaping drainage issues

The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home.

Nice people, poor contractors

The team for Lennar are awesome, but the quality, design, and contractors used are lacking. Contractors are sloppy and leaves trash throughout site and neighborhood, design was not up to my expectations, plenty of room but lacked drawers in bathroom and linen closet.

Buyer Beware

Lennar has not lived up to the standards promised with upkeep in the community. They were very happy to take money for the creation of an HOA, but there are no actualized benefits (i.e. common area upkeep, community monument), and so the community looks 'cheap' compared to those in the neighborhood. There are pros and cons to buying a cookie-cutter home, and just make sure that you are aware before committing your savings!

We have built two other houses in the past and I will have to say that Lennar has had more issues we have needed repaired then any other home we think perhaps there needs to be better people doing the work to make sure these issues don’t arise or perhaps longer building time. We did also notice that a few houses that were built after us had upgraded stove and ovens which we felt we should of had as well. We do love the layout of our home and our community as well. Just wish some things were more consistent.

Considering the amount of money paid, the customer service in regards to warranty work has been awful! I feel like I get better service at drive thru window. Timeliness and communication from our rep Ryan is some of the worst I've ever had. When I asked for contact info for the supervisor, the request was ignored and it wasn't until I reached out to the sales office that I got that information. We love our home, but when you’re promised things and are told you’re under warranty you expect things that weren’t fixed to get done, but they don’t get back to you. That’s not good customer service.

Landscape and common areas need work

During the purchase of our home, we were told the amount of great common areas and amazing landscaping, however after 5 months being we have not seen anything besides so much construction debris even in places where is all built and finished.

The Model homes show beautifully, however the quality of workmanship is lacking in the non model home. I know these are not custom homes, but materials and supervision need much improvement. They give you one year warranty. They string out getting the work done. Seems like you have workers back and forth for 6 months to most of the year. At some point you just want them out of your house. The open floor plan carries voices and noise throughout the home, especially noticeable in the bedrooms. Lack of hall space to buffer the sounds. But it does show well.

Outside was a mess

We have been mostly pleased with the inside of the house but the outside is a mess... Sloppy workmanship and poor quality materials. We had siding boards peeling off of the house after the first month and have had to have the irrigation folks out four times to fix shoddy work.

Overall happy but some comments

We really like the layout of our house, and have a beautiful kitchen. Some issues we do have with the home is due the quality of material and labor, for instance the paint chips/scratches too easily on the woodwork and walls. We have noticed a bit of careless trade work but we aren't sure if it is due to shortage of labor in the trades?

Lennar - The colors on the spec sheet are not what is actually in house.

The colors on the spec sheet are not what is actually in house. We tried to go get more paint and more mulch to match and it what we bought, per the spec sheet, is NOT what was actually used. The exterior and interior was visible dirty when we moved in to the brand new home. The toilet still doesn't work right and we had a service call out within hours of closing on the new home.

For the most part everything was great. There was some questionable stuff about picking items out which we never had the opportunity to do we were just given one package for our house. Once we moved in the house there was a lot of things that went wrong from plumbing, to electrical, and our drain getting clogged. I don’t know if this is normal since this is my first home I have ever purchased, however it can be frustrating at times especially when trying to get it fixed.

I don't think I would buy a Lennar home again at this point. There are many things that they cut back on, that really cheapened the house. For instance, our engineered wood floors have had so many chips, and peeling issues that it feels like we have a standing appointment with the flooring company, and their fixes only last a little while. Our yard is a mess. It does not appear to drain correctly, so we have algae growing on our sidewalk. Chip, our project manager says he thinks everyone is watering too much. But that is not the case. Our grass is a swampland out front. We keep asking ...

Only one issue so far

I chose the Groves specifically because of the trees and Lennar because they leave natural trees in the back yard. Well all 4 of the 80 ft trees have died within 4 months of purchasing the property. So now I am stuck with thousands of dollars of tree removal bills plus thousands more in replacement costs because the HOA requires a specific number of trees in the back yard. Seems like Lennar could do a better job of assuring the trees are in a viable state when the house is complete. The arborists seems to think that the grade/depth of the soil in the back yard caused the trees to die. ...
