Love my new home!

There are no 20A circuits where we can run our treadmill or water distiller. Kicks out the GFI every time. I asked the electrical contractor who wired the house for a quote on putting in a single 20A circuit. $1,000. You’d think that a $720,000 home could have had a 20A circuit for a treadmill. Lots of people have treadmills. I’m not sure whether a 15A circuit would even power a skill saw under load. Every person we’ve dealt with through our building process have been extraordinary, wonderful people. We love our new home, but had no idea about the power deficiency. We are enjoying our new KB home. Brad, the sales consultant, was phenomenal. He was very educated in KB homes. He kept us informed, and helped in the home buying process and any concerns we had, he got them fixed quick. The home looks beautiful. Chris, the superintendent, was very nice and built a wonderful home. He was attentive to any questions we had. The only negative we had was the design selection experience, but when I told them my concerns, they were very speedy on resolving the issues. After her resolution, I have been happy with the overall design. Our customer service consultant Heather was wonderful. She helped us learn about the home and all its features. When buying a new home get ready to go from 0 to 100 mph in a moment. Be on hand to watch you house being built if possible. Write down or take good notes and ask questions a lot of questions. Our sales represent David did and awesome job keeping us informed and communicating with the builder of our concerns, working with our relator when it came to crunch time and always being available on his days off. Heather did a great job ensuring the project managers addressed our concerns. It is important that you pay great attention to the details of the construction process, take plenty of pictures before the house is closed in. Look at the crafts work and remember they or only working with the materials provided by the builder. Not every board is perfect this will be more evident when the project is near completion i.e. floors may not be solid when walked on, the walls may not be perfect and have bows, the windows when dry walled may not be true and will need to be floated in to appear square and if measuring for window blinds learn the correct way to measure them because the width at the top won't be the same as the middle or bottom, remember quality of materials. Watch for the quality of paint used the crafts are only as good as the product they are provided and the preparation of the materials. You are very lucking of have the yard fenced and grass installed. That being said, look at the quality of land if it is rocky with little dirt the build will use the minimal amount of soil 4" and install sod on top of that. The company that provides our turf recommended up 6" of soil with a fertilizer worked in before the turf was to be installed because of our soil condition. You will need to apply fertilizer within a month of moving in see the turf supplier's recommendation. Prior to closing have your house inspected by a third party it's worth the money remember these are new homes being built by the crafts and managed by project managers build multiple homes at one time things will get missed. I am quite satisfied with the outcome of my home. I put a lot of effort to include high quality building materials towards the construction of my home. Whether It it is my ever home or not I felt that I cannot go wrong with putting some technology touch up to the house as well. I am currently enjoying this new house if my dream

My wife and I love the layout of the house we bought. The sales team and loan team were amazing which really made the buying experience great. The appliances that come with the house are very nice high end appliances. KB is really good about following up and getting you answers or help if you do have an issue . I would say at least for our house some of the workmanish on the finer details like tile work, caulking and installation of door wasnt as good as expected. The material choice for the caulking cracks out within a week and its something we have fix with a better material caulking. Also the inside paint is a flat white paint which easily gets dirty especially if you have kids. A more durable paint would have been preferred however this was the same style for all the new home builds we looked at. Overall we are very happy and would certainly recommend KB Homes. ... More

To make sure they keep an eye on their building in progress. I do love my home. Things can change how I feel about the workmanship if things are fix. And so far they are being fixed.

Having had experience with both spec homes and custom-built homes, KB did an overall excellent job building this home, given the circumstances of the Covid shutdowns. We would have liked more variety in our optional items; and a little quicker response to our punch list needs.

Overall, great experience. A fairly easy process! A little more communication along the way would have been appreciated.

We like our home and area. All personnel are friendly and helpful.

Sales department needs more training. We were told a lot of incorrect information. And they never followed up with concerns or communicate with the rest of the team in order to address those concerns properly. Sloppy worksmanship(mainly with paint job of exterior and interior) although our superintend was very nice. Several issues already only two months after closing. We were told there would be 10 day and 1 month check ins/follow up with customer service but we got neither. The only thing we are satisfied with was the design studio experience and consultant.

We purchased the home and watched it being built. Interesting process and KB appeared to do a good job with that. We did have issues with things being incomplete right up to closing and then they scrambled to fix what was relatively little stuff; it was just super annoying to see (and mentioning them) these items right up to the closing walk-through. week after week. Som,e of the upgrades seem to lack bang for the buck the Gourmet kitchen just adds taller cabinets and supposedly better appliances. The lower cabinets are annoying since they do not offer drawers vs cabinets.. You find yourself on hands and knees looking for stuff. Argh.. There is little to no Smart home integration... I bought what I thought was a digital lock that ended up being a Z-Wave installation that, 2 months later, is still not working, and KB says your problem not ours. Again minor but very annoying. ... There is no clear demarcation between homes which will help to maintain. There were some extra materials in garage during home walk through but later it was taken away. I asked multiple times but no response.

Home buying experience with KB was overall good. Sales person, was awesome and cared to help. Loan team and customer experience didn’t show that they care, in fact it felt the opposite. Customer care team especially was trying come up with unrelated reason why a defected area was normal and it didn’t need fixing. This is big investment and that team needs to work with the customer to ensure everything is to their satisfaction. Attention to detail is very important but unfortunately I didn’t see that in my house

Yes for the value today I think they could put a little more into the building process of the upgrades probably could have offered more and with this only being too much into the moving process it really takes the first year to see how the house holds up so what I would like to see is this survey to come back after a year and then I could really give it a good evaluation

KB built our neighbors home after ours was built. They built the same model as ours with their windows all mirroring ours. The fence is lower then the windows, therefore we can see into each others homes. We have NO privacy!

We expected much more from the quality of the KB Home. With the price and presentation, we thought that we were purchasing an excellent house. However once in, we realize that the quality is much lower than our expectations. Exapmples - a) the insulation is terrible - the wall between the office and master bath seems like there is NO insulation - when the shower door is closed - it reverberates loudly in the office - that should NEVER be the case. Ralph comes from a builder family and knows what quality is. He is also an Interior Designer/Architect and knows the business - thus we have been exceedingly disappointed in our purchase. b)Also the windows appear to have be deficient - they hold moisture and are wet at the base .c) The stair going into the garage does not appear to be the appropriate width - we have nearly fallen down the step several times. c) We also notice that several neighbors had "french drains" installed under their houses. We have been told that we also have free water pooling under our house. Do we need to have a french drain installed? When walking over the floors - things on the counters "rattle" due to the vibration. We have never lived in a house where this happens. Thank you for allowing input ... More

1.)Upon walkthrough notice drain and crawl space, ask what's that for was told for emergencies. Now upon inspections and crawlspace, moisture and water underwater vapor. So waters coming in under the drainage system at this time causing issues with mold possibly growing. 2.) serious noise issue with air conditioning unit outside of master bedroom. The piping is run through the framing and not properly insulated that it makes a vibration noise and keeps us awake most of the night. It started to cause health issues. Bob's heating has come inspected and says the unit is running properly. The issue is not the unit running it's where the pipe is run through the framing up to the heater causing loud vibration noises all night and day. We have contacted customer service several times in reference this matter. The response is that's the only place I can put the unit and the way needs to adjust our temperature higher so the air conditioner doesn't run. It sounds like you're experiencing issues with low-quality materials and inadequate plumbing in your new home. The small pipes leading to low water pressure can be a significant inconvenience. the sales team is being helpful and help in the buys process which I greatly appreciated.

Initially the commitment to customer service and quality helped seal the deal, as we got more into the process these things quickly disappeared. Part of what we were sold was the commitment to communication, customer service, and quality. We felt like we couldn't trust anything we heard from anybody, we were told what people thought we wanted to hear. Communication seemed to be the number one thing that we were told was going to happen, far from it. Some of the issues like communication wouldn't have been much of a problem if it wasn't pushed that it was such a priority, creating a chance for expectations to not be met. We love our home, the features, design, and location, unfortunately we have several issues that we will need to address soon from workmanship. Bought a brand new home in Falling Water 2 and the build quality is not as good as I would expect with a new home and under the brand of KB Homes. The roof above my garage is bowed and they keep telling me it is a cosmetic defect... I am hiring roofing company to give me a second opinion

When I visited the site, the home was not yet built. My main question for the sales representative was which home would provide the best mountain view, and I was advised to buy lot 77. At that time, there was only my home 18631, and there was no house behind me. However, after I moved in, a taller or same hieght home was constructed behind me, which blocked the mountain view from bedroom window. now the only view of the mountain was visible from my kitchen. I was a bit sad about this change, but accepted it. Additionally, deck work began on the back of my home, further obstructing the view. I had shown these concerns to Brad as well. I would not have purchased this home if I had been informed about the potential for this obstruction during my first visit in November 2024. The primary reason for my purchase was the desire for a good mountain view, and this situation feels misleading. l feel so sad and hurt about this. not enjoying the experience afterward at all. ... Actually, this is the third home I have purchased in the last 20 years. My first home was bought by my ex-wife, who added me to it. We then built a second home together. The quality of the homes was satisfactory, and the builders was accurate. They suggested a meeting shortly thereafter. However, I am quite dissatisfied with the responses I have received regarding at least eight or nine issues I raised directly with the builder. I will refrain from naming anyone, but I am sincerely disappointed.
