The home loan people were horrible. I wanted to back out based off of their issues but my realities talked me out of it. I like the house but you really should restructure your home loan people. It’s like they have no idea what they are doing and ask for the same thing multiple times through multiple people or they wait till last minute to ask for something that they should’ve known they’d need months prior. If I could go back and wait to purchase a home, I would. My home buying experience was horrible and now that I’ve closed it’s been my biggest regret. There’s been so many issues and bad customer service. I didn’t have this bad gut feeling for nothing. I can’t wait to get over my waiting period to put my house up for sale. I dont even care to lose Im just done with this headache.

Was able to purchase home after being selected in lottery. I was very excited but Immediately I was rushed and pressured with threats of losing opportunity to buy the house if I didn’t act on multiple request within hours and days after. I was working and traveling and couldn’t dedicate my days to completing every request within hours after being selected for a lottery I didn’t know I was going to win. I wanted to explore other financing opinions other than KB and was bombarded by pushy sales people who called multiple times a week. I felt they created obstacles for me to use an outside lender making me submit extra credit credits and application to KB lender who I didn’t intend to use just so they could force me into hearing what they could offer. My information was also given to 3rd parties who called me constantly which annoyed me to no end. When market for housing began to deteriorate and prices and values were going down I wanted to renegotiate the cost especially since I was told the house would be completed in approximately 6 months and it was approaching a year I didn’t want to be underwater before I even got into the home. I was told I could only get a discount by switching to KB financing which I never intended but was pressured into. When the VA did an appraisal of my home which came back the house was valued less than the loan amount KB asked me to pay a 16k difference which made no sense and threatened again to not sell us the house and take the earnest money. I felt my agent who is a close family friend who was speaking for me and acting in my best interest wasn’t always being talked to with the respect I felt she deserved. About a month before closing I was laid off and KB showed lack of compassion for my situation and used it as a bargaining chip against me trying to get me to pay extra fees for closing being delayed a couple weeks despite the building process being behind 5 plus months. Which should have been a happy time in my family’s life seemed like a stressful rollercoaster with me doubtful that closing would even happen because of the pressure, negotiations and distrust I had developed for KB who would often surprise me with misc fees, obstacles, threats, delays and constant excuses. ... Ugh!! I love my home but this was truly the worst experience I have ever had. The sales associate I worked with was not honesty, especially at the beginning about times it would take to move in. I was told 3 months and it ended up being more like 8. I would have much rather heard honest answers than dishonest answers just to get me to sign the contract. The construction manager was a breath of fresh air to work with - so that is a huge positive!! I just hated feeling manipulated buying my first home. We have lived in the home over 3 months now. We love the house and neighborhood. We were very satisfied with our sales rep and the gentleman who oversaw all the construction - I rated them both "10"s. However, I've reported in writing numerous times that the back lawn is a swamp that never drains, and KB Homes is doing absolutely nothing about it. We can't walk across the lawn without waterproof boots. We cannot mow the lawn because a mower won't make it through the mud. The dogs cannot go outside without getting their feet wet. We certainly can't play any lawn games. I'm at the point where I'm ready to report this to the Better Business Bureau or one of those "on your side" local news stories. ... More

The push to close came near fiscal ens of year in Novemwber and KB threatened to take my deposit if I did not close on a house that was clearly not finished. This push brought to light that KB's messaging about delivering a "completed, clean home" is all lip service. It was a horrible purchasing experience. I have not moved into the house because of all of the stressed associated with the purchase. It still feel pressured, rushed and distasteful. Such a kill joy!

My experience building a home with KB Home has been incredibly frustrating and stressful from start to finish. The construction of my home was delayed repeatedly, with poor and inconsistent communication throughout the process. I was rarely given clear timelines or proactive updates, which made planning nearly impossible. Each delay came with little explanation and no accountability. Because I relocated from Connecticut, these delays cost me thousands of dollars in additional travel expenses. I had to make multiple trips just to check on progress because communication from KB Home was so poor and unreliable. Had updates been transparent and timely, many of these trips could have been avoided. What makes this even more unacceptable is that I was one of the first buyers on my cul-de-sac, yet every home around me was completed before mine. Watching later purchases get finished ahead of my home was incredibly frustrating and made it feel like my build was deprioritized once the contract was signed. Overall, this has been a stressful, expensive, and disappointing experience. Buying a new construction home should be exciting—this process has been the exact opposite. Based on my experience, I would strongly caution anyone considering KB Home to be prepared for delays, extra costs, and very poor communication ... More

To start we are now in our home, we closed 6 weeks later than promised, but we moved in and the 10 day punch list items are completed. That being said, if you have already signed with KB to build, make sure you pay for an inspection before the sheetrock walk-through. We went with all of KB recommended partners, the broker, the title company, the insurance, etc. Not recommended as there is zero communication between the construction manager, sales manager, broker, closing company, insurance agents, sub contractors. We had issues every step of the way. It gets stressful when timing when you will be moving out of your current location and planning the logistics of your move in and with no tangible dates ever. Thankfully, we had a realtor that could put in the time to chase down some answers, but it was never confirmed we would actually be able to close until 2 days before and closing took for hours. Insurance was put in escrow along with taxes as standard practice. You can imagine our horror to find they never paid the insurance premium and we don’t have insurance although we paid. There was a rate hike since we closed, so it gets even messier. We are still waiting for confirmation as to whether KB will be able to fix this mistake. ... More

Experience not great, but had no choice of backing out sale.

KB allowed a convicted felon (many charges and jail time) to be in a supervisory position in the neighborhood, access to all the homes to be the one doing walk-thrus. He lies, represents himself as being able to do additional things for you (fencing, flooring, etc), takes your money and does not do the work. Dangerous

When purchasing i was real soecific on what i wanted and expected and from design center to end still have not resolved any issues or concerns i have asked from begining i get they are real buzy but i am the customer and didnt complain at all during anythin jus expected what i asked and paid for

the only bright spots in the entire affair were the builder and our third loan officer. Everything else was horrible. We received 13 different closing dates and were cancelled 3 times by letter. Our original loan officer was terminated and our second got sick, the third saved the day.

Nobody really knows what’s going on most of the time. They claim to be very good with communication, but the communication is solely through spam and automatic emails. We had countless issues along the way that were pushed off and were told “it’ll be fine don’t worry” to include our house being done 3 months early and them trying to force us to move in or lose the house. All of the issues we had could have been avoided with communication on their end between themselves and their higher ups. They know we aren’t happy and have tried to give us things to make sure we don’t give bad reviews or bad survey answers, but I would caution any person who is going to work with KB. I would not/will not ever build with or buy a KB home again. (Not even a preowned KB home) ... More

Our home buying experience was anything but great. While we are happy to own our own home, KB Homes and KBHS made the building experience terrible while costing my family over $10,000 out of pocket due to their inability to close despite issuing a legal demand letter threatening to take our home away and cancel our contract if we couldn’t close, their refusal to allow us to use our own title company as permitted in our purchase agreement, their employees’ lack of professionalism, and the entire organization’s poor communication (builders, closing coordinators, and KBHS are all on different pages). KBHS and closing coordinators care more about meeting quarterly goals than they do delivering finished homes. We cannot recommend KB Homes to anyone. My husband and I recently purchased a move in ready home in Sanctuary Ridge. Prior to closing, we were told that our requests would be completed quickly. After being in our home now for almost two months, we still have incomplete work items and we cannot reliably get in contact with our representative. When we are able to contact the construction superintendent, he frequently dismisses, does not follow through, or won't provide timeframes for work completion. One example is that the toilet seat in our bathroom was broken and they would not replace it. We ended up fixing it ourselves. The overall process has been very poor. ... More

Dishwasher, Microwave and Refrigerator had issues. Dishwasher and Refrigerator was serviced once. Microwave has been serviced by the Builder and then the homebuyer 2 times!!! Horrible. Brand new home and all three appliances had to be serviced? Microwave 3 times??? Bad experience. Will not recommend to family or friends.
