At first I was impressed with the spaciousness of my condo. I was please with the value for the money spent. Now as things go wrong and I'm notice and report to Lennar for repairs, I feel that the quality of construction is superb but the quality of the subcontractors leaves much to be desired.

FRUSTRATING, tedious and lack of communication

Getting major issues repaired or replaced has been grueling! The mortgage loan process was equally frustrating and personnel were negligent in either responding on time or did not communicate professionally and sometimes found fault with us. we were forced into a closing where a few major construction items were questionable. Poor Communication -- Right hand not knowing what the Left hand is doing

Communication throughout the process was poor. On the scheduled closing day, Lennar could not even communicate whether or not we were actually going to close on that day -- which was extremely frustrating. We learned the hard way that Lennar rushed to complete the project and some short cuts were taken -- which are still being addressed.

While we are mostly happy with the finished product, our buying experience has, at times, been a struggle. The estimated closing date was off by almost 4 months. Fortunately we were not selling a house, so this was only a disappointment. We have learned that others that did sell had to scramble for temporary housing. In addition, a number of basic items (mirrors, shower enclosures, vanity lighting, closet shelving, etc) was not installed / fully completed on our settlement date. Closing was scheduled by Lennar before all work completed. The front door was painted while we have final walkthrough on the date of closing. Many substandard jobs was done in a rush. The construction manager and customer care team were very responsible and took care of many left over jobs.

It’s worth buying the home. Mellisa at the office, David in construction were awesome. The speed they guild these at, leaves a very high margin of sloppy work. We have curved walls. Over lapping paint. Uneven trims , hole hiding behind the oven. Bad landscaping ( sprinkler covered with sod) uneven sod. Despite all of this the house good home. It’s well insulated, the floor plan is well thought out . The ac and heater work. Yup it’s beats renting!

Wrong products installed or changed or removed!

At the direction of the contractor, items were changed or removed because of supply issues? and this was nor communicated in all circumstances to us. We are missing items in our home that were included in the sales process but not installed prior to a "hurried" closing,

The biggest disappointment was the condition of the condo at closing. There were no kitchen or laundry appliances installed, one toilet didn’t work, no electric switch in MB, needed painting and dirty. It took 3 days before we could consider moving in. This seems to be the norm- close the deal then race like crazy to make it liveable. No apologies- that’s just the way it is. After 6 weeks of waiting for an electrician to fix the light switch on the MB counter, we went out and hired our own electrician to fix it. I am being kind with my ratings. Not so happy with Lennar anymore,If it wasn’t because I found a lender at the last moment I would’ve lost my deposit , and not to mention the value of the townhouse too high along with a high interest interest rate. And to make it worse a high HOA 250.00 monthly with no amenities still waiting and taking forever to make the poolside. But yes we still have to pay HOA high fee just to perceive blocks and dust . Not fair at all .

Basically all these should be 1 or 2s. Only reason I gave more is I got a deal. Only one person deserves five stars in the whole process and that’s my loan officer. My cons was a still amazingly dirty to the point I actually missed stuff on my walk through that were damage. Having plaster everywhere. I have to get on my hands and knees to clean my flooring cause it has paint and plaster on verywhere and I have to scrub it out the groves. I had one 2 min phone call from Title. Post closing attendance has been poor. Problems has not been fixed after two month from closing. Special electrical problems and finishing problems. My experience has been that there is not a person from LENNAR that follows the solution to the problems. The responsibilities are avoided by appointing some other departments and the end nobody follows up.

The title company was not great. No communication at all and subsequent communication after closing was non existent. important in time sensitive docs were sent to the original address. Wish we knew development has not been registered with Usps. There’s no communication of that either. So disappointing the tail end of the process and would rather go to a third-party title company.

Our move in was hugely disappointing and challenging. Elevator to our third floor condo not working for several days. No hot water for several days. Dishwasher not working, furnace very loud, can hear people on staircase. No insulation?

Closed on an unfinished house

Where to start? The house was not ready when we closed. Lennar builds houses and then is completely unprepared when someone attempts to move into it. Appliances were not in until the day after we moved in and then the stove didn't fit. Waited a week to have the cabinets moved so the stove could be installed. There was a dumpster in front of the house so only one pod could be delivered. Move in was delayed. Dirt everywhere. Driveway and stairs were not cleaned so the movers had to walk over moving pads and still tracked mud all over the brand new house which Lennar had to have cleaned later. ...

The home is beautiful but the amount of punch list items that we had at closing were unacceptable. From poor workmanship and a filthy home to unfinished kitchen cabinets, we have worked way to hard on getting our home right. And btw-it's still not. As hard as home warranty team tries to service us, the list is so overwhelming that they are swamped.

First, the pros: 1. We love our house. The floor plan and lot size are perfect for our family. The interior color palette options are all very tasteful and cohesive. 2. We were primarily in contact with Marc and Ryan throughout the home-buying process. We really enjoyed working with them! They are both incredibly responsive, knowledgeable, and helpful. Cons: 1. I did not enjoy doing everything online. My phone calls were not always returned in a timely manner. The builders left sticky stuff on the floors, the paint lines aren’t very straight, the quality of the paint is terrible although a beautiful color. The interior doors and cabinets are trash, the finish is peeling off them on the edges. The dampers weren’t put in, so our downstairs stayed cold and upstairs stayed hot until that was repaired. Purchased a Splendor on Magna Gulf Loop

I really like the floor plan (Splendor) but did not get the elevation I wanted (really wanted a front porch). I don't think anybody involved had any ill intent but I also don't think they care much. The new home orientation was a great experience. My best advice is do not close until every imperfection is handled. Also it was a disappointing amount of cigarettes left on my property.

At the point of our contract on the home, there were very minor changes we wanted made to plumbing (adding a laundry sink in the garage) and electrical (like adding a few additional outlets here and there); drywall and insulation weren't up yet, and it would be a perfect time to make those changes happen. First and foremost construction was delayed a little bit . Originally they committed to close the house on October, but they handed me new home on November and also HOA monthly fees little bit high compared to other neighborhood considering this neighborhood doesn’t have any swimming pool clubhouse , dog park, children play area or any sort of amenities .I felt we paid a high price for the home

Our experience with Lennar was a mixed bag. Issues with Lennar Mortgage aside, Lennar was helpful and prompt with questions and inquiries. There were some miscommunications (in regards to ceiling fans and gutters), but the issue was resolved with the help of Alejandra. She did a great job with sticking her neck out for us to help rectify the issue. However, I am fairly upset that it head not communicated to us that we had a transformer box in our backyard, prior to the electrical tech coming onto our property unannounced and uninvited.
