The fact that they lied to us about our closing delays. We love our house. We love what we chose for our upgrades. The construction process was great, however the paperwork and behind the scenes was completely an unorganized mess. We were lied to about FHA/HUD delays that we had a feeling were lies, and recently found out to be definite lies. So disappointing. Nothing we can do about it now but definitely made me angry!

I first became acquainted with Lennar when I moved from the East to west coast and settled in Las Vegas. I like the homes and use of space. I just brought my second Lennar home and I see the same issues. The first one is the entry way into the master bedroom is always smaller than the rest of the other door ways always making it hard to move furniture into the room. There is always a little space then the entry way. Also some of the electrical outlet and switches are always in the wrong spaces. I did have some issues once I moved in but they were fixed as soon as they were pointed out. Some other issues like stripped screws and uneven cabinets are the tradesman but then its the project manager which should be checking those issues but prob does not do so. While your in the process of buying everyone is attentive as soon as you close nobody is interested anymore. ... More

Good: They let you tour the home once it is framed, walk you through, explain things in detail when you can see inside the walls. The sales team that answers your question is excellent, responsive, and informative. The build crews are good and they don't seem to take shortcuts. Not so Good: They mark up the flooring, and offer really crap carpeting so expect to pay another 10-20K for flooring above list so you don't have cheap carpet in living room. Don't use their title or lender, the 5K incentive is eaten up in the first 5 years with the higher interest rate they offer and they are part of the Lennar company so looking out for you is not the first priority. Finally, they run pipes too close to the surface here so we never have cold water or even slightly cold water, in the summer when you really want it. ... More

No person at models, couldn't get in as scheduled, took 45 minutes in heat and my buyers agent to help me, if not for her would not have bought the home, they no longer honor buyers agents so would not buy the house now. Then no one at scheduled appt at design center, waited an hour, they blamed me adding insult to injury, they rescheduled and took another half day of my time. The only way this worked was my agent pushing through and knowing the people to call, if it were just me would have backed out. Once home was done they were awesome at fixing some issues in a timely manner, that part of the process was great. The everythings included is great. Recommend using an agent if you buy with Lennar, buying process is like calling a help line and getting a computer and then trying to press 0 for a customer service and waiting, fortunately my agent had direct lines to get it done. ... Change your paint its easily to get chip and dirty

It's amazing the things you find out about the contract you signed quickly along with the Builder etc, etc, after you move in. The Realtor just wants to sell sell sell and the builder just wants to put up a house very quickly!!! They don't care if the doors line up or if the floors are level or if there is insulation in the roof. GET A HOME INSPECTION BEFORE MOVING IN!!!

The experience was very fast. Maybe too fast. But I believe that comes with the times and the market. It would have been a better experience if our sales person had better advised us on the process and with more specific facts on the community and neighborhood and that there is an actual sub builder. The sales team could have shown some appreciation and gratitude for finally going through with lennar. But i guess they are too busy with multiple buyers and the individual customer is not valued at this time. It was a decision that felt rushed and I was not completed satisfied especially since we were moving from a different state where I had reservations about moving to Vegas. The build and quality of homes seems different here. And if I could have more info on the differences with understanding from the sales team, this would have made the experience totally different. Although the sales experience was not great. Customer service is completely different. We have been at our new home for a month now. I do appreciate the customer service side very much. From feces left on door handles due to materials left in pipes flooding my new home, to urine stained “brand new” toilets, and even sour urine smelling “brand new” AC, my first 90 days was far from a great experience. Customer service did what they could, yet I was lied to by the construction staff and ALL these issues should have never existed. I highly doubt Lennar will use this survey review or even reach out to me.

The home is a great value, with so much included. It's beautiful. But there are too many stupid construction errors — the wrong smartbox, not enough outlets in the smartbox (Cox TV and WAP are STILL a problem), wrong thermostats and plugs for the washer, promised USB ports not installed, no info on HOA procedures and more. It gets fixed (mostly) but owners waste hours dealing with what was supposed to be a turnkey experience. My third new construction and by far the most problematic.

Working with the customer service rep to fix certain things in the house was a difficult process. Communication was lacking, follow through was poor, and there was no one else to call at corporate to get help; were were stuck. Lennar builds a nice product, but our customer service experience at the end was not that great.

It was impossible too work with Lennar title. Would not accommodate my requests and had to use a different title company. Lennar punished me by not paying fees that the seller would normally pay

My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. We came with 7 people and a truck from California. I followed up with Virginia around 2:00 and she told title we were very impatient. Next thing I knew it was after 5:00 pm and still not a word. Virginia finally texted me the following morning at 4:30 AM, telling me the code to enter and where the keys and openers were...4:30 AM! Which means we closed the day before and she never told me! She knew we were up at 5:00 am, she knew I had 7 people with me that had no where to sleep, and still waited till then to notify me!! She said she misplaced her phone, but she could of gotten my number from multiple people! Never congratulations, or a proper walk thru....NOTHING! As far as the home, it didn't come with handles on any cupboards. That was over $500.00 to add. The carpet we upgraded, and it is still so cheap and thin with tack strips that cut our feet until we hammered them all down. Everything was stark white and we couldn't even pick our colors with an up charge, so that had to be done before we could move in. Just make sure you ask a lot of questions, before you buy, Inspect the House really good....before you move in.

There was a lot of debris left in all the vents. House was not totally clean upon moving in. Debris behind all appliances.

Quality could have been much better and for the amount of time it took to build. I would expect more. The lack of options is terrible. The “everything included” sounds great until you actually are in the buying process and you can’t add any options. You can pick counters, cabinets and floors. We weren’t even allowed to pick our paint color. They used flat paint everywhere in the house besides the wet areas which is easily marked and not easily cleaned. We decided to repaint the whole house before moving in because of it. Many neighbors are regretting not doing the same. They give what THEY think makes people happy and skimp out on the rest. They don’t even give you half hot outlets in the bedrooms for lamp switches. Such a simple a cheap addition. ... More

It’s too early to tell about the quality of the workmanship, but Paul and Alex were great. They answered and responded to questions in a timely manner. The only complaint I have is with Bruce, the new home consultant. He was more of a sleazy car salesman than someone there to actually help you through the process. I would never purchase another Lennar house if he was there.

Lennar service and all is great. In my opinion the upgrades should be different. Why no money back when not using tiles or carpet. Why not more freedom for upgrades for kitchen. Material use is cheap. Why not full flooring and then place kitchen island. Etc etc. should be a possibility to get discounted on kitchen and pick own kitchen and store. All is made simple for builder. But maybe I am spoiled with how things get done in the Netherlands.

Our new home is in a beautiful area of Las Vegas with mountain views. The home buying experience was fine. The craftsmanship is mediocre.

Home has very low quality equipment in it. Hood system in home doesn’t match the range size. All doors don’t close properly. Doors always stay propped open. You always feel a draft of air going through the house.

Financing through Lennar was a nightmare. Buyers beware. The incompetency of the underwriters and managers was astonishing. The entire sale of our home was delayed for weeks because multiple underwriters were unable to read a ledger. It was so bad I almost purchased calculators in bulk to send to Lennar. The home is fine, and the craftsmanship is average.

Our two primary issues with this home are poor interior design, and workmanship. I'll touch on a separate topic of builder/buyer interface at the end. For a home at this price point, certain essentials are absent such as, stacked kitchen and bathroom drawers, no place to mount towel bars, too-shallow upper kitchen cabinets, kitchen drawers that are so wide that space is wasted. One of our biggest complaints is the lack of double bars in closets. I have owned two new homes and lived in others in planned developments - I've never seen closets without double bars on at least one wall. The master BR closet is huge, but what's the point if wall space is used inefficiently. None of these items are expensive to remedy - although the kitchen counter is strangely small, while the island is larger than it needs to be. My impression is that these houses are designed by people that have never owned houses. As for workmanship, drywall work is sloppy. The warranty folks have come in and fixed the drywall in one area, but refused to address other drywall issues. Our painter pointed out drywall imperfections while he was painting. We had no choice but to paint over the areas that needed to be repaired, but the warranty guys were asking why we didn't send the painter home? Then we argued over who pays for the paint to re-cover the areas that needed repair. Lennar eventually agreed to purchase the paint, but I'm not sure why it was even a question. To the point about drywall, apparently the standard for high-volume developments is called "Level 3" which means that the finish fits within some standard that laypeople can't possible be aware of. Fair enough, but the drywall inspector was lamenting that Level 3 is not designed to receive eggshell paint. We didn't use eggshell - it was satin finish, but if that's the case, at no time did the builder advise us that certain paints are not recommended. Something that does not affect me as much as it will other owners is poorly thought-out rainwater management. Last year brought a lot of rain, so far this year has been light, but if a strong rain should come, some models will direct heavy flows of water directly over entry walkways and garage doors, which will not only inconvenience owners, but potentially damage paving stones. Another head-scratcher is the thoughtless design of access to the backyard gate and the front door, if an owner wishes to build a path that connects the driveway to the front walk. Plants obstruct the way, to be sure, but to the back gate, there is the control box for irrigation smack in the way. One of the earlier owners incorporated the irrigation box cover into paver path, but those covers are not designed to support very much weight. The cover could easily been put somewhere that would not obstruct paths - particularly in a next-gen home where the person occupying the NextGen unit could walk directly across to separate front door. Plants will inevitably need to be removed or relocated, which doesn't seem consistent with the CC&Rs guidelines. Which brings us to my third point. The builder has done nothing to assist the buyer in obtaining key documents like CC&Rs, paint code and materials spec information, HOA contacts, management company contacts, etc. Finally, the concierge provided me access to a large folder that contained dozens of documents, most of which were relevant to the buyer, but it did contain the CC&Rs. There are two HOAs - there was no explanation as to what functions they perform respectively, who the contacts are, or anything about the Architectural Review process or contacts. The Concierge did pass along a cover letter that I had not previously seen, that contained the above information but those materials must be provided to the buyer at the time of closing. In a nutshell, sloppy design, sloppy interior workmanship (I can only hope the exterior isn't the same) and sloppy handling of key homeowner information. ... More

My house was built very poorly. I don’t feel the construction team for Lennar actually cared about how the house looked cosmetic wise. The things they said were “normal” are not normal. I have areas missing paint, huge chips in the door frames that were just painted over. Baseboards that look like a 5 year old installed and painted. Uneven texture. Water heater issue that they can’t seem to fix after 5 appointments. Chips out of my kitchen cabinets that they painted over. Very disappointed and very unhappy I can’t enjoy my brand new home.

First of all, the home build was fast. That's a good thing and a bad thing. The quality of the exterior paint is way below average.. the stucco quality literally falls off after minor bumping or touching. I'm scared to even touch the outside stucco because the paint easily gets removed and the stucco gets exposed. The interior paint is flat white and extremely cheap with no options to change it. With kids or even without kids, the paint lasted a month IF THAT and we had to re paint the entire inside of the house with at least a semi gloss paint so it lasts a few years. They have had to come out fix a water leak. I have personally fixed 2 doors now cause the hinges have detached from the door frames because they mismatched screws and they where too small. So replaced the screws myself. The hardwood floors that I paid a premium for, the wet floors, directions of the design layout, some rooms go east/west and some go north/south.. Good builder/installer should at least make them match direction, at least the upstairs can all be north/south and down stairs east/west. I would suggest anyone trying to buy into Lennar homes waits till they are done with the construction of your neighborhood because they take ZERO responsibility when we get screws and nails in our vehicles tires. We have asked them about it and pretty much they say That sucks! Its an active construction zone so you have to be careful! Like I mean seriously, Im actively looking for nails to run over! I know had to replace 4 tires cause I get screws and in None repairable areas of the tire. I have to patch 3 nails already on my wifes car and 1 on my own truck. We have lived in the neighborhood now for almost 3 months and still there are NO mail boxes for our address. The post office, which I know its not controlled by Lennar, they have lost tons of our mail! So obviously this mail box situation is extremely important and it seems like Lennar has not been in a hurry to get that done either... ... More

Quality for the price on home finishes are very sub-par. The kitchen is overall the cheapest quality I’ve ever owned. When I questioned where the “pulls” were or how to open the drawers I was told it voids the warranty if they are installed. I’m also very disappointed my appliances did not work and at final walk thru I was told to call the helpline and it was “my problem” these brand new appliances are assigned to the home. Plastic inserts for shower and tub on a $700k home is a joke. Home Depot and Lowes which I consider low end products have nicer options than what comes with Lennar homes. The interior doors are all hallow not solid wood. The floors (which I understand now could have been upgraded, was cheap linoleum floor. Lastly I found from others in the neighborhood that their homes came with window coverings and that could have been included. It was never even offered. So if you truly want feedback this is the worst purchase I could have made. I only hope I don’t lose too much money when I sell it. Zero interest in ever buying another from this builder. ... More
