Quality of finished products (e.g., toilet fixtures) poor.

1. The kitchen and bath cabinets are low grade quality. 2. The kitchen and baths grout was not sealed. "Sealer should be mixed with grout when installed." - This Old House. 3. Exterminator quote: "Sill boards not calked - lets in lots of bugs." "Too many weep holes, not a state or local requirement."

We recently moved into our new home in Waterwheel–Coastline/Hilltop in San Antonio. The sales and closing process was generally organized, and communication during that phase was clear and supportive. However, there were serious issues that should not be overlooked. While we were still under contract, there was an attempt to release or offer the property to another buyer. This is not a minor misstep—it reflects a significant breakdown in internal coordination and created unnecessary stress during an already critical process. Post-closing, my experience with the warranty team has continued to be frustrating. There appears to be a pattern of deflecting responsibility, with concerns being dismissed or attributed to the homeowner without thorough or objective evaluation. This lack of accountability is disappointing, especially considering the expectations that come with purchasing a new construction home. While the initial sales experience was positive, both the pre-closing incident and the warranty handling have impacted my overall confidence. Financing with Lennar mortgage was not a good experience. At all. The loan officer was overwhelmed and kept confusing our deal with others. Home is great.

The realtor at the sales center (Misha) is AMAZING and the mortgage group was good. However, the after care was spotty. Response time was good for any service calls, but buyer beware - once you do your walkthrough, they aren’t responsible for some things such as dead landscaping. We also had some trouble with our garage door opener and the tech said it was the cheapest model available. The interior doors are hollow and the handles are cheap. The carpet crunches when you walk on it. Countertops are super thin, No handles on any of the cabinetry. No lighting except high hats and nothing in the bedrooms. No towel racks or toilet paper holders.But on the plus side, they do give you blinds!! Just saying, you get what you pay for! ... More

Salesman was excellent and helpful beyond initial sales effort. He was the best. Some items from walkthrough weren't addressed before settlement but since my time was limited, I had no choice but to proceed. They could've done better but it's acceptable. Online process might have been helpful but was burdensome, confusing, and poorly conducted when timing was short. And there was no support so buyers have to work through it via trial and error, repeat, repeat. It was awful.

I was promised things that were not delivered. I said it many times through the process. Lennar is not customer friendly.

The air condition, dish waster and the home bell ringing system had to be corrected.

Had to repeatedly ask for some issues to be fixed. One BIG issue remains - we have drainage issue on our street where water and mud is sitting and not draining. All that mud is getting into our garage. I reached out to Lennar about this issue with ZERO response from them.

Home was not move in ready. Too many workmanship issues. Plaster, concrete and paint stains on garage and back patio. Paint stains on floors. Interior was not clean.

Sales agent-ok, mortgage loan officer-nice guy, states experienced but not evident in my experience, living in new home with appliances and should not have issues, but if you do, they may not be covered (unacceptable in my opinion for new). Area open to residents but on-going construction and little consideration for existing home-owners-blocking pathway to get out, driving over sharps (cut, sharp metal, nails)-should be addressed by Lennar

We still have not been handed a mail key, we have lived here a month now, family friends, work, life, taxes being sent to the new address. And the title company can’t navigate the USPS system. Either a failure to plan, or a failure to launch. Very disappointing. Otherwise satisfied.

Overall the buying experience was good. There were a lot of emails that could be consolidated to avoid confusion during the buying process. The one issue we are having is, since we bought a model home, many of the options purchased are not standard and therefore repairs do not get completed in a timely fashion.

The home buying experience itself was smooth honestly quick and easy. Brin, Logan, and Patti made things worth while. walking me through everything. Patti especially explaining things through the loan process and helping me negate things really helped. The lower Star reviews was honestly due to the builders and how things went wrong three days after I moved into my home even through the hectic and horrible issues. Brian made that process a lot better as well because he was very genuine and upfront with things and showed that he really cared the whole time in the whole process through everything getting taken care of while we were in a hotel overall Lennar has taken care of things ... I had a very fast and efficient experience overall with Lennar. I was connected with multiple representatives throughout the process, and I especially want to highlight David in the New Braunfels location he is extremely knowledgeable, responsive, and continues to be helpful even after the purchase by answering any questions I have. Ethan, the construction manager, was also very welcoming and supportive throughout the process. That said, there were a few areas that could definitely be improved. During the approval process, communication felt disconnected. Much of the process was handled online, and documents were often uploaded for signature with little to no explanation just a quick message asking me to sign. For something as important and complex as buying a home, more guidance would have been helpful. Closing was another area that lacked personal interaction. Aside from the notary, there wasn’t really anyone present to walk through the documents, which contained a lot of detailed financial information. It felt like we were expected to fully understand everything on our own, even though this isn’t our area of expertise. Thankfully, my realtor was there and did her best to explain things, but I strongly believe a loan officer should be present and actively involved during closing. On a positive note, the warranty department has been very responsive and quick to address and resolve any issues. A generic boilerpate experience from beginning to end, having many rules and responses are usually NO. Cookie cutter with a few thrown in freebies to make you feel like you've received something for the money. My recommendation for buyers is do not buy any of the upgrades unless you absolutely require them upon move-in. Then when you want to add things, after close, the cost will be considerably less than what they offer through their third party design center during purchase. Their responses to problems are fantastic.... Though I wouldn't expect anything less based on the experience.

The design very poor. Here are some examples. 1. light switch located far away from entrance. You cannot turn on the lights you get into the house. Need to walk quite a few steps to get to the switch. This can be potential hazard, 2. window location at the entrance is bad. In stead of facing to the sidewalk, it faces to the neighbor. This makes the window is completely useless. 3. The powder room is so tiny. You cannot get in/out the bathroom easily. This can also be potential hazard 4. All faucets are very cheap. Windows are hard to open/close. 5. One light above the stairs installed awkward. It works, but it makes the property looks very cheap. Overall, Lennar is a very cheap builder! ... More

The tile contractor had to come back and and correct his mistakes ,still waiting for the landscaper to replace the dead tree that I was told is dormant back in November and if the contractor who passes himself of as a painter ,then I’m a brain surgeon.

This is a second home and we decided to purchase this house, as it was a "quick sale" by Lennar. The finishings were less than I expected. Everything became an "extra". Could have nicely finished the houses as in the surrounding subdivisions by DR Horton & Adams homes The on site agent was adequate, we had our own agent, the title company was responsive and Lennar's lender was AWFUL.

The process of purchasing the home was good. The overall quality of the home so far is ok but I have had issues with my dishwasher and it has not been fun going back and forth between Lenar and Electrolux, the weather stripping on the front door was trash, and all the items that were identified in the walk through were not fixed as promised.

Would be nice to use better paint. Explain more about the house. The grass around the house is so uneven you can really hurt yourself or anyones that comes to your house. Very dangerous. There is no warranty on the garage floor. There is a crack all the way across the width of the garage floor. Not happy about that!

We were eager to purchase our first home and had received credit and work history approval from Lennar. After viewing one house, we were informed it was available and proceeded to sign the paperwork. However, upon noticing the incorrect address on the documents the following day, we brought it to the attention of Joe, who informed us that the original house had been sold and that he had reassigned us to a different house with the same floor plan without our consent. We requested a change, which resulted in us opting for a more expensive house. As the closing date approached, the deal fell apart. We subsequently cancelled our contract and chose a different builder, noticing a significant difference in quality. Consequently, we strongly advise against working with Lennar and recommend exploring alternative builders in the area. Keep all email traffic to and from Lennar if you do buy from them, also took longer than 3 days for my escrow refund. ... More

I have seen better fit and finish for certain. Overspray, runs in paint on nearly ever door, our banister stain is awful looking, one of our door thresholds had a 1/2" gap letting visible light through. Our pool cage doors both drag the block because you cant lower the sweep enough to seal as they are not level. And we have a massive issue with our pool cage gutter, requiring my complaints multiple times and now our fascia and flashing is visibly mangled and covered in excessive caulk creating an eyesore on our brand new home. For the sales side of the house, none of this applies. They conversely having nothing to do with these quality issues were top notch and we appreciate their attentiveness. ... More

Sales experience was good, but usually is. The quality control was lacking, the yard retains water well past 48 hrs, the water heater is insufficient for a family of 4 and needed a mixing value.

My homebuying experience with Lennar was average overall, with both positives and areas that need improvement. Kayla and James were professional, supportive, and genuinely helpful throughout the process. They were responsive when contacted and did their best to assist and provide updates when possible. However, the overall experience was impacted by communication gaps, particularly around construction timelines and coordination between teams. There were delays that required me to proactively reach out to multiple contacts to get clarity, rather than receiving timely, proactive updates. This made planning difficult and added unnecessary stress, especially as timelines shifted close to closing. The quality of workmanship and materials met expectations but did not stand out, and responsiveness to issues was inconsistent depending on the department involved. While the home was ultimately delivered and the transaction completed, the process would have benefited from better transparency, clearer communication, and stronger coordination across Lennar teams. Future buyers should stay actively engaged, ask questions early, and plan for potential delays. With improved communication and consistency, the overall experience could be much stronger. ... More
