The price of the home is a was higher than I wanted to spend and the fact that the taxes will go significantly is discouraging. No one mentioned that when you purchase the home the taxes are based on the land not the house. After the house is built is when you get the real sticker shock

The pre purchase walk thru representative dismissed any concerns and rushed the process. Several issues raised were dismissed they existed and that Lennar would not do anything to fix them. Home was dirty and needed a thorough cleaning. Other issues.

The lack of transparency

Everything is NOT included. Found out I had to buy appliances AFTER I put money down on the house. Also the lot grading was not made clear. The vacant lot was relatively flat and level, but the finished house is now sitting on quite an elevation (steep driveway)

My husband and I chose Lennar because we were drawn to the "Everything Included" package and the community was very nice, quiet, and family oriented. Sadly when we got close to our closing date, the original construction manager quit and left MANY things undone. He failed to oversee some of the work done and the new construction manager had to come into MANY problems to try and get things going. Good: They let you tour the home once it is framed, walk you through, explain things in detail when you can see inside the walls. The sales team that answers your question is excellent, responsive, and informative. The build crews are good and they don't seem to take shortcuts. Not so Good: They mark up the flooring, and offer really crap carpeting so expect to pay another 10-20K for flooring above list so you don't have cheap carpet in living room. No person at models, couldn't get in as scheduled, took 45 minutes in heat and my buyers agent to help me, if not for her would not have bought the home, they no longer honor buyers agents so would not buy the house now. Then no one at scheduled appt at design center, waited an hour, they blamed me adding insult to injury, they rescheduled and took another half day of my time. The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

Nice community where it’s built. Difficult working through the mortgage process. Not enough help. Other than the mortgage people I found everyone else available and wanting to try to see my needs were met. Lots of items needed attention after a private inspection.

When I bought my house there was a lot of communication, they told me the water was included which was a lie, My house found roaches they offered me fumigation when I bought it and now no one appears to help me, when I need something I have to be sending emails to see who can help me.

Sales staff, construction manager and warranty rep have been great. Lennar Mortgage is the worst home finance company I've ever worked with...and I work in real estate so I've seen A LOT for comparison. Trust me, their incentive to use them isn't worth the hassle. The time I spent using them cost me hours I could have used to make 3x the dollar amount they offered via incentives. The builder was great they did great work and were very helpful. But the Lennar lender was terrible they always give us the runaround they never answer the phone and when we ask questions they gave me bad answers or wrong ones. We went through three different agents and at the end of everything two weeks before we were to close on our house they said there could be a chance we can’t go to closing and get the house and they didn’t know why they said sometimes ( it just happens).

We had a great experience thru the purchase and closing process. Sales staff is very friendly and responsive. The Lennar Mortgage team was slow to respond and had rates higher than other lenders, and therefore were not used. Construction, appliances and finishes were of sub-par quality compared to other new construction in similar price ranges. Issues found during closing walk thru were not completed before closing and were thus sent to the warranty team which was initially slow to respond. We worked with Lennar for 3 Months just to find out we got approved for a loan 3 days before closing. Imagine not getting the loan and wasting 3 months of house hunting? When we were asked for documentation they were uploaded into the portal within hours. We were asked for those documents again days later as the representative wouldn’t be able to find it without me telling them where it was. This was not an easy process. My previous home purchase was seamless compared to this catastrophe.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.
