We really love our new home build by Lennar! The building crew was amazing - fast and good quality. The builders' supervisor was very responsive and kept us in the loop. He really went above and beyond. That said, the sale process was extremely shady and frustrating. The price kept going up by the week and even when they "released the lot" and had increased the price substantially from the initial price, they put us through blind bidding extorting even more money from us. After we moved into the house, the Lennar customer service is very good, for the most part.

Many poor design features, overpriced for quality

The fact that they lied to us about our closing delays. We love our house. We love what we chose for our upgrades. The construction process was great, however the paperwork and behind the scenes was completely an unorganized mess. We were lied to about FHA/HUD delays that we had a feeling were lies, and recently found out to be definite lies. So disappointing. Nothing we can do about it now but definitely made me angry!

Lennar needs to follow up on punch list and do in a timely matter ,the house had a lots of unfinished touch ups .lennar needs to a better final walk thru before customer takes home.

Poor quality of the material

Lennar sales and finance people were great to work with and buying a Lennar home was easy! Any time I have had an issue with my new house their warranty people have been kind and responsive. However, Lennar compromised on the quality of some of the materials. The quality of the interior paint is terrible! It picks up marks from simply touching it and cannot be cleaned without exposing the driwall. The carpet is also of very low quality picking up dirt and staining with normal use. It has gone from a light gray to a dingy tan with casual use. The exterior foundation is covered with a brittle sealant foam that breaks off with accidental contact. It was one excuse after another as to why it was delayed three months. Every delay was blamed on covid, but it sat for over a month with nobody working on it.

Sheetrock issues inside ceiling which is being addressed

The whole process is very rushed and there is very little power given to the buyer at the end of the day. Although we had checkins and inspections, there was still no ability to see some of the issues that we needed to have addressed until after we moved in. Our representative has been terrific in getting theses addressed after the fact, but these issues should not have been present in the first place. 3 in particular are quite frustrating. 1 despite addressing concerns when we noticed these spots while reviewing videos during construction checkins, there are several large areas where a leveling material was added to our floors on the second level where the builder never checked to ensure the the floors were level so now there are several dips and bumps that will require pretty intensive work to repair after the fact. 2 electrical code was not followed while running our A/C wire in our walls from our condensor, resulting in a wire being nicked while hanging a picture despite all of the proper precautions being taken. The wire is just hanging in the wall, not attached to a stud, was run through a hole drilled through a beam and no metal protective plate was added. All three of those things are electrical code violations. 3 our A/C unit was leaking freeon badly due to poor workmanship when installed resulting in damage to several mechanical items from manhandling of the equipment that which required several visits to repair in brand new equipment. It also looks and feels like the carpenters never heard of a level or a T-square. In our particular development, there is a lot of issues with Lennar’s decisions to enter contracts that cost the homeowners significant fees but provide little to no benefits particularly around the management and security companies that they hired to run those services for our HOA. They also sold the community as a premium community and then slapped a rental community that operates under different rules right in the middle of it. We share amenities that we need to pay for with these vacation renters that do not and they run rampant in the community because they do not gave the same repercussions as the owner communities for violating rules. There are also little to no rules placed on the rental properties so they do not maintain the same neighborhood standards. All the while the owners HOA’s help to fund the profits of these rental properties. There is also insufficient security provided by both the company Lennar hired to run the gates and patrols and the equipment ( or lack there of ) provided. Lennar Mortgage messed up on my home insurance policy. I'm still waiting for my refund. Other than that, sale respresentative, construction manager and onsite service manager are very friendly and quite helpful.

Not the lowest quality but not nearly the highest either. Too many sensible items missed. No lights on house numbers outside and all houses look the same. Hard to distinguish your home at night and even in the day. Many light switched in absolutely the wrong place. At closing, refrigerator was dead, needed to be replaced. Numerous cabinet doors needed adjustment or replacement. Shelves missing. Crack in Lanai. Carpet seam runs right through the middle of the bedroom. Two car garage will only fit two cars if they are both very small cars. My SUV barely fits. Hot water, or no hot water actually, is an issue in the community. The Home is nice with nice appliances, and appears quality hvac and such. Poor finishing on drywall, painting and appears rushed. Lennar was pushing by trying to get me to use their financing and rushed my closing because I did not go with them. Aka rushed finishing. Cabinet doors fell off upon moving in. Garage door still squeaks, dishwasher wasn't installed correctly and plumber left caulk in the drain. Poor response on fixing issues. Have furnace had a loose hose and had to come fix. Sloppy work.

Don't expect to walk into a perfect home. The builders needed to pay closer attention to the details. I've had a lot of issues. Wrong door handles, non working garage lights, leak in the pipe, uninstalled hoses and unleveled doors. It's frustrating to address all of these issues with different departments.

I first became acquainted with Lennar when I moved from the East to west coast and settled in Las Vegas. I like the homes and use of space. I just brought my second Lennar home and I see the same issues. The first one is the entry way into the master bedroom is always smaller than the rest of the other door ways always making it hard to move furniture into the room. There is always a little space then the entry way. Also some of the electrical outlet and switches are always in the wrong spaces. I did have some issues once I moved in but they were fixed as soon as they were pointed out. Some other issues like stripped screws and uneven cabinets are the tradesman but then its the project manager which should be checking those issues but prob does not do so. While your in the process of buying everyone is attentive as soon as you close nobody is interested anymore. ... More

Spec house. Know what you’re buying, lennar is there for money.

Constant staff turnover and poor communications.

Our experience hasn’t been exceptional; however it has been a learning experience.

I wish it was better overall a lot of stress and you guys never fix what we ask y’all to fix

You need to check every area in the house, many items were not completed

Compared to the stories we have heard from people dealing with other builders in town, we don't have much to complain about. However, you can see where they used subpar materials and cut corners to meet deadlines.

Make sure you ask questions.

They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

Easy to communicate with the sales

What you see (model home) is not what you get. Have a professional home inspector look into the quality of home before you sign closing docs and get issues resolved.

We felt fortunate to be drawn in the lottery. Many people were not. Build took two. Oaths longer than expected, but with Covid we were not surprised. Disappointed with the quality. On closing day they were still doing last minute items. A lot of items had to be put on a punch list! We were told at our one week prior to close that the house would be pristine. It wasn’t! Paint many spots on floor. Window blinds missing, paint touchups not done. Door trim missing in areas. Grout smears everywhere on bathroom kitchen tiles and bathroom tiles. It took about three months for most issues to be resolved. Again, understanding that most new home builders seem to be going through the same labor and material shortages that Lennar faced. ... More
