Where to begin. First, the POC changed during construction without notice. We only found out because we hadn’t heard from anyone for so long we emailed and days later got a response. The few times I had to call to inquire about updates for signing or scheduling, they hired part time who didn’t know and refused to get the info. We closed sooner than expected, however, many issues unseen at the time came to the forefront and when we submitted a “ticket” for service nothing happened. The biggest disappointment was the amount of ants that invaded our home. Scores and scores of them. I had to reseal areas that should have been taken care of during construction such as the kitchen and pantry. I was unable to establish entry to portal designed to support homeowners and no one knew how to resolve the issue. It took a week before i given a possible POC email to resolve the issue, but why would I want to hassle with that again? The foreman was the main saving grace. His kindness and professionalism is the only reason I haven’t been further disappointed. ... More

After buying I saw that it was not functionally designed, the materials are regular. the lighting of the complex is very bad, they designed the complex to have no visit. They say things to sell and then do not comply with the provisions.

Final cleaning poor, ceiling texturing poor, issues with shower grout and caulk lines, wall paint not durable scuffs easily and does not clean well

Lots of cracks, poor paint quality, staining and ittle attention to detail.

Love the home and the workmanship - Finance company not so great on rates. You can do better, by shopping the loan. Do not lock in with them, until you are sure on rates.

This was out first time owning a home that we had built from the ground up. We picked our various colors, etc. Knowing that this house was to mean a lot to us really made a difference. Now that we are in the house, we love it! Selecting, dealing and negotiating was a big impact on us. The sales individual was wonderful, very kind, generous, customer oriented and was very knowledgeable. Once those wishes were submitted and everything else falls to someone at a desk, the journey was not so pleasant. To draw the customer in was great, its the other individuals who need to work on their people skills, throughout its process. To include understanding, knowledgeable of procedures and just down right being pleasant instead of reacting as if it is their next paycheck. We hung in there, and purchased the home we are pleased, however, we wonder if others went through what we went through. ... More

Needs to finish with quality .. hurried work on the house affected and added sour taste to my experience

Overall great company for building modern homes, however dissatisfied with the inability to make slight changes to the floor plan, and charging for the 2nd outside garage light was petty. Poor choices on countertops and flooring. Items that should be part of standard are added as upgrades such as normal size toilets, etc. The paint and cleaning were very poor. The house was delayed by a month due to incorrect plans submitted to the city, with no sense of urgency or any offerings of compensation (I paid hotel room an extra month). Other than apologies and it’s only an estimate on delivery, no efforts were done to bring it closer to the due dates. I was surprised at the issues we ran into. Especially the finishes. Painting is really poor. We also had problems with plumbing and lighting. there is a switch in the loft that does not make sense and appears to be a mistake, but it will not be corrected. I continue to find issues.

Fixtures like towel bars or faucets need to be upgraded to quality not bottom end

A lot of issues with the construction, quality and operation of materials. The company seems very scatter brained and unorganized. The house seems like it was rushed without caring for the homeowner, hardly been in the house for six weeks and have had a plethora of issues. Had to submit two warranty claims before I was contacted. Failure to pay attention to details, simple things like leaving the gas line off, not installing strike plates on door frames. Sconces are missed bolt covers, looks tacky. Garage door off tracks, no light cover in bathroom for over a month. Still hasn’t touched up Sheetrock in laundry room after repairing the wall. A lot of contractors that are hired take 2-3 days to finish a job that takes a few hours. Often leave jobs unfinished, at least 10+ problems within the first month. No insulation on water hose spouts, which was on the list at walk through. Doors were installed incorrectly in media room and then a bad sheet rock job was done after repair. - The quality of the workmanship and materials used could have been better. - The house is a little overpriced priced for its locations and materials used in the home. - The walls are not well insulated for noise. - The design and layout of the home could be more modern to appeal to younger families. - Responsiveness to reported issues generally has been good.

The drywall finishing and tile installation is very disappointing and after one month, neither have been resolved.

The home seems built well, but during the sales process, the sales agent was horrible about getting back to us with answers to questions or when we needed to make changes. The home seems to be built well, and through the process the construction manager was pretty good. But we've had a couple issues (mostly completely dead sod and plants right at settlement) and these things still aren't resolved. I keep getting told they'll be done, but it's been over a month and nothing has been done. Followed up a few times and I just get long winded explanations and excuses.

Nice people to work with. High priced for decent quality. Didn’t love the buying process and definitely wasn’t a fan of the in house loan officer.

Pricey, pushy sales people, but great overall product in the end.

Heather in sales is great! She is always professional, goes over and beyond to provide guidance. The communication, responsiveness of others has lacked. It seems like a lot of turnover. Were hopeful this improves with the new team on board. The construction vendors leave a huge mess with little to no clean up around us. Most recently, I had to clean up an entire shower panel of glass that a vendor broke in the street, glass was everywhere including street, sidewalk and grass. We reported it immediately as it was a safety hazard for adults, children, animals and cars. No one ever came. I finally had to flag down the manager a couple of days later in the neighborhood to show him the area of concern. He picked up the trim that was still left outside, but no other action was taken. With our HOA fees being extremely high with an additional $700 fee for a private road, this would be an area of growth for the company. ... More

We would recommend you look around. We do not recommend these new homes. The builder has little respect for the homeowner, very different from what they would like you to think. However, their project manager on site and K.Hov warranty manger are the only reason we can give them any stars! The go beyond the call of duty when helping and fixing any issue we have. They have a very hard job, cleaning up mistakes made, and they both do it very well, with patience and kindness! There are better built homes for the price. We cannot recommend this builder anymore, especially after blasting that they did not warn owners about. They do not have any respect for the homeowner, and it shows through their sales staff and the upper management who make the decision! And last, these homes sit on train tracks that run nonstop, especially during sleeping hours. Our house has many issues, and it is so much work trying to keep up, we can't even unpack and enjoy our new home. ... More

First, I would like to highlight that Tara and the Construction Team (Tony and Nick) were AMAZING throughout this process. Tara has always made herself available even after we moved in to assist with any issues we had, and so has Tony and Nick. While we expected the normal hiccups that come with a new build, we did not expected the Homeowner Services team to have such little compassion for a pretty serious electrical issue. After reporting a recurring electrical issue, we were told the issue was fixed. We then left town for 4 days only to return and find our fridge and freezer completely without power and everything inside spoiled. Our two-month old baby lost 500 ounces of breastmilk. When we reached out to the Homeowner Services team, Derek and Mike, we were met with little compassion and no accountability. They later explained that there were issues with the breaker being overly sensitive, but this break was required by county code. An enhanced breaker was later installed. However, KHOV refused to offer any assistance for the items lost and the Director, Mike, didn't even offer an apology.. only explanations focused on policy and technicalities. KHOV told us the issue had been fixed knowing they were dealing with the overly sensitive break issue in multiple homes. They could have at least warned us that it could happen again and explain the breaker issue to begin with. Secondly, we aren't too satisfied with the HOA Company (National Realty Partners). The monthly expense for HOA is pretty expensive, yet we have no street lights or dog stations. We also were told the clubhouse will not be ready for another year. Overall, the home buying experience was great. The quality of the work is pretty decent as well. If only things worked as they should. Not sure if I would recommend anyone to KHOV, and we certainly would not use them as builders again, simply because of the lack of compassion from the Home Services team. ... More

We’re very easygoing people and we prefer to enjoy life rather than complain. However, we’ve experienced some significant issues since moving in. Our sewer pipe broke and backed up during our first week here. In addition, we’ve had multiple problems with the flooring, steps, and appliances. Also, pieces of wood left in the sump pump caused it to run no stop until we had to pull the plug and get it checked. Some of the workmanship and finishes also seem cheaply done. While the staff has been responsive and helpful with service requests, it feels like a new issue comes up every couple of weeks. We’ve only been here three months, so we’re going to wait and see how things go over the next nine months. ... More

Did not take care of requests to fix problems with the house.

Purchasing a home is inherently a complex process; however, the lack of communication between the realtor, loan officer, and underwriters made it unnecessarily challenging and stressful. Additionally, the builder’s contractor left several touch-ups incomplete, and I received the keys before final cleaning. To further complicate matters, the cleaning service did not arrive as scheduled, and when they eventually did, the home was already occupied and the carpets were being replaced. She never came back. The small room and the house lacked proper insulation, causing overheating until I requested additional insulation. There were also electrical problems, including non-functional light switches, which required an electrician visit. Unfortunately, the interaction was unprofessional and dismissive. While I appreciate the home itself, I am concerned that future requests for corrections may be met with excuses rather than solutions ... More

The sales team fell short of their due diligence. I was long distance and was told many things that I was unable to verify the time. Parking is one of them. Sales was confident that I would be able to park my car in the garage. I cannot. Acoustics between floors is slipshod. Cabinetry and doors are not held together very well. Spacing between apartment buildings to make ease of parking in the garage is very minimal.

Builder could do better job. 1. DId not check that all new appliances were in working condition before closing. 2. Closing aggressively, but not following the safety of homeowners for their safety in active construction zone. Especially when moving big vehicles. 3. Not following local, state, or federal safety rules in active construction zone. 4. Did not pay the land taxes were due at the closing time, it is my headache now, I paid to avoid accruing the interest, but waiting to get reimbursed builder share. No resolution yet? 4. Other bills were also not paid, spending lot of time to resolve the issues. 5. HOA management is not user friendly (forget the welcoming the homeowners, they do not help when they need help). Created problems, one open pending issue! Working on it... 6. Life is busy, if these problems were addressed properly before closing, the homeowners will have fewer problems once they move in. Make homeowners life easy as is they have lot of issues to deal during moving? 7. The community center is not ready yet, lot of homeowners already accupied. 8. The good part is no one knows who is on the board/HOA. This information should be public knowledge as they are taking most critical decisions on behalf of association.
