Sales was the only this we are satisfied because of Adrian . We closed some of the work which was pending promised to be taken care of later like landscaping it’s has negative slopes which happened while installing sprinkler system

Our sales person was not the greatest or most knowledgeable. We got many answers from them that were incorrect and ended up costing us in the end. Our construction manager was great but it seemed like the construction team cut corners and did not do everything correctly or to the best of their ability. We have some issues that still need to be fixed but we are having trouble getting them out to fix things. Overall, our experience was ok but would not build with them again.

It’s not bad not good

For the price I paid for my home. I am very surprised of a lot of the issues, that I am coming across. And, when advising of the issues, I am not getting them resolved. I asked, since I am not getting issues resolved, if my warranty be extended. I was advised no.

The KB homes at Ventana on Lincoln CA, are nice. We where one of tge first families to move in, and everyone we've met have been nice. The office staff, and the kb homes construction supervisors have been great as well, even through this covid 19 challenged time. Now the excitement of taking possession of the home, and finalizing mounds of paper work, and contracts, time for the details. If you buy a home, take your time, inspect every inch, dont be rushed, bring a trained eye. We had a damaged microwave, unfinished paint, drawers that hit the custom counters and dont close right, damaged vanity counter tops, over spray, really bad seams in the carpet, and you can feel lumps here and there, automatic bath fans that would not shut off, they had to come and make them manually operated with the switch to turn off, the sensitivity adjustments i guess didnt work, or we had that much humidity behind the walls. Many of our upgrades hadn't been done, we had to bring it to there attention several times, with calls and emails. We paid for a sidewalk, that even being overlooked, had some problems getting installed, for instance the stucco bubbled out on the side where the sidewalk went, causing further delays because of repairs and paint. We had a issue with the landscaping, they only do the front, but one tree was hitting our gutter and to close to the sidewalk, they had it moved. Some other big ones we had problems with was the loft was supposed to have open railing, that we paid for, not the pony wall they initially started, our vanity light fixtures, and shower doors where supposed to be color changed, we caught it, they did swap it out for the correct fixtures. The dryer outlet didnt work, a breaker needed replaced. There's a few other on going issues, but with covid19, they're not able to address them all. John, Jim, and Devin are all great to work with, and try to fix everything they can. Point is before you get too caught up in the moment, before you take possession of those keys, inspect every single aspect of that home, ever inch, drawer, outlet, breaker, every window, one of ours was cracked. Carpet seems doors, yes we had a hole in a new door as well. Every knob, blind, door handle, outlet, carpet seem, light fixture, everything. Look real close with a flashlight, glasses whatever it takes, you're the one paying over half a million dollars for a new house, not almost, or repaired house, yes we've found those too, examples, shaker cabinet faces had been touched up with spray paint, thats still there. A counter top they sanded and buffed after damaging it, we caught it, and it was replaced. Also there's a huge pest problem with springtails, it got worse when they brought in the mulch, millions of them all over the area, our property, garage, and now our new home. Once you take possession its all on you, so before you take keys, id look for that, hundreds of dollars later its still a big problem. Overall the community is great we moved from 2 miles down the road, and have lived here for a long time, lincoln is a great community. Kb staff have been great, and although there has been quality control issues, the have and will continue to address them. I can't express enough how important the walk thru and inspections are, see something say something. Its your money, and dreams, not the carpet installer, not the roofers, not the painters etc. Its yours, get your moneys worth, and quality you expect, if you do that, you'll love your kb home, and enjoy working with the staff. ... We are excited to own our 1st home , the price/value is great but then when we landed in home it started falling apart , there are number of issues like Gas leakage , Tank-less water heater not working , ceiling lights popping out , gaps on edges of stairs etc . The person who did our home orientation did not take things right way to address them and always we need to claim to south bay homes and depend on their availability. I did not expect these kind of issues happen with new home which is not pleasant. our Thermostat was not working , when i tried to replace with new one it went down and they claim its not under warranty .. the new home less than 30 days how does it dont function well. overall happy only with purchase and community but not the amount of issues happening . ... Have nothing but good things to say about KB Home sales staff! Helpful from beginning to end. That being said, it's been nothing but frustration getting things fixed and fixed correctly. Poor workmanship and no response are the main issues.

Overall I think KB Homes are good homes to buy. This is my second time buying a KB Home. The first home I purchased was in CA 30 years ago. Great experience! This is my second KB Home. It is in AZ. Not a great experience! I was mistakenly expecting the same customer service as my CA experience. I will only mention the major problem because of time. The home I purchased was completed in June 2019. I looked at the house in December 2019 and decided to purchase it. We moved in at the beginning of February 2020. There were two electrical outlets in the second floor that did not work and four on the first floor. It is now April and I am still waiting for the work to be completed. My main concern regarding the customer service is why they did not check the house to ensure ALL of the electrical outlets were working properly BEFORE we moved into the house! There was plenty of time to do it. My son slept through one of the appointments since he works during the night. It was delayed for three weeks to be completed because of that! The day of the appointment to return, the customer service representative did not call to let me know the appointment was cancelled because of the COVID-19 pandemic! So, my son was up all night and day because of his inconsideration! We should NEVER have been inconvenienced by the repairs since this should have been checked BEFORE we moved in! Been here for almost 2 months and still don’t have my fence up because HOA won’t get back to me. I’m honestly super disappointed with KBHS for not answering quickly. I have my back fence and side fence with the hoa and both are on my property. Been trying to get this figured out so I can get my fence up

I went with the one stop shopping with KB and thought that was a great idea and it was up until the end. The mortgage company stinks! They don’t communicate in anyway. I was very nervous with making my first mtg pyt, setting up their online payment and through the whole process they never communicated once. A good thing I kept checking the site then I had to email them to see something wasn’t set up right. I went through every other company (utility) and they were awesome, but not this mtg company. What a sad way to end what was a good experience.

My only complaints have to do with the quality of the build. I've had trouble and continue to have trouble with the white tile flooring that I had installed. There were red stains all over the house (and there still is some), but I just gave up after the 5th time they sent someone out to clean it. Also, our dishwasher and washer have already flooded the house causing damage to the floorboards. There's patches in the paint on the exterior and paint in some of the outlets inside. Other than that, it's just been minor fixes, but easily prevented issues.

Quality of appliances is great! Few things I’d improve for the price paid, paint quality on walls, insulation in walls so that the house is not paper thin.

Sales staff was amazing with helping find a lot and floor plan that fits my needs. After that we took a wrong turn somewhere. Once the slab was poured, I identified an issue missing with a missing the rewire for the floor outlet (contract stated before slab). Brought it to the builders attention, his response was it should be there if it's on the contract. Fast forward a week or 2, they had to cut the slab for wiring, bit it was in. During the build had typical issues that were address prior to closing, normal finishing issues. Moving on to closing... So we had a closing date scheduled and there was an issue with the carpet padding that prevented my final walk through, I was not notified until the day before the walk through that it would have to be rescheduled. Keep in mind these walk throughs are during my normally scheduled work day, which the builder knew I had to take the day off to attend. Move forward to the second scheduled walk through, they tried to cancel the night before yet again because the builder had a scheduling conflict, not sure why because he chose the date for the second walk through. My agent talked them into letting us do the walk through with the selling agent and have our inspector do his inspection. Inspection was good only a few minor issue they had already identified to be fixed, horribly laid sod and cosmetic issues which is not surprising since it was a new build. Addressed concerns with the builder and he was happy to "take care" of all the issues. Due to these issues they tried to push my closing date over 30 days due to a total of 4, yes 4 scratches. Glass was scratched in the shower and 3 scratches on the cabinets. We worked through it and closed in a reasonable time, but the lawn doesn't appear to have been fixed, there are large gaps in the sod which I am afraid could injure my kids ankles or pets. Figured I will end up redoing the entire yard so not a big deal. Now that we are moved in I receive a notice that I have a very minor HOA fee that is past due and will begin to be a big problem if it is not paid in 30 day. The information at closing was incorrect and that the closing agent, title company, or finance company someone from the builder provided incorrect information and all fees were not paid at closing (not a big issue, and very small amount of money but it should not be an issue at all since the people who created the closing contract either work for or are contracted by the builder's company). That is what happened to me and may or may not be an isolated iincident,I cannot speak for other residents. I have been waiting for the issues in the house to be fixed

Builder response to issues really slowed down immediately after closing, but would buy again.

I think that I need a min-course in how to use the Smart features in my home. Also the backyard seems sloppy because there are holes in the sand and it is uneven.

If you go with KB home, be really careful with your studio selections. Purchase as much of that as you can outside of the studio. And check on your home weekly as it’s being built.

Quality at delivery time is slopy, could be more neatly delivery. Bricks could show better craftman ship.

Some items in the home are poorly and cheaply made

They set the expectations high based on all the things they say/share and provide for documentation of the process yet it didn’t seem like they actually followed through with it. I guess it could’ve been worse but definitely not as great craftsmanship executed in the building of the home as they sale nor are they consistent. Make sure you use a realtor to keep you in the best interest and not just be another “Lot”. Overall the experience was okay but at the end of it all we had to “clean” a brand new home to move into.

House construction was delayed by 4 months, which is understandable to some extend but it wasn't easy dealing with temporary place to stay and having your mortgage rate lock expire since KB kept sending inaccurate closing dates. The home quality itself is ok. For being a new home I was expecting better quality in terms of finish. To mention a few things: nails sticking out the middle of the carpet, some gaps between floor and wall base, uneven layout of floor tiles that make a room look like its longer on one end than the other. Customer service however is very good, they are responsive even though the work and quality are not great. After speaking with some friends, it seems like they also have not had the best experience with KB when dealing with new built homes. For the most part we have been pleased with our new home. The part that we are unhappy with is that throughout the process we have been told many things and the timing of them getting done or getting them done the right way has been a pain. Especially with our front yard area. The plans always seem to change with KB and they don’t always seem to know what’s going on and their answer to solving a problem is that they will find out and let you know but then they never let you know.

Make sure you have a realtor when you buy your KB Home. They respect realtors and ignore homeowners. You'll need someone to ensure that KB does the job and someone who can get you discounts on mistakes they make. Also, spend the money on an inspector no matter what the sales people say.
