HOA at Castle has no contact number except a call center. This makes for poor customer service. They need to communicate better with gates being open/closed and way to test before closing with homeowners, and other issues that will arise. When internet went down, it took 3 days to repair because we have nothing but a 800# for AT&T and they were unresponsive for over 24 hours.

Overall good experience, quality home. Having issues after close and move in having some warranty issues resolved. I know that response time from vendors is problematic, but frustrating nonetheless

The quality of the building appears to be excellent. My experiences with the process was average.

We love our new home snd community. The building experience was easy, and our construction supervisor was amazing and responsive. The materials available to chose from i the design center and some of the home styling elements are outdated! Wish options and materials were more on current trend. Landscaping throughout the community is also very poor compared to most gated communities in PBC- not sure why lawns and common areas look so bad!

PM was great to deal with during difficult times with subs and materials due to Covid. They only give you 30 days to find problems which is not enough time because of moving delays and issues. They do have a one year warranty on structural items.

Overall great house for the money , whole construction / sales team was good , quality is very good So far very happy

I think the inside paint could of being better quality,, every time there is a scuff mark on the wall and i try to clean it the paint rubs' off

New to the area. Bought when almost complete. Having trough getting someone out here to address a few issues. It all good till you close then then they disappear

I love my new home but the post purchase and home delivery processes have been less than stellar. I expected better. The closing was nothing special, the delivery was "here are your keys - good luck", and the post delivery follow up has been almost non-existent.

We love our new home but find the response to fixing post move in / post closing issues to be very slow and have some "no shows" when work is scheduled. Would love a phone call even if appointment cannot be met and has to be cancelled and rescheduled.

Be careful as they will tell you one thing and do another. While we love our home, we have lost trust with Pulte completely. Our appliances were on backorder and we were told they would arrive 5 days post-close (this was told to us in writing). Post-closing, we were then told the date was not accurate and there is no ETA. Pulte is now saying they will not provide any credit or allow us to go get appliances, we just have to sit and wait. Totally unacceptable as they have made this exception for others. Unfortunately, this type of discrimination and action will only be resolved via legal action.

Hello I’m currently satisfied with the overall construction of the home as well as my construction mgr. However I’m very dissatisfied with the sales and selling agent. I signed my contract on a Saturday and went back Sunday to move a sink from the garage to laundry room and I was denied! I think there should be some flexibility for the first few days, buyer satisfaction should be paramount! Also I was told the construction storage area for regency “bone yard” across the “lake” behind my house would be gone upon closing. It’s a disgusting eyesore there are at least 12 large containers… If I had known that I possibly would have picked a different lot! No one seems to know the time frame for it to be removed and cleaned up. Ty ... More

The paint job inside is pathetic. My father was a builder and I worked for him. He would be immensely disappointed. The slightest marring or touching, the leaves a mark. They need better painters and more concerned with detail. We paid additional monies for a handicap roll in shower, this is FLOODING. We've advised them of such. It must be re done asap. Of course, due to this C o v i d all entry to home has ceased. The concrete garage entry has cement cracking on lip. The impact windows are scratched. The baseboards by shower were left non painted. Should have used tile or painted baseboard. There's a HUGE piece of missing drywall where kitchen cupboards were installed. Lack of communication in some areas. Small things that could have been seen and addressed beforehand were not, that has cost me so many inconveniences as I am now living in the home. Follow ups are subpar.

Although we had to wait three months longer to get our home, we had to go through so many challenges because of the lack of appliances which were ordered and paid for three months in advance, yet … Once we got in the house, there were a couple of concerts. Our customer service representative has been very helpful; trying to get items fixed. With the box loads of dishes to wash before placing them in the cabinets, the dishwasher overflowed; the plumber finally got there three days later and unblocked something then only took 5-20 minutes. The other major issue was noting all the little ants. gnats and flies in the house; we finally noted opening s at the bottom of the glass sliding doors was not closed off. As we continue to have dinner, we were constantly fanning, gnats and flies. We finally notice big openings at the top of the glass sliding doors. Our customer service rep came back to try and help us with that. He brought in the little bristle things andGive me and a cork gun. We will follow up on that; I’m not comfortable if a cork gun can fix that; especially with hurricane strength, sliding doors through the hurricane seasons. ... More

The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

Maybe I set my expectations a bit high. Divosta had a good name which is why I chose to buy into this community. There were many deficits during our walk through which the foreman promised to correct prior to closing. The closing itself was postponed multiple times due to supply chain issues and from an initial closing date in October of 2021, we finally closed in March 2022. We have still not moved in since there have been multiple issues that need attention. From electric, plumbing, tile, painting, stucco, cabinetry and issues with appliances. I can only say that if we had held off on closing, Divosta or PULTE would have been more motivated in finishing these pending jobs with more interest and expediency. ... More

The overall building process was very slow even understanding there were material delays. Our home went for extended periods of time where nothing was being done simply due to improper scheduling of trades. Upon inspection of our home we found shorty craftsmanship and carelessness from the subcontractors. Plumbing piping to the main drain was broken underground causing overflow downstairs 4 days after moving in, bowed doors were installed causing the closet to not open properly, towel racks fell off the walls from crappy mounting, faulty breakers had to be replaced to make the microwave work, and even the shelving in the hall closet wasn’t completed - just a mess and pieces left in the closet. This sort of carelessness would not be tolerated by smaller contractors but I guess DiVosta doesn’t care about quality from subs when churning out dozens of homes at once. And unfortunately thanks to all the delays we had no choice but to continue with closing. We were already delayed by two months and couldn’t continue renting in the area we were in. ... More

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. Good, solid hurricane proof house. There are very few standard options. You have to add a lot of upgraded options which are grossly overpriced. There is a mix of houses and townhomes in the community which has now changed to more townhomes than houses and less estate homes being built. Many homeowners are not happy about the builder changing the community plans. Ask the sales associates a lot of questions. They were very nice and helpful but didn't .disclose some important details about our lot. Overall, it's a very nice community

The tiles are uneven. None of the outlets in the bathrooms work. Concrete drips are all over the floor. Beautiful home. Great neighborhood. Terrible consultant, Brent in particular is a used car salesman. The new manager of his is a very nice lady. She’s helpful. Look out for hidden fees.
