There were some issues with the process that needs attention. First there needs to be a time schedule in which phone messages should be returned. I will say that of all the different people I spoke with during the process, Dalton was the best. He would answer messages within a few hours. Secondly, there is too much repeat documentation going on. We had to submit the same documents more than 3 times to different departments as though we were going to get caught sending in the wrong or fraudulent documents which makes the buyer fell a certain kind of way. Then there are too many of the same emails with the same information which makes it seems like there is another document that must be sent, but come to find out it's a repeat email asking for something already sent, which goes back to the point of phone calls not being answered to clarify what's going on. Overall good in the beginning, towards the end many issues came up and very big misunderstandings towards the end that made this process frustrating to the point we wanted to cancel everything and were holding our deposit hostage so we had no choice but to move forward with it and issue was never addressed. Besides that we like the house overall… Would like to see the street lights at some point…

I didn't realize how bad this really was but the concrete work and trim work I have seen in this house is some of the worse I have seen. Holes in the concrete were sloppily patched. There is sloppy touch caulk all over the base boards. I think it also would have been beneficial to offer at least blinds. A new house without any privacy until you get the time to install them is really annoying. This would have been a minor addition for a builder as big as Lennar.

Very poor communication from the sellers. The materials used for construction look and feel low quality. They should improve the materials they use. The complex does not have lighting, for the safety of the community this is something they should take into consideration.

There have been numerous issues with the home. Nothing major and nothing that has been responded to. The main pain point with moving into the home is the the cleanliness of the home at move in. We have spent hours scraping and cleaning paint splatters on all the floors with hard surfaces. This can be easily corrected by Lennar by using drop clothes when painting.

Lennar mortgage need improvement in their mortgage process and have some experience underwriter.

Frank blew me off as soon as he lost the sale. Sandra was to the point of being rude. Didn’t speak to me nicely, wasn’t at closing due to illness, never heard from her again. Michelle at closing was very nice. Walk thru and warranty work with Myles is spot on.

There were multiple issues with the house(incomplete)

the construction manager was helpful with taking care of the articles' that needed attention, however the driveway is shorter than realized ,the property is somewhat undersized, specifically the backyard, the home is attractive and comfortable. i would suggest that all new buyers ask questions about the HOA, and all fixtures located within and on the home and as well as the grounds.

Although may not deter from owning another Lennar home in the distant future but move-in experience after buying process did not go as well. Too many defects unnecessary deficiencies for a new home. Process of getting them corrected was transferred and had run smoother than it started.

The workmanship is cheap and response to address the issues not the one we expected by Lennar. We bought another home in Texas and it was completely different, the workmanship was much better, response was quick and very little items to addressed, all security system and others associated with a smart home was already installed including providing a person to guide you with the apps to connect to your smart home. Limited knowledge of the construction staff to address the issues except Darilyn that has been helpful and looks for advise if she doesn’t know.

Lennars trade vendors seem to be in a big hurry and over look a lot problems.

Opinion solicited by Lennar and in no way intended to libel or defame anyone. Initially our sales representative Michael verbally floated us pricing that garnered our interest. Somehow they seemed to vanish. I eventually negotiated a price that at least was close to the prices I had heard in the beginning. Then I was informed that he had no authority to sales purchase pricing and would submit my offer but thought it would not be acceptable. He later told me that Lennar wasn’t going to agree to my offer but he thought up a solution that Lennar agreed to accept. His solution was that my purchase price would be acceptable if we’re willing to agree to pay an additional full interest point above my exceptional credit rating I qualified for. Salesman with no authority working on behalf of my best interests was suddenly permitted to think up a way to help me out? Michael orchestrated a deal that would financially benefit Lennar with more of my money. Unfortunately for Lennar I paid off my mortgage prior to the first mortgage payment due date. I purchased my home for a price I was satisfied with and the excessive additional interest point didn’t cost me a penny. Trust solely in yourselves. Its your money. ... More

It was mediocre at best

The overall experience wasn't all bad, but it wasn't up to my expectations. The garage in the home shouldn't be called a double-sized car garage space. In the garage, only one car fits. There was a water leak in the main line of the home, which they fixed in 24 hours but never fixed the landscape on the property. Also, I had to pay for the water bill because the letter that Lennar gave me for the bill didn't work. Nails are sticking out of the carpet, and the house was not being fully cleaned before closing. Would never purchase another home from them ! Poor workmanship and very cheap materials !

Poor quality of the general construction material of the house and the trees are installed too close to the structure of the house, causing the concrete to break in future years and also the concrete they use is very poor quality than the entrance floor of the house, garage breaks down in the first days of living in the house and also the HOA is very expensive $ 90 a month, they offer absolutely nothing.We do not have swimming pools or a place to exercise to justify such an expensive payment.

THAT THE CHEAPEST WATER BILL IS $500.00 A MONTH REDICULOUS LENNAR NEVER MENTIONED THIS FRAUD TO ANYONE BUYING A HOME AT THE BEGINNING NO ONE WORRIES ABOUT A WATER BILL UNTILL THEY GET THE BILL .

Home is wonderful. However, the sales agent was terrible. Answers to questions changed from day to day. No clarity. You CANNOT trust sales agent. Please, read that contract carefully before you sign it. There is NO going back with Lennar. Sales agent had all the wrong utilities listed on sheet she gave us. When we trried to contact her to get the correct information: No answer- even going up the chain. How can people be so ignorant of the service they are suppose to provide! So, they do not tell you but the first water bill is outrageous. Our first water bill for 20 days was 500 dollars. Internet was supposed to be installed and able to be connected by calling AT&T. Yup, that is in the contract. But internet company said they had no knowledge of our home and we can't get serice. Lennar said "that is your problem" Would not answer our calls and kept giving wrong information. Refused to get the issue fixed! Told us we would get washer and dryer; then halfway through said no do not get one!!!! Then one showed up at the home after we went out and bought one!!!!! Sales people CANNOT be trusted and the company does not stand by the "word" of their sales people. So READ the contract and make sure everything you have been told you are getting is in writing!!!!!!! Workmanship was good. However, folks that hung wallboard did a sloppy job. Drips and bubbles on the walls and corners that show the tape!! Just painted over it. We are used to the the workmanship from the northern part of the country- wallboard in decent shape. Beside all ot the above we love the home. Just make sure you DO NOT trust the sales people and everything is in writingand ASK ABOUT THAT WATER BILL!!!!!! ... More

The sales guy was not truthful about having the house cleaned and painted before we got there. He told us what we wanted to hear. We had to get the building manager involved. We did not have keys to our new home when we arrived either. It was a bad experience

Initial walk through issues were numerous. Sloppy workmanship in many categories. Very poor exterior paint coverage. Some areas do not have paint on the siding. Paint splatter on floor in many areas. Rain gutter by front entrance leaks and lets water run behind stone work. Sloppy install on sprinkler system. Crooked sprinkler heads in several areas. Garage door opener wiring sloppy installation, has broken wire that will no allow door to close. Exit doors to lanai - dead bolts not aligned will not lock. Main sewer line was damaged by workers that were grading the lot prior to sod being placed. This caused a major stoppage that took a lot of work to locate underground damage before a fix could be attempted. I go on for twenty more items but the fact that the slow response to issues important to me makes this Lennar home not what I expected. ... More

This home was not clean, poor painting everywhere especially the area above the baseboard. This means that semi-gloss was painted above the baseboard in some cases at least 5”. This was noted with both walk throughs, but was not corrected. Paint splatters on sliding doors not cleaned off and the tracks for the sliders were not cleaned. We have NEVER moved into a brand new house that was supposedly cleaned but needed through cleaning, by us, before we moved in. If this is what has happened with the other homes, I would suggest getting new contractors. What’s the deal with the cement lip pulling into the garage, that is an accident waiting to happen. Lennar is definitely the place to get a good bang for your buck, but be prepaid for any issues to not be resolved. They’ll tell you X is going to be fixed or is on order, but then X will magically disappear and never be repaired. All of my trees have fallen over and had to be ripped out including having many electrical wiring issues in the home. The floor plans are nice and they do include things like blinds that other builders done include so that is a bonus given the issue I’ve had to deal with

Get it in writing because once the paper are signed you are TUFF LUCK!

The salespeople were nice, and the lending department was great. But when you buy a brand new house, you expect things to be like new with no issues. We've had issue after issue with this home - from floor to ceiling, exterior & interior. The "warranty" office lies to you, takes forever to get anything done, and does not follow up. We loved the layout & the neighborhood seemed nice- but the work quality is not good.
