First, people were nice. Margaret was helpful and encouraging. Only one issue with Norm where my wife felt like he was suggesting she was not truthful, otherwise he was quite nice. My issue is with Lennar's business model. I've built several custom homes over the years where I have flexibility in making changes, With Lennar - ZERO opportunity for even slight modifications. That's a bit frustrating for someone spending $600K on a house. I really think you should find a way to add some flexibility into the process. I don't expect custom home flexibility, but some.

The closing took so long that we rushed to move and once we were in the house we started to notice things we should not never have accepted. The walls paint has cracks almost in every room. And there is a kitchen cabinet damage. We felt like our need to move was so evident that they were not listening to our complaints. Also we were not told the internet cables were not in place. It is very important for people to know ahead of time to plan things out. We work from home and it was very inconvenient for the first weeks to find out what needed to be done temporarily.

The financial and closing experiences were far below our expectations. The walk thru was done the week before closing and only a few of the issues were resolved before we moved in.

Lennar is prompt with service and very responsive. However, we were not offered some of the items we requested in the house . Our choices of some items or materials were not offered. This gives us some apathy about the house !

Issues at every step. Build was rushed at my expense. A few examples, drywall went up which prevented me from viewing electric work. Cabinets are uneven, stained, drawers still hard to open and close. Flooring damaged, carpet was stained and had to be cleaned upon closing. Carpet had numerous nails stick out in stairs which caused injury to my family. Windows are pending replacement due to chipping. Screen door was missing. Door paint was so fresh that each door stuck and needed sanding and painting upon move in. Garage door opener was installed 3 weeks after closing. Closing was 10 days earlier than expected when this time could have been used to ensure a proper handoff. Since closing, ive had to put in several warranty issues and some are still pending. I had a heating emergency as my heater would not start on a rather chilly night. Turns out my main gas was never turned on. Ive had a breaker replaced as the appliances didnt like gfi breakers, now i can use my stove, yey i can finally bake. Most recently, my home to garage door came off the hinges and nearly injured me if it wasnt for my agility. I had a chair holding it in place. I am disappointed in the care in which this build was handled and i know the project manager took shortcuts for personal incentives and frankly, would not recommend a Lennar build to my family or friends. Never heard back from anyone on a 30 day check up. Some of the paint issues were not taken care of. It seems like they hurry on a lot of things. Cheap work around some of the woodwork. The pool is way to small for this size of a neighborhood.

The workmanship is cheap and response to address the issues not the one we expected by Lennar. We bought another home in Texas and it was completely different, the workmanship was much better, response was quick and very little items to addressed, all security system and others associated with a smart home was already installed including providing a person to guide you with the apps to connect to your smart home. Limited knowledge of the construction staff to address the issues except Darilyn that has been helpful and looks for advise if she doesn’t know.

Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. The construction is of good quality but know that mistakes are made being at the rate they are building these homes. Blue tape everything you can before closing. Look inside cabinets and attic for cross members in the frame coming loose. Painters need pay more attention with overpainting and splashing on floors. Outside the home the lawn is coming along. Weeds can overcome your new grass if not maintained. Some of the grass was brown as they were installing it. Out of the 4 trees they planted the 2 oaks are dry and brittle and i don't think they are going to come back. Two others are surely turning green but will see come next spring. Note their is not a construction supervisor onsite ensuring plans and things are done correctly. Hope that someone besides the homeowner do a walkthrough and identify all discrepancies before hand and corrective action is taken to fix them before homeowner does initial walkthrough. ... More

Poor quality materials and finishes. Bad walkthrough experience, orientation was made over the phone! Dead trees handed over, you can see many of them dead in the community!

DO NOT close until everything is set up. It’s been almost 2 months and we still don’t have a mailbox. Also, we still can’t get cable/internet services because the builder didn’t work with the companies ahead of time and there are no cables laid out for this services. Please do yourself a favor and go with a different builder.

Still waiting on walkthrough issues to be addressed.

Sold my first Lennar home and bought a second in the same community. Overall the home is beautiful and Lennar does a great job. But they set the bar high on the first one and fell short of my expectations on this home. They had me close long before I should have. They cheaped out on a lot of things (ex, appliances). I'm almost 2 months in and many basic things still have not been fixed. And I wish they would let you customize a few things.

Quickly built and it shows!

Lennar's salesman sold us a different floorplan then the one he represented to us. His mistake was our loss. Lennar refused to make us whole. They simply offered our deposit back on the home but offered no other recourse.

Construction person not so great difficult to speak with anyone

The experience has been less than stellar. Apparently, I can't mention those things as my last review could not be posted. Things I'm happy with: Appliances, size of bedroom, open floor plan, the people who were helpful during this process. Things I'm not happy with: Still no trash can delivered, a random leak and people who were not so helpful during the process. Overall 3.5 stars.

Can't say I'm surprised or disappointed with our experience so far with Lennar as we had fairly low expectations given the state of builders, build quality, and labor issues. I will express that for all the "issues" that have cropped up throughout the process, Lennar has been prompt to address them in a suitable time frame. Regardless, it still astounds me that there isn't more attention to detail during the build process so they didn't have to spend so much time, $$ and resources fixing things that could have prevented in the first place.

The home has really some really good features, and some bad ones. The finishing isn't as good as it could be, and a lot of areas show that, especially the flooring. The drip irrigation installed was already broken the second day we moved in, and then a pipe burst a couple of weeks later. Have been in the home for about a month now, and have already submitted tickets. The best part is the responsiveness to the tickets. Diana and Moe have been a huge help.

The initial framing quality, including both materials and labor was the poorest of quality. Our replacement construction supervisor exhibited strong construction knowledge and was very responsive correcting final, cosmetic issues.

It is a great community and I bought the larger unit and the handover was on time and post sales support is fine but Lennar did not disclose it was offering incentives to other folks and my cost was higher than other folks.

The house is nice and has decent finishes. They have been very prompt fixing the any issues. the house was exactly as promised and in the time frame indicated. Melissa did an amazing job in keeping us updated through the house building process

Loan process was difficult especially when your mortgage type was lowered due to being recently retired.

The building looks grand at the first impression, but once you begin to live in the house one begins to find the house lacks many details that a luxury home should consist of. In our home, most noticeable is the electrical switches and outlets, then the lighting. switches are not placed at logical places, lacking multiple switching capability, some even did not provide multiple switching. outlets are sparse, some not even present such as at a long hallway, no light in the closet, bathroom lights not suitable for makeup for the ladies of the house. poor workmanship.

I know you guys work with different contractors, but it's clear that the builders cut corners and it's up to the buyers to "catch things" that were missed. For example, our carpet throughout the whole house is lumpy with peaks and valleys in every room. However, we love the floor plan, the house itself and are happy to be here. We just have to be "on top of everything" inside and outside the house. It's not a relaxing experience, instead we are the foreman after we move in. Issues have been addressed hit and miss with workers coming at unscheduled times and whenever they can. I work from home so I can make this work, but it's not organized or planned.
