My family and I recently bought a house through DiVosta. If I were to say it was the best experience I’ve ever had, it would be a lie. Building through DiVosta is an experience I never want to experience again. I was expecting things would be handled by the builder and my realtor, but this was not my experience. I had to check on the house almost everyday to make sure everything was going appropriately. Very poor communication on issues that came up during the build, and even when it came time for closing, the process was atrocious. I have never been so stressed. There were even builders/contractors errors made on my home. For the price I paid for my home, I feel it was slapped together and the small details did not matter. Over all very disappointed. Also, after talking to multiple people who work for the company, they realize all the issues I brought up (ex. Poor quality of paint, subpar subcontractors, etc.) and they do not try and change it. The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. Good, solid hurricane proof house. There are very few standard options. You have to add a lot of upgraded options which are grossly overpriced. There is a mix of houses and townhomes in the community which has now changed to more townhomes than houses and less estate homes being built. Many homeowners are not happy about the builder changing the community plans. Ask the sales associates a lot of questions. They were very nice and helpful but didn't .disclose some important details about our lot. Overall, it's a very nice community

Because of the speed in constructing these houses simple things like inproper hanging of windows and doors and especially the lanai sliding glass doors the buyer suffers dealing with getting these things repaired whitch sometime takes a long time.

Get an outside 3rd party home inspection. I did and we still have many outstanding issues that should have been addressed prior to closing.

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control.

We live in NJ, visited and bought a 'spec' home at IslandWalk in West Village in mid-March. We'll be snowbirds.Due to COVID and Divosta contract, we were forced to close remotely without actually being able to see our completed home. We're told it came out nicely, but we've not yet seen it except in pictures and video provided by our real estate person.. We're hoping to visit in mid-September-COVID permitting.

Delay after delay very dirty, no cleanup while working. Sliding doors not sealed and don't roll smoothly. Garage floor a disgrace and needs painted in order to cover up scars and drywall mud that could not be cleaned up

The tiles are uneven. None of the outlets in the bathrooms work. Concrete drips are all over the floor. Beautiful home. Great neighborhood. Terrible consultant, Brent in particular is a used car salesman. The new manager of his is a very nice lady. She’s helpful. Look out for hidden fees.

Poor communication with process of build, closing was several hours and keys were lost along with gate access passes. Work is sloppy. Inside baseboards are primed but not painted, bathroom shower knobs mismatched and shower not working. AC not working, paint is sloppy and not flat. Kitchen electrical is not working right. Very bad smell in house and your workers stated there is something dead and rotting in the walls. Ac not working. Worked with several project managers that were all not familiar with the work or the process.

Homes are beautiful Punch lists should be completed before closing. Do not seem to be a major concern. Sales team excellent

First, I love my new home with just a couple of reservations. I'm a foody and love to cook but it is impossible to use the broiler without setting off the fire alarm. Why? Because my home, the Cascadia model, doesn't have a kitchen exhaust fan. Even with opening all of the windows, it is impossible to cook a steak without setting off the fire alarm. Second, DiVosta claims to be an energy efficient builder. The amount of water I waste getting hot water to the kitchen and the master bedroom is obscene. The water heater is in the garage and the water "pipes" are not insulated and run through the concrete slab. I prefer to wash my hands with hot water which takes about 2 minutes to deliver to the kitchen. After you get the hot water, if you wait 10 or 15 seconds and want hot water again you need to start the whole process over again. Again, I love the home in general but feel these issues will probably have me selling my new home in the very near future. ... More

The quality of the work is disappointing for the price of the home.

Average to below average. Need improved workmanship quality.

The house was finished without any input from me. Their sales and design reps never contacted me to make this experience a personal one. It was like buying a spec house. I lived in another state and couldn't be here to ask questions and receive answers.

I Been living in my new home for about a month I find it a challenge dealing with the painting of wall . One of the challenges is that the paint scathed very easy. We believe the our inside paints is a color primmer. Not a paint

We were very excited during the building phase. There were some issues during the build but our sales agent stayed on top of them. We do believe it is a structurally sound home. But when we moved in and took a closer look, the workmanship regarding the finishing details was questionable. Our punch list has many items to be addressed. To name a few, the tile floors have cement, grout and paint dripped In several places, some of the doors would not close and lock properly, the painting and edge cutting was mediocre, one of the shower doors is not sealed so water leaks on the floor, some of the sheet rock around doors was not completed properly. We have to schedule many after build contractors to correct the issues. These contractors are hit or miss. We like the house and location, but overall, for the money we paid for this house, we expected a somewhat better result. ... More

I am disappointed in the grout work on the tile. Divosta tried to fix it, but it should have been down right the first time. Some one stroke two of my paint samples and items that came with my dishwasher and washer/dryer. Divosta has yet to give me the stolen paint and other items! Just stay on top of them while you are building your house!!!

Communication with sales office/warranty personnel is poor. Was put off by unfriendly sales clerks who think they are better than everyone.

Have a list off about 20+ items to fix. Finally after living here 3 weeks, multiple contractors Stopped by to fix some items on my list. 5 done, 15 or more to go. Frustrating since Nobody contacted me to review the list of items before common out. So a few left and told me to submit a new ticket. So now I have to start again and probably Wait a few more weeks.. a 3 x 2 inch hole in the wall next to my tankless water heater Is a major concern , with all the rain, water is getting into the open hole in the exterior wall, Who knows when it will be fixed. Light fixtures hanging off the wall, terrible drywall finish that looks Like a child did or, looks and feel cheap. The quality is not what I expected. ... More

Nicely built home in a great location. Our field manager has been very helpful. However, from the business end, DiVosta was very unpleasant to deal with. They refused to give us even one additional day to close on our home without charging extra, even though my wife had to work & we live far away. Our real estate broker who has been doing business in the area for 30 years, said that she had never encountered a firm less willing to accommodate their clients in all her experience & that she will never do business with them ever again.

There were many issues that should have been found prior to our move in. The list has been given to rectify and the response to correct has been slow.

For the price we pay i would expect better materials, like not using wood window sills, better quality cabinetry, etc....

Great community,. but it seems the houses are going up so quickly, there are a number of quality control issues. We have had people in and out of our house every day since we moved in to fix stuff. That being said, they are very responsive and get things fixed quickly.
