The process was smooth but there was always something missing in every step. lennar mortgage part was missing communication in all levels. The lender did not have patience and did not answer all our questions in timely manner and finally started to respond after i kept calling and bugging her. . The sales part was good and all but did not provide us with all details of the upgrade options. We wanted the back patio but he did not tell us that was even an option he only mentioned the screened porch. Later after we signed only then when we realized that the patio did not come with our screened porch. Then the HOA part. Weve been calling them to get more info on community restrictions but theyre not responding and on top of that from reading on their page its so sad to hear that were unable to have a vinyl fence. Once we purchased the Home, you are no longer important. Make sure that the home they way it is supposed to be because once you move in you are on your own. You can complain as much as you want there is no urgency in fixing anything. We moved in to the Home end of June and now it is December the items we complained about prior to the move in have yet to be fixed. Get everything in writing when you purchase the Home since the Sales guy from Lennar promises a lot but delivers very little

Below par build quality, misleading sales team, unresponsive lending group.

There was a large selection of home styles and lot locations. Once you decide the size and design of the house you want be sure to ask on what lot this style of house will be built. You can't pick a lot and say I want my house here. The style of house and what lot it will be on has already been decided in the master plan. Then ask what is the release date for that lot and when will the house be finished. Lennar is very good with their projections of when a home will be ready to move in. You need this information so you can plan the sale of your home and when you can move into the new Lennar house. Their scheduling and move in date was right on the money. ... More

Warranty service is very problematic. Otherwise I am happy with the build.

This house presented a means to an end. We got a very discounted house with poor finishes. Because the price was low, we were able to tear out many low-quality aspects of the house and replace them with higher-grade materials.

You can tell it's a cookie cutter home. Can't beat the value

Love the space that the house provides and location was what we were looking for in a home. Things I would like to suggest: 1. Allow buyer 1 or 2 modification during the building process. example - make patio larger if space is available to build it. 2. Seal the Grout on the tile through the house so homeowners don't have to do it in a new home. Its Takes the homeowner 2-3 days to do it in a house of this size (3082 sq ft) when you would just like to enjoy your new home. Complaint: 1. Multiple flooring issues in home hard wood floor and under carpet areas. Many areas crack and pop as if the house floor is 30 years old. This is something you would not expect in a new home costing over $500,000.00 ... More

Meh, love the inside but have been having issues

Good response to issues. However too many issues. Poor workmanship and materials. Shelves are separating from their supports. Wall materials are so poor they would not support hanging even small objects. Dishwasher controls difficult to use. Master bath tiles separating from the wall. Caulking cracking and separating. Overall very poor and was a poor choice when choosing a builder. Will never make that mistake again.

The overall home itself seems ok. The cabinets and fixtures are ‘builders grade’ but no more. The lots are not level, and many of us have concerns about drainage & standing water. Lennar pitches their ‘everything included’ as a selling point, but that also means very limited flexibility (I.e. upgrading finishes, expanding patio size, under counter lighting).

We closed on the house with drywall not finished—major holes in a closet and bathroom. Also a lot of paint touch ups and blue tape was still on the walls. We had a cracked step and a broken window also. Five months later.... we’re still waiting for most of the jobs to get done. In mid-August a manager came to the property and told us all the jobs would get done one day first week of September. We haven’t heard back from him, but several people have randomly shown up on different days, with little to no communication to arrange. We are so frustrated! Here it is the end of September and I still have tape all over the house. We appreciated the manager coming out.... but there has been no follow up since that day, so it seems like he just came to sweet talk us and get us to fill out the August survey with good reviews. I would buy a Lennar house again, but I will not close until the house is in the condition a brand new house should be in. ... More

We brought to Vincent & Joey's attention in December that the soffitt beam on the back porch is unlevel and has gaps at the column. We've submitted this issue several times along with a crack in the mortar at our dining room window. Still not happy with a driveway issue that has been addressed but not sure what else can be done. Also have submitted a new issue weeks ago pertaining to the bathroom door going into the toilet that was put on swinging in instead of out. This should have been caught early on. When leaving the toilet room you literally back your butt into the toilet paper to get the door open to get out. First thought this was a major design flaw until I went into a couple of new Chorals on our street and saw the error. Touching up paint has not been completed. We understand the coved virus has caused delays however we've completed these requests afain recently with no response...only radio silence. We have a couple of new issues, i.e front door sticking and deadbolt on backdoor is catching that we'll submit and see if any follow up occurs. ... More

I understand the time crunch of getting a home done. Just seemed rushed. Paint in bathrooms are very thin. Most likely spray instead of rolled out. Other little things were noticed too but just an average job.

I'll provide the negatives. If it's not in the negative, then it's positive 1. Lennar person handling my mortgage was the biggest dissapointment. Not very knowledgeable. Put the wrong insurance company in the closing. Apologized at closing but couldn't do anything about on the day of closing. Promised to help with paperwork to make the change to insurance company that I picked, which happened to be Lennar home insurance. She added reminder to her calendar to reach out to me. Never heard from her. Not too bright of an individual. She provided numbers to me for closing that didn't match the actual numbers. Mortgage rate that she quoted prior to actually filling out application was inline with other mortgage rates. When time came to fill out application and lock the rate 30 days prior to closing, somehow lennar mortgage rates were higher than most banks. At that point you're stuck with Lennar. I paid for points to lower the rate. Now construction. The usual builder special. Some important items are overlooked. Air-conditioning unit is right next to master bedroom window. And it's not as quiet as you're told. You hear it and it will wake you up at night. Appliances are cheap. Bottom of the pick. Dishwasher doesn't dry dishes. Inside walls are even wet after a normal cycle. Lennar is aware, because people complained. But they haven't done anything about it. Good luck cleaning oven. There's no vent to outside. So when you turn on auto clean cycle on the oven, your fire alarms will go off. Microwave vent does nothing except blow the smoke into the main room. The returns and air vents are next to each other in the ceiling. Gets chilly inside the house closer to the floor. Warm air doesn't reach there. Insulation is minimal. Closing went smooth and fast. Lots of paperwork. You're asked to provide support documentation at the beginning, when you apply for mortgage. Then 4-5 months later, when your house is ready and you want to lock the rate, you have to provide same documentation again. The good part, all can be done online. ... More

The style, floor plan and woodwork in the house are very nice. However, we have significant concerns about several major unresolved quality and workmanship issues dating back to before the home completed construction that we plan to address with Lennar directly. It is our intention to schedule a meeting with Lennar management representatives as soon as possible. We would be thrilled to hear from Lennar.

The house is full of flaws and uneven or misaligned floors and walls. HVAC unit makes too much noise. Materials used are of low quality and durability. Overall, very poor workmanship.

Being as though we’re a small family of 4, in our early/mid twenties, we were very excited to buy our first home! We’re on the bottom of the condos and it’s the worst! We can hear EVERY footstep from the top condo. We had to get a new garbage disposal installed two days ago (we just moved in Dec 30, 2020). We’ve noticed paint chipping on multiple walls and somewhat of a messy caulk work done in the shower. The garages are extremely small and tight. I don’t appreciate the fact that we’re not “allowed” to place the garbage and recycling bins outside. I hate the fact that neighbors complain about parking in the back, when in fact, a lot of us around here have 2 cars and should be able to park anywhere without complaints. Finishing work is dissapointing, there is paint on the floors, scratches on doors and cabinets, a hole on the wood floor, nails sticking out of some doors, walls and carpets. Kitchen counters polish are rough.

Responsiveness: Not Lennar's fault but we have items outstanding for repair and due to the Covid-19 crisis Lennar is not doing any in-home repairs. Hopefully when this virus thing blows over the repairs needed will be completed. Lennar continues to build and sell houses so the number of repairs people will need continues to grow. Materials seem to be a good value relative to the price paid but workmanship could have been better. To Lennar's credit they repaired or committed to repair the things we could see.

No medicine cabinets in each bathroom is very inconvenient and will just need to be added, not good. Interior paint appears watered down or just very cheap. So thin any touch leaves a mark

With as many push backs to the move in date that we had we expected better quality. Our cement in the back and front porch are stained with paint, the paint in itself was not done well either. There are dark paint splotches from the trim all over the lighter paint on the exterior. Once moved in the interior was not very clean either. We were told we could just purchase cleaners to get stains out, if we wanted them out.

To many things built wrong , unfinish paint,light fixture failing out of ceiling, windows installed not straight, bad grass planted, cracks in walls, not enough dirt in yard a round foundation, fence posts. Loose, cheap paint can't ripe spot off without paint coming off, edges around the roof. looks unfinish etc. dips in back yard cant walk without stumbling, please. respond

My Kitchen island countertop granite has crack , reached out for warranty and was told this is not warranty issue .. There is water disposing next to my driveway ..
