We closed before the certificate of occupation was issued and could not move in until a day after signing. The house has many issues from poor construction to a yard that floods. The poor construction was identified and we were told that it would be fixed. We are now over a month into this process and very little has been fixed and nothing major.

KB allowed a convicted felon (many charges and jail time) to be in a supervisory position in the neighborhood, access to all the homes to be the one doing walk-thrus. He lies, represents himself as being able to do additional things for you (fencing, flooring, etc), takes your money and does not do the work. Dangerous

I recently had the unfortunate experience of purchasing a home from KB Homes, and I must say it has been an absolute nightmare. From the moment we signed the contract, it became apparent that quality work and effective communication were not priorities for this company. First and foremost, the construction quality of the house was abysmal. It seemed as though corners were cut at every turn, resulting in a litany of issues. The paint job was uneven and sloppy, with visible streaks and blotches on the walls. The flooring was installed poorly, with several tiles already cracked at closing. Drywall imperfection ran rampant throughout the home, The irrigation was a disaster and non operational for TWO months. I also did not have DOOR KNOBS for close to a month after closing. The list goes on and on. It is disheartening to see such subpar craftsmanship, especially considering the substantial amount of money we invested in this home. Adding to the frustration, the lack of communication from KB Homes has been utterly disappointing. When we initially raised concerns about the quality of work, it took weeks for trades to complete work after notifying our super intendent. Even then, the responses were vague and unhelpful, leaving us feeling ignored and abandoned. It became apparent that once they had our money, they were no longer interested in providing any form of customer support. The lack of transparency and accountability from KB Homes is deeply concerning. It is clear that they prioritize profit over customer satisfaction, neglecting their responsibility to deliver quality homes and support their buyers. This experience has left a sour taste in my mouth, and I would strongly advise anyone considering a home purchase to think twice before choosing KB Homes. In conclusion, my experience with KB Homes has been nothing short of a nightmare. The poor quality workmanship and the company's complete lack of communication and accountability have made this a regrettable decision. Save yourself the frustration and headache and look elsewhere for a reputable home builder that values its customers and takes pride in its work. KB Homes is simply not worth the time, money, or stress. This is everything I wanted to say… However, amidst this sea of disappointment, there was one shining star in the form of Tyler. Tyler was the only person from KB Homes who seemed genuinely concerned about our issues and took proactive steps to address them. He responded to our calls and kept me notified via a detailed texting format, and he made it a point to visit our home personally to assess the problems we were facing. First, I was placed on the waiting list to purchase a home in January of 2022. My name finally came up to purchase a home around March 20th 22. I placed the down payment and the salesperson said my pre-qualification letter and and closing disclosure to me. My realtor and myself, went off on those numbers and planned for the home for several months. A month later, my salesperson from KB sent me a message that he had to apologize for sending me the wrong figures and home information for over a month. Wow. He informed me that my closing figures would be twice as much now with the new figures. I am not sure how you get the information wrong for over a month. However, I digress. I then had to drop out of that process because of KB homes And request a refund. I then gave KB Homes another chance in July to purchase a home. The home that was advertised on KB's website and for the Realtors website and the nmls list was a perfect fit. The home was advertised as all improvements and structural details included. I signed the contract and pay the down payment. Almost 2 months later the same salesman came to me and advised that they could not honor the contract. They informed me that there were several mistakes with the advertising and they could not honor the previous agreement that I signed and paid for. Because I am just a nine to five worker, and not a multi-million dollar Corporation they could do such a thing. The average working Joe has no leverage on these companies. We then had to restructure the entire contract. I lost out on a great deal that KB advertised. Lastly I was recently informed emphatically and specifically not to change the utilities in my name until they specifically informed me to because of issues that were still going on with the home. My kids and I came home after work school and our Sports practice around 6:00 p.m. Friday and all Power and Water was turned off to the home without myself ever receiving any type of heads up or calls. I informed the head of construction that this is not what I was told and now my family has to suffer because I trusted the information that I was given. The construction phase was better than the sales phase. I assume I will have to pay for everything I lost for those 4 days without power. That's really has been my experience with KB homes. We bought our first home with KB Home. There are pending items to complete but they requested us to close the property and mentioned that they would complete the pending items with in 2-3 weeks of home closure. We almost completed 2+ months and still they did not address the pending items and every day follow-up got a big headache. My recommendation to everyone not to go and close the home without trusting them. Just close the property once everything is addresses.

Through the entire process there was little to no communication unless it was Us reaching out to the Builders of this company. Only time any communication was reciprocated to us is when they needed something, KB really made the experience worse instead of insuring the customer had a wonderful stress free time. We were Hounded and pushed to close when the house was not even complete! Once we conducted our walk through the quality of work was incredibly poor. Foundation was NOT level therefore the flooring was wavy and hollow in certain areas, paint on almost every outlet, un even wall heights and the pillars out front were noticeably crooked. The contractors left debris in our drains causing an overflow in the bathroom that flooded the pantry and the kitchen. Were holes in the walls, door knobs in half the rooms were lose and would fall off. With all of that the communication was still very poor, we reached out and every time we’d make a call no one would answer. We would have to call literally 10 times just to get a text back to call another number. The concrete in the garage was poorly finished with a bunch of Honeycomb and cracked edges. I will never build with KB homes again The supervisor was fantastic. but that’s the only highlight of the whole experience….

Sold me a lot then built guest parking on part of my property. Awaiting what they are going to do, otherwise need to take legal counsel. Didn’t even have on the lot map they were adding guest parking near my home. Who wants strangers coming and going outside their doorstep? Contractors constantly over due to faulty and incomplete construction. All promises things would be fixed. Still dealing with humidity problems, AC problems, plumbing problems, electrical problems. No one cares. Never ends. Already contacted a realtor to sell my home but KB dropped sales pricing and offering better incentives now, 2 months after close, so looking to loose a ton. Stay away. ... Total and complete disappointment. I would never recommend KB homes to anyone I know. If I could give a zero as a score, I would.

KB home is terrible, I regret buying my first home with them, and everything in the house is broken and not properly put together. They’re management team sucks and all they do is bluff and talk and don’t get the work done when things need to get fixed. I am grateful to be a homeowner but I wish it wasn’t KB. I would rather go to dr Horton, yet they wanna complain their customers aren’t satisfied and get upset that we’re upset with them, I feel like I brought a 50 year old house because of they built everything in and out the house but complain when I say things are not done.

The finance team was great. Very responsive and never did they my address my questions or concerns. The builder, however, has not been trustworthy. The first superintendent behaved as if I was irrational in expecting him to properly fix issues. The second superintendent dropped the ball and is now attempting to schedule contractors to come out. All the while I have to request time off from work to address issues that were identified and assured would be fixed prior to closing. I am incredibly disappointed and appalled at some of the requests made. I held my end of the bargain. I hope that KB Homes will finally fix the problems and stop the process of inconveniencing me. The superintendent should have never accepted the crappy workmanship of the subcontracting companies. It is really a unpleasant for friends an family to see door that was never painted nor hung. Doors not closing as they should. Doors not fitting properly and a shower/tub tile work that is subpar. Not level in many places. There is more but I hope to catch corporate’s attention. 16 months to close. They tried to close earlier multiple times but work was not complete. When we finally closed there was still a list of things needing completion.

This process of building with KB was a bit of a cluster… there seemed to be lack of communication between Sales, Design and Construction throughout the entire process. I signed my contract in March 2022, and the build didn’t start until July. Michelle M. was my sales counselor, and she was great.. and did her best to keep things moving forward…. The first problems started with the design studio… Lydia was my design consultant, and there seemed to have been a disconnect with what was a design item versus a structural item … She really didn’t have any idea what was going on.. no to mention when you went to the design studio there was many things on the walls for options, but nothing was available making the process very frustrating. I was told I wasn’t able to get a drawer bank in the guest bath.. (but come to find out later I was able to .. and of course there was a charge.) Throughout the build process I found many issues that I brought to Grant M.’s attention and for the most part it was addressed. Grant M. seemed to have been overloaded with the number of houses he was overseeing, and it showed. There was no consistency within the same model houses across multiple builds, and the order of operations seemed to be off. Justin H one of the project managers came in to help with my project, and he is a bit useless.. and pushes back on everything I bring up… and his response is “We are a production Builder and Nothing is Perfect” .. While I agree with that to an extent… if I am paying for upgrades in the house I expect them to be in good condition . I was promised to close on a specific date, and wasn’t even contacted letting me know we were not going to meet that date of March 10, 2023. Then I was promised we would close on March 17, 2023 and that didn’t happen. I finally closed on 3/31/23. There are many outstanding issues… which either KB Home is ignoring or dragging their feet on… my outstanding items include: * Dented roof vent (This was pointed out prior to being installed, but it was still installed. As of right now this still has not been fixed. Justin H tries to change the subject when bringing this up. * Cement pad for AC Condenser was poured and placed in the wrong location… Grant M told me this would be fixed, but it was not, and now I am still waiting for it to be fixed after Justin H said a new pad would be ordered. * The tile in my mater bathroom was crooked, and I was told that it was within tolerance … REALLY?? I got a credit back for the tile, and had to hire someone to re-tile the shower the week after I moved in. * Scratches on my LVP floor.. throughout the house. Justin H will come in the house rub his finger on the scratched area and say “See they went away” but then the scratches come back. This was a $12K upgrade and I shouldn’t have scratches on my floor. * The door on the linen closet in the guest bath doesn’t open all the way and hits the toilet. This still hasn’t been fixed. Justin H needs to coordinate with the plumber and flooring company to get this fixed and he has not.. * Dented window on the front of the house … * Gouges in the trim work throughout the house.. Justin H said this is normal … THIS IS NOT NORMAL….. * Weather stripping missing on my sliding glass door… Bugs are getting in through the crack int he window and I am still waiting for this to be fixed. * Also the trim along their floor of the door is scratched and dinged from when they were grinding the floors how to level them out.. * My shutters on the front window my house were dented… they have been replaced, but still haven’t been painted. * I was promised full home gutters and a fence …. the gutters have finally been installed, but still waiting on the fence and we are 60 days past closing. * Staining on front door… * The grading of the property is also off… the sides of the yard are not draining properly and it is basically a swamp. * The outside of the house is till dirty.. masking tape from paints and handwritten notes are on the windows still.. It is very evident that KB Home hires subcontractors that give the lowest bid. The trades do not seem to take pride in their work, and it shows with the lack of quality. Major problems throughout the house … and still no support after I closed on my home. KB Home says they are built on relationships, but once you sign on the dotted line everyone disappears. Jim M who is the EVP of the region even came out to the house prior to closing and spoke with me.. it seems like he was telling me what I wanted to hear… and told me to reach out to him if I had any problems… I have reached out, and have received no response back. Throughout the process he never addressed my concerns . Always said yes that will be fixed and never followed through. After I closed I came to my home with NO A/C AND THERMOSTAT! . He disappeared and I had no key to my home , there were no knobs on all the doors and he glued a damaged door on my kitchen island and damaged the island!, no weather stripping in the entrance door, SMOKE ALARM WAS TURNED OFF AT THE BREAKER BOX TO PREVENT THE CHERPING IN THE FOYER, missing doors in room # 1 & 2 , No dry wall on the vent box and the vent not working properly, no coach lights, Garage door malfunctioning, Air vent on ceiling not installed properly in bedroom # 2 and switch not working properly, walkway not pressure washed. The mulch in front of house left with construction debris, doorbell not screwed on properly, No garage light on motor , incorrect exterior door style for garage door entry to laundry room, No shutters on front window, Pantry door damaged, crack on frame above fridge cabinet, and drywall repairs throughout the house. I closed Feb 28,2023, I did not move physically till April 17, and my water bill is $300. The house is not yet 100 % completed till today April 18,2023. Windows and door screens are not yet installed, laundry room is only 90% completed, garage entry door knob was installed backward , lights outside and front door are wrong in accordance with the upgrades, garage door is still dirty, numerous of over painted edges. Its over price. They forced us to close even its not ready, not even close to the promise of the term”RTM” ready to move. Floors are dirty.

Known Repairs issues after closing were not rectified.They have mistakenly installed a screen for the patio and uninstall it after realizing it is the wrong house.They promised us that they will change the damaged siding but until now it was not completed.

KB homes was our 1st single family home purchase. We went threw 3 superintendents which was a nightmare many sleepless nights. If you’re looking for detail work you will not find it at KB homes. Superintendents so over booked and worked dealing with you as a homebuyer is like walking into a busy restaurant on a Friday night with poor costumer service. The main guy over all the construction sites that’s worked like 25 years for KB homes is true to his word and will make things right. He is a family man and is kind to help threw hurdles.

I was threaten to lose my rate if I did not close before my house was completed. I have lived here for over 1 month and my master shower has never been used because it still isn’t completed. My closet has no shelving, I’m missing some gutter on the roof. I still have blue tape that wasn’t fixed that was noted by a kb employee himself. The superintendent sends you nothing but lies about the progress of your home. If you plan to buy from kb anyway I suggest you check progress on your own and do not close until it is 100% completed. My backsplash is broken and has been since closing. That is still waiting repair. They do not respond to emails. In the process of hiring an attorney for the issues as no one has made right on the problems. They talk a good game so do your homework. Hire your own inspector. My suggestion is go do a custom build or buy from a better builder. ... More

Extremely poor communication and rushed process. Warranty items are very slow moving

I have horrible experience with KB, very slow haven't met any of the timelines they have provided, you will not get answer to your questions, bad quality in most parts and this happens primarily due to time constraints to close. Never ever getting a home through KB Homes

I got home with ceiling fan, the backdoor sliding door was dented. The response from KBhome was super slow. I had to escalate it to corporate office to find the supervisor information and even after that I had to make multiple calls to get a response. Finally they responded but getting the work done is super slow. Also KB home in their base mode (price they put on the website) is a bare bones house. E.g they don't even give handle to door, garage door opener, LED lights as default. These are we need to take as upgrade.

It is very hard to get hold of builder point of contact.

Outlets installed crooked. Garage cement 5 feet long cracks. Doors don’t lock properly. Window shutters weren’t installed until 3 weeks after we moved in. A motion sensor flood light that I paid for was replaced with a wall switch to turn on, not what I paid for. Just less than adequate overall workmanship.

When it comes to anything getting fixed after your 10 day walkthrough, forget about it. I will never recommend KB home to anyone.
