Most subcontractors are on piecework contracts. We have found a few of these companies to be poorly managed and their workers lack training. Painter has many items to correct and was a no show for first appointment. Kitchen cabinet had to make two tries to correct a pull out shelf that kept coming off the track.

Things to stay on top include communicating with the person that schedules the closing. In our case, we scheduled the sale of our old home based upon the feedback from the project manager. Our new home was ready two weeks before we were and we had to negotiate an earlier closing date than expected. Since we were paying cash for our new home, we had to close on our old home first.

Happy with the house have had a few issues that are being responded to

Have some minor issues but have not called in yet. Generating a list to make worthwhile to fix all at once rather than piece-meal. Very pleased thus far and wonderful neighborhood whith attention to detail.

Some initial issues with unequaled wall, non-square outlet installation, and missed areas for paint or paint splatters on darker painted areas. Water not turned on for dishwasher. Hole in drainage pipe and concrete in line that caused back up. Exterior GFI needed to be replaced. All have been corrected.

Be careful with upgrades, especially built-in kitchens. You're upgrading for appearance and think you're getting top quality but you're really not given a choice of appliances. Kitchenaid now has a recall on their cooktops and only one option exists that will fit. For us it's not an acceptable option and although money is offered to compensate there isn't anything that fits short of reconstructing the countertop and space below. Not enough time or money to cover that. We love IslandWalk and overall love our new home but the standard appliance packages may be the way to go. We love our Divosta home. Our lot is great. The construction aspect was great and our Project Manager was excellent. However, some of the items used to finish the inside we are not happy with. The tile work is awesome. Basic cabinets OK. Basic granite awful. Granite pitted and not smooth and when we questioned granite manufacturer they informed us that the granite came that way. Had I known that, I would have upgraded. The design center showed us a sample and the quality is not the same. Not a big lover of flat paint. Only other issue is mirrors. Both my mirrors have issues with the silver backing. Mirrors in horrible shape. Not sure what they're going to do about that. Pulte builds a solid home but they skimp on the finishing touches. ... Lots of little things that need to be fixed

We would recommend more attention to fine details with respect to the finishing craftsmanship of the home. Items like grout finishes are sloppy and electrical boxes are out in crooked. Small details make all the difference to the consumer.

Only part of this process that I felt was unfair, was that every little thing is extra and feel very stressed out after leaving design center, although Jen was amazing to work with. But Divosta really should include more as standard instead of upcharging for every item.

From the first time we entered the sales office until the day of closing, we loved our experience. Our sales rep Christy was absolutely THE BEST. After that we met, and got to know our pm Ky. Again The best to work with as he was responsive to our questions. Lastly, Angelina, our warranty representative, was also not just reactive to our needs but was easy to deal with and seemed very good at her job of scheduling and coordinating our warranty issues. The downside of our experience was/ is the poor quality of the drywall and paint. It seems that the painters did zero prep and simply slapped paint unevenly on the walls. No wall sanding, no wood sanding and pitiful quality. After 50 years in construction, I thought I had seen it all but if Divosta hired properly qualified painters, warranty issues would be minimal. There are some larger issues but Angel seems to be addressing them in a positive manner and with a smile. Christy and Ky remain and still, after closing, respond to any items we wish to discuss, these three are the main reason for the high reviews while almost exclusively, the painting is the reason for the less than stellar review on the finish ... First time building and the process was fairly easy

Divosta built my house in about 6 months. Very exciting process from beginning to end. A little disappointed with the project manager that oversaw my construction. He was no longer there at the end and there were issues that it was too late to be resolved. Other issues were resolved immediately by the quality manager. My advice is to stay on top and ask as many questions as possible to your PM if you are not sure.

Overall positive. Sales staff excellent. Regina was great, she also assisted us with our first purchase. Once Walk thru was completed there was a lag dealing with the customer service group. Not as helpful with getting problems resolved.

The home looks lovely overall. Our disappointment is with the somewhat sloppy finishes, e.g. paint spatters on the floor, fixtures & outlet covers, inconsistent appearance of textured walls, excess grout in spots. These minor blemishes were only noticed after occupying the house for several weeks. We don't understand why painting is done last. We wish we knew water filters/softeners are advisable in southwest Florida as we found it necessary and a hassle to have it installed retrospectively due to the HOA requirements. Our salesperson, Jon, kept us informed throughout the process. Our site construction manager, Fabio, was very communicative, helpful, and attentive to our issues and questions. Just a decent new build house

Sales ok, didnt disclose that thir was NO mail service. some issues are good, some they read a stupid script to you and cant think for themselves. Some they want to fix vs let manufaturer do a warranty replacement like the refrigerator (came broken). If dealing with Service guy direct he is good but limited by his bosses They dont leave extra parts or flooring or tiles like other builders. also they forgot to paint closets the house color and will not give extra paint to make your own repairs in those areas.

So many things are left out that they claim to have told you, but when you check, you find out they never did, like a missing sliding door and a forgotten floor outlet that they don’t want to add later.

The home I purchased is overall a lovely home. However, I have experienced issues that have not been handled well so far. I called the builder warranty number to report a number of issues to no avail, and I had an emergency plumbing issue on a Saturday night which ended in me having to call and independent plumber to fix the issue. When I called the emergency number (5 times due to numerous issues) I was eventually told that Noone was going to help me. I then received a call this past Monday regarding the whole issue and I still have not heard back.

When viewing the models remember some of the finishes are not available thru the builder. They can be added after purchase. There are limited choices/finishes for cabinets. You are not building a custom home is what I kept being told. With all that being said, we are pleased with the outcome and look forward to getting settled in!
