There are a lot of little things in the house that look rushed like floor tiles not level and raised in areas. Our staid have a good finger width gap between the wall and the stairs and the carpet was laid on top of it hiding the error but my 2 year old found it. The downstairs hot and cold were switched so the cold is actually hot and the hot is actually cold. When buying the house we seemed to be told one thing by someone and then another by someone else so the process was stressful when it could have been very streamlined. We were told by a couple of people who would take over in the process next and it always seemed different than what we were told. One or 2 people throughout the entire process would be much more beneficial and less confusing. Waiting until the day before we closed in the house to get approval for the loan is unacceptable and that practice needs to be better because some people give up their rentals they have when they get a move in date at 30-45days out. Underwriting shouldn’t take that long. If it comes down to manning then perhaps slowing down production would help ensure better craftsmanship and help the administration side of things as well. ... Hard problem I got communication with the staff

The purchase of the home from the agent and the mortgage lender were phenomenal. However, the quality of the work (still not completed) is a little disheartening. At this point I’m not sure if I would purchase another Lennar home.

Customer service on the builder side was seriously lacking. I expected it to take longer than estimated to build, but the roadmap was unclear and timeline changed so many times and took twice as long as the original estimate for close. My issue was really with how unclear the process was in terms of next steps and the timeline of what was needed from me. For a company that has all of the parts of the process able to be managed by Lennar businesses I had hoped they’re communication between building and lending for example would have been better. Overall, would I do it again? Maybe but not in this market- not even because of price or delayed closing but because of service along the way. ... More

From sales to building supervisors to warranty people these are great people. They are very concerned that things go right and that we are taken care of. The issue appears to be inexperienced, underqualified workers who are rushing through jobs. The quality of the workmanship and attention to details is poor. Thankfully, the staff is working to see that all issues are addressed to our satisfaction.

Landscaping issues are terrible on the yard

Buyers need to be aware of what is included in the $80,000 Everything Included package. Here is an example, under features the Ring Security Kit says Ring Alarm Window and Door Contact Sensor. There is only a sensor on the front door and the slider. During the walk-thru I asked where the rest of the sensors are on the other windows and doors. Their answers was it only says window and door (singular). Purchasing a $900k house and they can even add sensors to the rest of the doors and windows which cost $99 on Amazon and I know the builder gets it cheaper since they have a contract with Ring. There are no CAT5 outlets anywhere in the house and it's not even an option. They give you one eero Pro 6 mesh wifi system which only covers up to 2000sq. ft. The smallest house in our community is 3300 sq. ft. We caught that during our walk-thru and they ended up sending us another one so we can get internet throughout the house. A house at this price point they can't even put a $20 drain pan under the water heater. Interior paint is a cheap flat white with no option for upgrade to satin or different color. 4 of our neighbors had their house repainted at an extra cost averaging $4500. ... More

Quality of workmanship is barely passable

It's been nearly impossible to find an affordable home. I was relieved to find a new home in a new community. The house is designed well. With that said, the community has been largely built in the absence of an adequate infrastructure. Power goes out regularly. The community ammeneties are still not complete. Contractors are leaving footprints in the concrete and there seems to be no oversight into quality control in a number of areas. Construction sites are littered with bottles and cans and storm sewers are filled with garbage in construction areas. With that said, it is easy to report issues and Lennar sends people out to correct problems in a timely manner. ... More

We purchased during a hot market and there was no flexibility with Lennar. They were also very sltow respond if you had questions. With that being said we are happy with the house we purchased with a few minor things we will have to fix.

Disappointed in the quality of of finishes for the amount of money charged for home.

After the change of construction management the communication improved greatly. The new Don is very responsive and a pleasure to work with.

The sales guy I dealt with was not 100% honest about things that would be included in the home. We noticed a lot of things that needed to be done during the walk through that was done afterwards. There was a lot more things that were not done or were not done the way they were supposed to be done, because the construction manager was not available during the completion of my home and because this is my first home I wasn’t aware of everything I needed to be looking for. Their responsiveness to fix everything in a timely manner I was grateful for.

Shoddy workmanship, they shouldn't use the phrase "Everything's included" anymore - it isn't. No cabinet pulls anywhere in the home. Blinds in privacy rooms only (we had both in our previous homes - blinds throughout, cabinet pulls, nicer appliances, a clean ready to move in home, engineered wood floors, and quartz countertops in the bathrooms - not laminate). House was NOT ready for move in, construction dust everywhere, paint drips all over the floor and carpeted rooms (aren't you supposed to paint before you put the carpet in?), the decorative brick outside the house was falling off in places, outside trim not finished on one of the windows and not painted in several places, hinge pins missing on some of the doors, grout work missing in bathroom, downspout not connected to gutter drain in the middle of winter, cabinet doors improperly installed, back porch slider door was improperly installed. PVC pipes in the basement are jerryrigged to drip into a drain in the middle of the floor. Wow - it looks like someone's DIY job. After 2 really great experiences with Lennar, this home was a disappointment. ... More

The Lennar experience started very well. Alex as a salesman with Lennar as a lender seemed to be a match made in heaven. Alex continued as a helpful advocate, however, the lending process became a stressful and confusing process for no good reason. We remained loan worthy throughout the entire process and turned other lenders down, probably in error. The interior and exterior finish work was mediocre at best. The warranty staff came across a genuine until real work orders were submitted. I will not recommend Lennar as a builder or finance option to anyone. The sad fact is, there are several interested home buyers, that we know, that I can't refer to Lennar. ... More

I appreciate there are challenges with material and labor shortages, so while we experienced these, I would not hold Lennar responsible for these. Also, the local people we worked with (sales manager, construction manager) were great! However, it was clear throughout the process that Lennar is a large corporation and the customer experience is not valued. During the selection process, many styles were unavailable, options were changed without notice, and for many selections, visuals were not available leaving us to make decisions based on descriptions. Additionally, it seems clear Lennar does not consider how the home or finishings will be used when deciding what to include in their homes. They could benefit a great deal by gathering feedback from homeowners about what works/doesn't or even considering up front how items will be used and considering ratings/reviews of included items. ... Alina was outstanding helping us pick out just the right home. She was available to help with issues after the sale.

Casey, our sales rep was amazing and very attentive. If I was only grading him it would be perfect scores! At our orientation we were told that the person that usually does it wouldn’t be able to make due to COVID exposure. We understood that completely. So Mike (construction supervisor) did his best to fumble through the orientation. He told us that the other gentleman would schedule a follow-up in 30 days. That never happened. He also told us that they would replace a dented refrigerator door and that hasn’t happened. The workmanship on this home is below average. So many things that I couldn’t possibly list here. Also the are a lot of things that were poorly thought out by whoever designed the home. Don’t even get me started on all of the technology that we were never explained or shown how to operate. In his defense, Casey has tried to help with the tech training even though that’s not his job. Again, if not for Casey this would be. One star review. When you pay almost $450k for a new home you have certain expectations… those were not met here and it would be difficult for us to recommend Lennar as a builder. Not that none of this matters to Lennar since they are selling these houses as fast as they can build them. They’re getting their money so they apparently don’t care about the quality. We purchased a Bexley model and we love it. However, the building timeframe was riddled with delays. Constant pushes to the walkthrough and closing dates really worked up a bit of bitterness. The response of remedying issues uncovered after moving in has been decent. I think right now I'm mostly irritated at seeing trash in our walls. I'm not exaggerating. Ever run a LAN cable to get wired connections in a wall? Yeah well, when using a wired camera to guide it, we found beer and soda cans in the walls. Pretty disgusting. I'm half tempted to put in a request to get the trash out of our walls. I'm willing to bet the pile of trash we saw in the kitchen island, during an earlier walkthrough, is still in there. ... More

It seems as if the builders were just trying to hurry and get the home done. There are alot of minor things that are messed up that shouldn’t be.

Been a lot of issues with the house but the Lennar warranty people get on it quick.

The upstairs floor is wavey and squeaky. The kitchen counter tops are different colors and we were told we're looking at it wrong. Huge gap between garage door and house, we were told it's normal. No other house I've owned had a gap like this neither does any other house in this neighborhood. The kitchen cabinets are white, we ordered espresso. No heat or a.c. flowing in vent to downstairs master. That was resolved after two visits. The fire door from the garage into the house is split in the center thru the deadbolt and knob. I was told by the manager that she spoke with the manufacturer and a split door is just as good as one that isn't....what?Still not resolved. Upstairs sliding glass door has no weather strip and blows the vertical blinds like the door is open. It's been a month, still not resolved. House was over a month late from our agreed finish date. Electrician had to come change breaker in laundry room because it tripped every time washer hit spin cycle. Overall I'm dissatisfied and will never recommend or purchase from lennar. Out of my 7 new home purchases, this was the worst by a large margin. The floor plan works for us, that's all the positive I can say. What stood out most about this purchase is the lies, unprofessionalism and lack of integrity. ... More
