My sister, Sharon and I are very happy with our new home and our best advice for new home buyers, is to start early in your planning of the best floorplan that fits your needs. Take advantage of K.Hovnanian's website with the space planner option for your existing furniture. If you do your homework, then your visit to the Design Center will go more smoothly when you meet with the Bill with Home Telecom. You will then know where to place cable/data outlets based on furniture placement. Also helps with meeting with the interior designer, so you will have an idea if additional electrical outlets or light fixtures are needed. If you have your color palette decided, that also helps in selecting finishes. Develop a strong relationship with your construction supervisor….Brent was the best! Always gave a weekly phone call to us in VA with progress updates , which put us at ease since we could not be on site for ourselves. KHOV builds beautiful homes!

The entire team was a very responsive and professional. A real pleasure to work with them and the quality of the house is great!

Sales and construction personnel were excellent. The primary negative comment we have is that every time we got used to dealing with a sales person, they were moved by K Hovnanian to another location. Also, we started with a local loan officer. When that person left, instead of replacing him locally, the function was moved to Florida. The daylight savings time differential of 3 hours, made it difficult for timely responses.

Make sure that Black Hat adds two cat 5 cables to the box in order to have phone AND internet.

Field superintendent was watching every trade and checking their work with a microscope. Nothing substandard would slip by.

Good Morning! From the day I walked into the Khovanian site in Los Banos and met with the Salesman I knew I was home. The quality and value of my home is superb. From Sales, Finance Officer, Final Walkthrough and closing was brilliant. The whole process was well worth my time because in the end I have a lovely home. Potential Buyers are in for a great experience! Thank you all.

We are very pleased with the quality and finish of this home. The little fixes that pop up with a new home have been attended to quickly and with care.

We love our house. The only negative is that the workmanship for the interior walls isn't great. Our model home has tall, expansive walls and there are a couple of bad wall seams. As delivered the house was bright white and the flawed seams were not detectable but after we pained the walls, the defects really showed up. This is disappointing because although KHov will fix the seams at the 11-month mark, it means we will have to pay to repaint. Also, the kitchen cabinets are very attractive but a bit light on substance (meaning they don't feel all that strong), especially the trash drawer. As for the overall structure, we have been through some major windstorms and the house is rock solid, no creaking or weird sounds which gives us great comfort. ... More

Diane was very responsive and worked hard to make our experience great. Tim was very helpful with the walkthrough and responded to all of our questions. Very happy with our home, but had an issue with leaks in the irrigation system and missing curtain rod brackets and floor sideboards.

Overall we are pleased with the purchase and delivery of our new house. We were kept informed of the build process and timeline. We were very pleased with the delivery timeline. It was important to us to have a close date that that was fairly firm. In our case the date communicated to us, months in advance was spot on. Warranty service was very responsive to issues. Any problems that were submitted on the portal were promptly addressed. We were contacted shortly after submitting a claim. An appropriate trade was scheduled and progress / resolution was tracked and communicated to us in a timely fashion. One area of the buying process that can be improved is the Low Voltage option. Having only one option was not a good experience. I do not believe it was competitive as it is a non-cancelable installation and monitoring service. There are other competitive and superior options that do not commit the purchaser to a 36 month agreement. The speaker installation did not come with any documentation despite repeated requests. The hoa is problematic. Far too many restrictions and impossible to deal with

Great floor plan to house my 3 dogs and myself. Builder is responsive to questions and problems.

I’ve had no interaction with the builder. So far my home is good.

Everyone on the team was very helpful. Sales and Constuction manager had great communication. We have been here a couple of months looks like it will be a nice neighborhood.

From sales,to financing, to home warranty my experiences have been good. The buying process was easy and sales staff knowledgeable. Financing was a breeze and from application to funding it took only 10 days Finally the warranty work that I needed has been minor and done quickly and without any hassles. I love my new house with all the amenities, my new neighbors, and the planned activities at the clubhouse. I could not ask for much more.

Comments: 1) The carpets in the bedrooms are unnecessary. 2) The door of the toilet is too wide and makes it difficult to get in and out. 3) The air conditioner unit is too close to the bedroom window when it could be placed against a wall without a window. 4) One of the electric irrigation valves needs to reach the backyard. 5) Wooden fences need basic treatment to protect against moisture and pests. 6) A minimum distance of 10 feet from the fence should be maintained for planting trees in the backyard.

What a great guy and builder, very helpful and friendly, answered my questions and went above and beyond in his willingness to solve issues I had with my Beautiful new home, and Zach still, is willing to help me with issues that I'm sure is not part of his responsibility, this young man deserves every recognition he should get and deserves

Buying our home was easy. Only problem I came across was that we were not shown any of the things you need to know and change like A/C filters Ref. Filters. How to set timer on sprinklers system. Little things like that we weren’t shown. But other than that all was great.

Would have rated builder five stars for every category. However, I have comments & concerns with the design of my condo. Materials used - How much more would it have cost to upgrade toilets to give better flush thus eliminating need for multiple flushing. Design- Placing microwave so high on wall you need stepping stool to reach. Retrieving hot food from microwave while standing on stool - not good. Positioning cable box where modem can only be placed across from dryer, thus making it difficult to open door. Leaving no place to store a broom or mop much less a small bucket. Yet, I really love this place and location even with the flaws. Very satisfied with the community & my new home. Would I buy again - YES! ... More
