I don't think anybody involved had any ill intent but I also don't think they care much. The new home orientation was a great experience. My best advice is do not close until every imperfection is handled. Also it was a disappointing amount of cigarettes left on my property.

First and foremost construction was delayed a little bit . Originally they committed to close the house on October, but they handed me new home on November and also HOA monthly fees little bit high compared to other neighborhood considering this neighborhood doesn’t have any swimming pool clubhouse , dog park, children play area or any sort of amenities .I felt we paid a high price for the home

My experience with the Lennar Lender Rep was not good at all from beginning to end. Very poor communication and responsiveness, poor update related to my loan. Pushing automated emails was good enough for him, but communication was the worse experience I've had. The material used for the home fell short and the seller and construction manager did their best to address all issues. Quality of the material is not good, plastic fixtures, painting was subpar. The foundation of the home, flooring and space design seems solid so far. I expect some issues out of a new home, but wish for better quality material. The community is a great place to live. ... I absolutely love the location and community. The workmanship is quite good, and I'm pleased with my purchase. The construction manager, Sam, provided top-notch service, and he went out of his way to assist me several times. Sam was the bright spot. My experience elsewhere was disappointing, to say the least. My top complaint is the poor communication with me and within the Lennar functional areas. I often received conflicting information or was provided with information that wasn't true. For example, I was told (in writing) that once I took possession, I could set up my cable service with Spectrum and that Spectrum could only accommodate installations in the 3rd week of the following month after purchase. This is not true. My cable was installed the day I closed. I was shuttled between 3 different salespeople, which resulted in a lack of communication continuity, which resulted in several episodes of confusion. I was told that the garage door opener and mailbox keys would be in my house and mailbox keys could be picked up from the sales office after closing. They weren't. There were multiple times when I went by the sales office during normal business hours and nobody was there. Imagine my frustration when I was told to go back to the sales office to get the keys and they were gone. When I finally received the keys, they were for the wrong resident. It took over 3 weeks to get the mailbox key matter resolved, and I never received any communication without me asking. The mortgage process was no better. I was asked to submit items previously submitted multiple times, there were errors in the pro forma statements provided, and I was shuttled between multiple mortgage contacts. Expectations for the entire process are not communicated upfront, which causes a tremendous amount of confusion and anxiety. Love the house. Issues of where light switches are. Selection process to restricted. Orientation to the community was lacking. Sod was in fair condition; bushes seem to be dying. Would have preferred to have options on flooring. Never informed there would be a retention pond so close to my house.

LOVE my house and location but once I closed - crickets! I’ve had to request mailbox keys and how to pay HOA dues. No one ever welcomed me to the community let alone see if I had any questions after moving in. “Fully Connected” and “easy DIY” are a joke. Most new homeowners I’ve asked are NOT connected to their devices because they can’t figure out how to set them up. Lennar takes your money but then, you’re on your own!

Overall not a bad experience.

I think overall the workmanship is good quality and the walls are not so thin where you can hear everything which is great; however the most disappointing is the one car garage entry; I can barely get my car out; I have to be careful to hit the walls every time I leave and enter and it isn’t even a big vehicle. The builder should have considered and tested the garage entry and common sense would tell you to expand it a little. Also, the appliances such as the dishwasher and the oven are not the best to use, I would think we are in a new century and they would at least install better dishwashers, not the same ones from the 1990’s, also, the standard oven installed has a broiler at the very bottom of the oven separately…it’s so low it is like broiling things on the floor, that is horrible and such a hassle. ... Options to choose the material and appliances was not available. Also once signed the contract at the very beginning we didn’t had chance to make even a single option even a day after signing the contract. Would have been good to see all the options ahead of time rather than during the contract signing

After several weeks of struggling with mice making nests in my garage, and after the fact of my service ticket was rejected because it was considered a nature issue. I decided to open the drywall of the water heater tank base, and I found a rat had made a hole in the concrete insulation between the garage and my guest room. Everything indicates that they were living in the garage before closing the house. Lennar didn't seal the base and the rat (considering the hole size) was able to go inside during the construction phase. Make sure you had everything inspected before you close on the house because they will tell you it wasn't their fault later. ... More

On time home delivery as promised at the time of contract sign.

While we love our home, there were several things that did not impress us with Lennar. The project management was average, at best. In construction and project management, you run into delays, that is part of the job. The handling of and working around delays was not executed to a level we expected. This forced them to rush through our home in the final month of construction. Towards the end of our construction period, we learned that Lennar's fiscal year ended on November 30th and there were a certain number of homes that had to be completed. Lennar put their interests in front of the buyer and proceeded to rush through the home. This put a terribly sour taste in our mouth. Items that we brought to their attention in the 2nd month of construction were now being addressed and when addressed, the craftsmanship was incredibly poor and had to be redone. A week out from closing, we had close to 20 items that needed to be addressed. You would think a week would be enough to complete this. Over that timespan, I saw crews at our home on only two of those days. A day before closing, there were still 7-8 items remaining. Half of those being major. When we moved in, the floors were covered in glue, there were rusty nails and razor blades (!) scattered all over our yard, screens were incredibly bowed, and sinks were filthy. At best, I can give Lennar 3/5 stars. We paid close to a half million dollars for our home and for that price, I expected better craftmanship and project management. Luckily, their warranty process has been responsive, but our home has felt like a construction zone for the first month, as we have one or two people in here per week fixing and correcting things that should've been completed prior to closing. ... The quality of materials, craftsmanship and lack of choices makes this builder average. The salesmanship leaves you believing you will need getting a custom created too quality home. In reality it's average at best.

Lennar sales and finance people were great to work with and buying a Lennar home was easy! Any time I have had an issue with my new house their warranty people have been kind and responsive. However, Lennar compromised on the quality of some of the materials. The quality of the interior paint is terrible! It picks up marks from simply touching it and cannot be cleaned without exposing the driwall. The carpet is also of very low quality picking up dirt and staining with normal use. It has gone from a light gray to a dingy tan with casual use. The exterior foundation is covered with a brittle sealant foam that breaks off with accidental contact. These low-quality items were disappointing. After purchasing a house, having to replace paint and carpet in the first year of ownership is financially challenging and irritating ... More

Lennar overall is a good company. The construction manager we had was awesome!

Everything is NOT included. Found out I had to buy appliances AFTER I put money down on the house. Also the lot grading was not made clear. The vacant lot was relatively flat and level, but the finished house is now sitting on quite an elevation (steep driveway)

Check the work constantly, every detail

In a volatile market Lennar offers a good value. Unfortunately the home you chose might as well have been already been built. No choice of upgrades, colors, etc. We liked the community, floor plan but wished we could have made it more to our personal taste. Ended up spending more money to make changes, color schemes to our taste, frustrating part of an otherwise exciting experience of building a new house.

Overall, we’re very happy with our home and the neighborhood that was created by Lennar. We are especially happy with the layout & design and the comfort of our home. However, some of the features describe to us during the purchasing process turned out not to be true, i.e., light fixtures and smart home support. The biggest disappointment is the landscape drainage and the grading of our lot which Lennar refuses to correct potentially leaving us with problems in the future.

I really like the layout of my house but was very disappointed in Lennar's lack of pride in the quality of workmanship. There were way too many punch list items. Most were taken care of but some will be addressed at the year review.

The process was smooth but there was always something missing in every step. lennar mortgage part was missing communication in all levels. The lender did not have patience and did not answer all our questions in timely manner and finally started to respond after i kept calling and bugging her. . The sales part was good and all but did not provide us with all details of the upgrade options. We wanted the back patio but he did not tell us that was even an option he only mentioned the screened porch. Later after we signed only then when we realized that the patio did not come with our screened porch. Then the HOA part. Weve been calling them to get more info on community restrictions but theyre not responding and on top of that from reading on their page its so sad to hear that were unable to have a vinyl fence. And only a metal fence is allowed. All in all lennar home is a good purchase but definitely many things to fix as far as customer satisfaction and customer service ... More

The style, floor plan and woodwork in the house are very nice. However, we have significant concerns about several major unresolved quality and workmanship issues dating back to before the home completed construction that we plan to address with Lennar directly. It is our intention to schedule a meeting with Lennar management representatives as soon as possible. We would be thrilled to hear from Lennar.

My Kitchen island countertop granite has crack , reached out for warranty and was told this is not warranty issue .. There is water disposing next to my driveway ..
