Overall good experience but would expect some better workmanship

Communication between the different departments during the home buying process is an area of growth. The overall craftmanship quality varies as there are so many different people and companies working together with poor coordination between them. I believe this interferes with getting a higher quality and thoroughly completed end product. With this said, I do have to say that I have moved in and do really enjoy the home. Although there are areas of opportunity I do not regret purchasing from Lennar. Make sure you do a thorough review of all post-build finishes as many things needed additional upkeep and corrections (e.g., flimsy doors, unclean installations, etc.)

Should understand and respect buyers more

I expected more from the builder in the construction for the home the materials do not look so great as they show in the model. For the price I expected more but we got so overwhelmed and at the end we only want to closed the deal. For my experience I will not say more.

(2) Disappointing Surprises: A) Master Bath Vanity: Master Bath in the Model had 4 drawers; whereas our Vanity only has 2 drawers...increasing dead space on either side of the sink .We were never appraised of this change. When approaching Lennar, no one could identify a solution (sales, operations, construction)..."this not my responsibility" was response received. B) Location of Outdoor Covered Parking Spot: We purchased our Unit on the Top floor of our building ($)... with the expectation our spot would be somewhere in the 1st row nearest the building. We are in Bldg #5...all the other 4 completed buildings all have 2 rows of parking. We find that our spot is not in 1st row or even the 2nd row; rather we are in a newly created 3rd row nowhere near the building entrance....& directly adjacent to the Waste Mgt. dumpsters. Once again, same response " (no matter who I approached) "...I have nothing to do with that" ... More

They do not provide enough information about the home prior to signing PA. Once PA is signed nothing can be changed and we had no idea.

Disappointed clean up and workmanship on new home. Way too many call backs on several areas of finishing of condo.

Overall not a bad experience.

The home itself was a positive and exciting experience. The staff at the homesite were sweet and helpful. However, supporting Lennar lending makes sense as it is in the name. The worst part is it seems as if the loan officers and their manager staff suck that positive experience out from you. From hiding fees to show a lower interest rate when I specifically state I do not want to pay any points, to being charged extra anyway as it was locked in. Next requesting to switch loan officers due to this huge discrepancy and unfortunately becoming just another loan to close and they make their cushioned commission truly made the experience the worst I have ever had. ... Once everything is finally done, the home overall is nice.

The home is good. A few issues that I can correct. The staff that were my main contacts were great. Some staff late in the closing process were not helpful.

Except for the level-headed and well-mannered Lennar’s coordinator (Taylor), our experience could have been permanently stored in the freezer. She was honest, trustworthy, and thoroughly well-skilled in dealing with customers’ frustration. Delay, delay, and delay typified the buying process. The signing of the contract was postponed several times to take advantage of the escalating price. But we signed one in February of 2021 with a potential closing date of June. Then, the date moved to July, August and then in September no light could be seen at the end of the tunnel. In fact, we were offered the chance to collect our deposit. Unfortunately, that was not a viable option as we were out of the country for months. Well, the prolonged delay was blamed on lack of building material particularly windows. As the delay continued, Taylor was in contact with us through facetime/zoom. She gave us regular updates and smoothened the rough edges. She was fantastic, but there was nothing she could do on her own. The big guys smoking espresso coffee in their glass offices often made the calls! Finally, we closed on November 16th, 2021, after incurring over $8000.00 in additional temporary rent and storage fees for our belonging. No space to describe the horrors and expenses of moving our belongings coast to coast due to the extended delay in closing our home. As to the quality of the workmanship, it is below average. Too many unfished items [ drywall, painting, missing light covers, loose vent hood,…] before closing. Of course, the contract was written to favor the builder. Having lived in the house for about two months, other problems have popped up. The fireplace is completely dead! The fireplace technician visited us twice. The first time, he got the flame to work, but all yellow, no blue. The second time, he struggled for one hour and literarily killed the fireplace, not even the pilot will light. The Frigidaire dishwasher is also broken. We actually narrowly escaped fire from inside the dishwasher. Lennar’s “all-included” could be fantastic if and only if attention was paid to details: 1. Home-Theater room has zero wiring. It is just a bare room. Not even a TV outlet. It should not be advertised as “home theater” 2. No HDMI outlet above the fireplace, but a closed pipe was run to it with no instruction. It was left for the homeowner to explore and detect. 3. Master bathroom should have been well-lighted even with as tiny as a 12” x 12” window. 4. No phone outlet in the main office and when pointed out, Lennar claimed it was by design. 5. Lots of rough surfaces on the drywalls. 6. The quality of the glass windows is very poor. Too much noise from all sides. 7. Painting work is horrible. Lots of bubbles on the door frames and walls 8. Poor Design work: With a 3547 sq ft. home, one would expect not to be choked in the laundry room, and master bathroom. Too much non-functional space left behind. 9. A portion of the garage was not covered with drywall 10. Hooking up to Ruckus -a wireless extension was tedious and challenging, with no clear instructions. 11. Bathroom mirrors are not framed [bare glass] 12. The drainage pipe from the roof was poorly designed and could lead to the front of the house being flooded. A small tiny French dry well could help. 13. The 2” sharp floor elevation as you enter the garage is a treacherous trap for elderly people like us. Is that a city requirement or design flaw? Overall, too much quality was compromised to minimize cost. Response to Issues: Excellent. We are very pleased with the timely response to all the issues with have raised. Ryan, our customer service coordinator is excellent. We sincerely appreciate his efforts. Overall, and considering the disruption by the COVID-19 pandemic, we are tolerant of many of the issues mentioned above. But we are sincerely hoping that no major problems will pop up. ... More

We did not have any say-so to pick options or make any changes to the options that Lennar chose. Construction was rushed and it showed in the quality of workmanship. We paid a premium price for an average house. Would not recommend if you want design options or something better than builder grade materials.

Experience was ok, house ok , service all just ok. Nothing special about this builder especially if you like a lot of crooked things like Ceilings, window sills and walls,

There is room for improvement

Nice house, but the process to close was tedious and the final build of the house was not according to the plans we were initially given.

We had a positive experience with buying our house, the sales person was responsive and knowledgeable. We used Lennar Mortgage and Lennar Title, which made our lives easier. The Mortgage Officer was very helpful in the process. Construction on the other hand was a pain. We had to document all of the issues ourselves during several walkthroughs with pictures to make sure everything gets addressed and resolved. However many of the issues were ignored multiple times. They got addressed only after we escalated them to the construction management. Construction didn't commit to the deadlines they set for themselves. Once I closed, things didn't get resolved as timely as I felt they should have. Still waiting for unresolved issues.

Our experience was very stressful and unpleasant. We are still waiting for return from Lennar for the a double trip for our inspector who could not get into the house do his part because the sales person did not provide access to the house as he promised. It was a total mess from the day we stepped into the model home utill the closing day.

The houses were sloppily put together to meet a deadline. It shouldn’t be the owners job to make sure that the construction services and trades did their job right. There should be more quality control and checking of peoples work. Finding issues every day the longer we live here

I think overall the workmanship is good quality and the walls are not so thin where you can hear everything which is great; however the most disappointing is the one car garage entry; I can barely get my car out; I have to be careful to hit the walls every time I leave and enter and it isn’t even a big vehicle. The builder should have considered and tested the garage entry and common sense would tell you to expand it a little. Also, the appliances such as the dishwasher and the oven are not the best to use, I would think we are in a new century and they would at least install better dishwashers, not the same ones from the 1990’s, also, the standard oven installed has a broiler at the very bottom of the oven separately…it’s so low it is like broiling things on the floor, that is horrible and such a hassle. ... Expect a lot of delays and a long punch list of things that need to be done prior to closing and even after.

To start off, our new home consultant was great. Once it came time to do the walk, that's where things started to go down hill. First off, walls were crooked. They stated that they have a certain tolerance, but the walls were way beyond that. They did fix the issue which delayed closing. Once you close on the home, you may as well not exist. A new home comes with a 1 year end to end warranty. I am currently in a fight with them to honor this. They have finally agreed to cover some things while still giving me problems on others. They do not seem to care if you are having issues because right now they are selling homes left and right. In order for them to consider your issue, you have to keep pestering them until it is done. Just today, I had a warranty appointment for grout repair and they were a no show. I understand the current environment and staffing issues with the pandemic, but at least let me know you aren't going to make it because I had to arrange to be home for this. In the end, it's no different than buying a car. They are all about customer service until they have your money. ... More
