Good build, but lacks customization

I hate Lennar's Everything's Included program. Buyers spend hundreds of thousands, sometimes millions for their homes and can't even do something as simple as select what color cabinets or countertops we get. The Everything's Included program is just a way for them to streamline their building process, make as many homes as fast as possible without giving buyers the option to make a house a home.

Referred services vendors are horrible

The referred services vendors are worst: 1. Solar company did not set up solar account until today, which is around 3 months already; 2. trash services slow, not on time, expensive; 3. electricity expensive than SCE; 4. window design weird, flies coming in during nights frequently; 5. the financing process frustrated.

Lennar's buying process was completely disorganized, there was a complete lack of communication, and there are still defects in the home that are not up to code months after my closing. I was passed around to nearly a dozen different people throughout the process from Lennar's sales rep, to Lennar's concierge, to Lennar's lender, to Lennar's designers, etc. To make matters worse, no one seemed to have any information and frequently no one would answer my questions. Not a very good experience

Lennar sales team is very aggressive and compels to sign the purchase agreement within a day. Once an agreement is signed, Sales team do not have complete information of the home features and takes long time to respond to subsequent queries. Asking if there is an EV outlet provision in garage took almost 10 days.I have to remind 5 times over email to request change in purchase solar agreement. Lennar mandates to buy solar battery which do not make it customer obsessed. I have to put 30k cash just for solar. Besides solar installers takes 1plus months to activate solar system. Disappointed as to how unprofessionally Lennar handled the sale. What was stated and what was said were not correct. Extremely disappointing to keep getting feedback that this is not a custom home, so we need to expect this poor quality of work. Cracks in the tile and imperfect paintings and not aligned walls....first time buying a Lennar Home....maybe the last time too.....

Horrible sales tactics. Problems from beginning to end.

This was our first time buying new construction. We thought Lennar was best of the best and instead we encountered problem after problem during the entire process. Sales reps lie. model home, website, and documentation all advertise “everything included” then when you sign off on paperwork and close you find out not everything they said was included is included. Good starter home. Bad everywhere else

Good starter home that is priced better than most other new construction in the area. But, upon closer inspection, there’s always small problems that aren’t major dealbreakers but always a nuance. Customer service is not much better. Online portal to submit requests, disjointed team that doesn’t communicate well with one another. Work orders that drag on for what seems like an eternity. Wouldn’t recommend if you’re able to find a good deal elsewhere.

Delays cost me hundreds of thousands $

Lennar delayed the building because of the elevator. Well that delay caused a net increase on my Mortgage interest rate of over 2 points. Which is a lot. Lennar didn’t care. Lennar also cost me another $35k by playing games at closing and tried to delay me again and cost me even more.

Inconsistent Workmanship and Poor Responsiveness

Upon closer inspection it was clear that they rushed in building our home. There was still a layer of dust when we moved in; The builder stated they would pay to have a professional cleaner come in but this was never completed and the builder has become unresponsive to any requests. We have ended up deep cleaning most of the surfaces ourselves but discovered several faulty workmanship issues as we cleaned the house. Very poor communication from the Lennar loan team. Unresponsive to questions. My condo insurance coverage got canceled although Lennar insurance team sent me a confirmation enail of coverage. Still no response from loan agent.

The whole process with securing the loan and financing with Lennar was great and seamless. Once you get your keys and sign off on issues in your home you think will be fixed you hear nothing back. It’s like once Lennar got their money I was on my own. I put in three customer care requests and was “supposed to hear back in a week”. Well that was December 4th and today is January 10th. I have not received one phone call as to when these issues will be fixed. I even texted the rep who I did my customer care appointment with and I have heard nothing back. It’s NOT worth the headache to use Lennar mortgage for the credits the offer. Our loan took over 60 days because Patrick the loan officer was incompetent. Repeatedly asked for the same documents and did not know how to read bank statements. It caused so much stress for my husband and I.

Disappointing Experience

I was so excited to buy a Lennar home, but the escrow experience was horrible. I dealt with unresponsive escrow people, even calling the Homebuyer Concierge rep and never getting any follow up contact, which begs the question as to what kind of concierge services do they provide. The only thing they seemed interested in was getting their money. Plus, there were offers made that we never completed.

Honest experience as a first time home buyer. Lennar is only great front facing surface level. They sell you well and are responsive only in the selling phase. The second I paid my deposit and they secured my payment, they basically were unresponsive. We had to proof various documents - a lot of the info was wrong. Just plain bad buying experience despite not even financing

Poor communication throughout the process. Failure of staff to communicate information and process things and respond to questions and queries in a timely manner if at all despite not even even financing the purchase. Poor complication at every level - sales, title, on site, etc….trying to get answers to anything during the process was someone kicking the can or passing the. Ucla to someone else who passed it to the next one and on and on. Also staff doesn’t seem to know what they’re doing or have the right information. Yup, overall just plain bad and glad it’s over.

I've talked with my new neighbors and we all agree that Lennar has the best home designs. Lennar floorplans and communities work really well for modern family life. They are in great locations with clever designs, efficient use of space, and reasonably priced. Unfortunately, that's the only positive part of the experience. The sales and post sales experience is terrible suffering from a complete lack of communication, constant errors (or lies?), and a lack of follow through. Lots of issues. Poor craftsmanship and design. Took us many times of requests to simply fix a door handle. Lots of things are not covered. Windows are scratched up and they won’t take responsibility. Gas was leaking the day we moved in. Dishwasher was dented. Rep said she would replace but later we found that order was never placed. We need to keep following up. They also are being cheap and always try to omit simple, essential items, even if it’s visible (imagine if things are hidden, what would happen).
