Average to slightly above average quality build. Some parts of home appear to be better than others particularly with finishes. Tile work wall finishes were below average while general construction appear to be above average.

Make sure you fully understand what the contract means. Get a home inspection before closing. Enjoy your new home

Overall good experience in spite of communication difficulties.

If you are out of state, your CM will determine your satisfaction. My 1st CM was unattentive & NEVER communicated. Sloppy sub work caused massive delays. When he was replaced, I assumed he was fired, but he was promoted! My 2nd CM was fired after 4-5 months after doing absolutely nothing. My 3rd CM did push construction to completion and actually communicated. However, after a month of occupancy I am finding small examples of sloppy paint or caulk work that surprise me. A 2 page email to management mid way through construction detailing my frustration got no response. Overall construction took 25 months from signing to closing. ... More

Lack of communication in some areas. Small things that could have been seen and addressed beforehand were not, that has cost me so many inconveniences as I am now living in the home. Follow ups are subpar.

DiVosta builds hundreds of homes at a time rather than one at a time. As a result no home gets the individualized attention to detail that would make it a great home. Examples include mediocre sheet rock workmanship, scant landscaping and greater thought could have gone into the placement of recessed lighting and HVAC vents. Post-closing corrections could have been significantly reduced by greater care during the construction process. So my conclusion is “good but not great.”

We purchased a home already planned and were unable to make changes. It was a crazy time in the market. Despite many requests from our salesperson we were never given the design center specifics. We were not kept up to date on the building process. Our construction manager changed mid-point and we were not made aware of that either. We are hopeful once we start our 30 day period issues will be addressed in a timely fashion. I would say most of our issues are minor, but time will tell. Our side yard is a swamp and the issue has not been resolved, the landscaping company has signed off that this is not an irrigation issue. This purchase was a little difficult along the process but ultimately worth it. I do believe there were too many hands involved in the process, from builder to finance to closing, all part of the Pulte organization. The home itself is beautiful. It is not the high quality Devosta home I own in Naples Fl. It needs the fine tuning that I’m doing now with outside contractors. It will be primo when I’m done, but Devosta gave us a quality produce to work with. Thankyou for that.

Too many delays with closing.

Our construction manager Patrick and our salesperson Jessica were great to work with. Also, Gene with the customer care warranty department was awesome. That being said, there are many things that we feel could be improved on. The hand applied texture on the walls looks sloppy. The bathroom door in the water closet is too big for the size of the room. We are still waiting for Whirlpool to replace our refrigerator door as 4 people have already looked at it and now they have to order a door. It won't be in until early August. This issue was pointed out in early May. There are still seams visible in the ceilings throughout. We paid $40,000 for impact glass and there are scratches and marks between the glass. The screens in the pool cage have openings. We have had the plumber come out because our kitchen sink was gurgling when we ran water in the master bath. We were told it was because we use Charmin toilet paper. That's absurd! All of these items either have been or will be put on our punch list as we go along. ... More

As my review shows, the product and value are very good but unfortunately, you must keep an eye on the build to catch in particular, items you may have ordered that are different from other homes. The more you have fixed before closing the better as punch list is left to an inadequate support team with appointments months away. GC or assigned builder (Dustin) was fantastic but trustworthiness rating refers to those above his pay level that insist on cutting corners to meet time deadlines.

The home buying experience has been difficult. There are a number of issues with the quality of the workmanship. I have been working to resolve these issues with the warranty team. It is concerning to have to deal with electric and appliance problems in a new home in addition to cosmetic issues.

Although we had to wait three months longer to get our home, we had to go through so many challenges because of the lack of appliances which were ordered and paid for three months in advance, yet … Once we got in the house, there were a couple of concerts. Our customer service representative has been very helpful; trying to get items fixed. With the box loads of dishes to wash before placing them in the cabinets, the dishwasher overflowed; the plumber finally got there three days later and unblocked something then only took 5-20 minutes. The other major issue was noting all the little ants. gnats and flies in the house; we finally noted opening s at the bottom of the glass sliding doors was not closed off. As we continue to have dinner, we were constantly fanning, gnats and flies. We finally notice big openings at the top of the glass sliding doors. Our customer service rep came back to try and help us with that. He brought in the little bristle things andGive me and a cork gun. We will follow up on that; I’m not comfortable if a cork gun can fix that; especially with hurricane strength, sliding doors through the hurricane seasons. ... More

Closing was delayed once.House was not move in ready.Not responsive to punch list items.

Closing process was very stressful as it appears some coordination between various parties was inconsistent. We traveled in for our final celebration walk-thru with some items previously documented were still not completed. In addition our close was delayed by 1 day given township delays which caused us the amend our travel plans

The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

The lack of communication made the experience a big negative & there is no excuse for that. Our Construction Manager was great but he was put in an untenable position by Pulte. The design of the home is great & we had a lot of options to select. The workmanship was so-so. We highly recommend getting your own inspection professional. 14 months from contract to closing, with some items on a long punch list. All told, we love the community & are happy we chose to build with Pulte.

I was extremely motivated when I first got involved with this home purchase. Fortunately I was in the area the last month before closing, and was able to identify the issues with the vendors. Trying to do patch work to make a closing date quickly. Even after closing I still have issues and await g the quality assistance personnel to bring vendors back to make corrections. I don’t think I would do this again.

Did not feel like a personal experience. Even picking up the keys was unpleasant. After some confusion they handed us a folder with the keys and we had to come back later cause the house was not ready yet! Because this is a big builder, there are too many departments to deal with. If your salesperson or the building manager aren’t great, you’re left at your own devices. Don’t ever think the craftsmanship of your home will be close to the model homes. Installation of appliances and especially HVAC were done half hazardously. There was no feeling of customer service throughout the process. Because of supply issues and labor shortage our home was delayed, but had they been upfront about it it would’ve made things so much better. It was a power struggle each time we tried to understand where we were in the process. I believe that buying from a smaller builder might be the way to go for our next home. ... More

Post closing and punch list is huge. Waited a long time for mirrors and shower glass. Still waiting on many other missing and repair needed items to complete before we can actually feel settled in our new home.

We developed a solid relationship with Justin, our construction manager. his guidance and support through the construction process was very helpful as we all dealt with material and personnel shortages due to Covid as well as the destruction from hurricane Ian.

There is an evident lack of control and supervision in the building of our house. Many details that should be right are not and the response to addressing the details takes too long. There should be more supervision and inspection, as well as a better post-closing service to ensure quality and generate a better buyer experience while keeping trust in Pulte and Divosta.

Im dissatisfied with the finishes. From the They look cheap. From the cheap, plasticy floor that is warped in some areas which creates a weird, dipping effect in some places where you walk. I get the strong impression that the items chosen for the home , all in white mind you, were done so due to their low, bulk price point and not one of first rate quality. Clearly no thought was given to actaul use of home and that bright white paint, cabinets etc are merely a vessel for dirt, smudges, stains etc., I hate the cheap carpets in the rooms. especially when i get to step on carpet nails. When I asked the salesperson if i could pay extra to have a different flooring put in I was told no The carpet is of lower quality as well because places are already started to wear and lose fabric. I hate the sliding glass door assembly that isnt installed correctly. From the massive , disgusting paint mark that someone tried to pass off damage with, to the the cockeyed installation of the frame. The frame has proven difficult to work as Ive tried to install a dog door alongside and it is not lining up straight so that im able to use/lock dog door etc. ... More

I purchased a home from Divosta in Jul 2021 and closed in June 2022. During the process I had to initiate calls to get updates and have questions answered from the salesman and the project manager. Often I got responses after days (if any) saying that they were on vacation or had the day off. It has been impossible to get any problems with their website for home owners resolved even after tons of emails. There seems to be a breakdown in communication between Divosta and it's customers.. The quality of the workmanship is average. There are areas where the stucco is missing on the exterior, window screens are broken or bent and the sliding glass door is not installed correctly. The door issue was brought up when we did the pre-drywall inspection and it was never addressed. The materials are not great quality. I could purchase better quality floor tiles at a large home improvement store. The door handles for the sliding glass doors are low quality. ... More
